    LEED neighborhood development assessment: the north anchor

    Downtown Bellingham is in need of revitalization. For the past 20 years retail stores along Cornwall Avenue have struggled to compete with the Bellis Fair Mall just 2 miles away. In order for Bellingham\u27s historic downtown to reclaim its position as the retail core of the city, major changes need to occur. Over the past year the City of Bellingham has teamed up with Western Washington University in order to discuss the possibility of bringing vitality to Bellingham\u27s struggling downtown. The following report discusses the potential LEED-ND certification of the proposed North Anchor Development and the immediate area along Cornwall Ave. LEED-ND itself is a neighborhood development rating system that incorporates the important traits of smart growth, urbanism and \u27green\u27 building into its certification. By using this system of rating we can concentrate on strengthening Bellingham\u27s retail core in a way that reflects the community\u27s sustainable orientation as well as one that meets the needs of a growing community. The LEED-ND framework was incorporated at every level of the project\u27s development process, resulting in a conscious development plan. The location of our project is in an infill site along Cornwall Avenue, removing the trend of urban sprawl. The North end of this site is Flora and York Street, and the South end is Magnolia Street. Within this site the proposed action will be to build a new Anchor retail store and parking structure surrounded by multiple new buildings and renovating previously existing building to more efficiently use space. All new buildings and renovations will strive to become LEED certified, providing the community with less ecological burden. The North Anchor project site is also located very close to the downtown Whatcom Transit Authority hub, allowing people from all over the community to easily access the site. The North Anchor will be designed at a very human level, allowing pedestrians and cyclists\u27 easy access and travel in and around the project area. There is also a proposed bike share program, as well as a trolley. Combined these improvements to Bellingham\u27s downtown will reduce vehicle traffic as well as reduce the communities carbon emissions. With these and many other progressive ideas the North Anchor retail development will satisfy the requirement for LEED-ND Certification, and with a few other alternative actions the neighborhood has the opportunity to become Platinum LEED-certified

    The 2012-13 Australian Capital Territory fire season saw no loss of life, no major property loss and minimal environmental damage. It was therefore successful according to the main aims of bushfire management. This outcome hinged on a few critical moments when, due to a combination of strategy and good fortune, things went right. This case study demonstrates how influential chance can be in determining the outcome of bushfires and this in turn begs the question: should agencies be held responsible for factors that are beyond human control? It is proposed that holding agencies responsible for outcomes that are not entirely within their control, acts to reduce community resilience because it implicitly removes the onus on individuals to take personal responsibility; a vital component for good outcomes

    Hitchcock is a small town located in Galveston County (Figure 1.1), nestled up on the Texas Gulf Coast. It lies about 40 miles south-east of Houston. The boundaries of the city encloses an area of land of 60.46 sq. miles, an area of water of 31.64 sq. miles at an elevation just 16 feet above sea level. Hitchcock has more undeveloped land (~90% of total area) than the county combined. Its strategic location gives it a driving force of opportunities in the Houston-Galveston Region.The guiding principles for this planning process were Hitchcock’s vision statement and its corresponding goals, which were crafted by the task force.     The last decade has seen a sharp increase in the number of scientific publications describing physiological and pathological functions of extracellular vesicles (EVs), a collective term covering various subtypes of cell-released, membranous structures, called exosomes, microvesicles, microparticles, ectosomes, oncosomes, apoptotic bodies, and many other names. However, specific issues arise when working with these entities, whose size and amount often make them difficult to obtain as relatively pure preparations, and to characterize properly. The International Society for Extracellular Vesicles (ISEV) proposed Minimal Information for Studies of Extracellular Vesicles (“MISEV”) guidelines for the field in 2014. We now update these “MISEV2014” guidelines based on evolution of the collective knowledge in the last four years. An important point to consider is that ascribing a specific function to EVs in general, or to subtypes of EVs, requires reporting of specific information beyond mere description of function in a crude, potentially contaminated, and heterogeneous preparation. For example, claims that exosomes are endowed with exquisite and specific activities remain difficult to support experimentally, given our still limited knowledge of their specific molecular machineries of biogenesis and release, as compared with other biophysically similar EVs. The MISEV2018 guidelines include tables and outlines of suggested protocols and steps to follow to document specific EV-associated functional activities.
