    The Vacancy Rate and Rent Levels in the Commercial Office Market

    This paper develops and estimates a cross-sectional model of the commercial office market in which the building vacancy rate is a key factor in the determination of rents. Individual buildings in Greensboro, North Carolina are used as the unit of analysis and simultaneous equation procedures are employed to produce estimates of rent per square foot. The estimates confirm that the vacancy rate must be included when estimating the price of commercial office space.

    The Earnings of REALTORS: Some Empirical Evidence

    This paper explores the factors that influence the earnings of REALTORS. It presents estimates of a human capital earnings model estimated on the basis of a nationwide survey of REALTORS collected by the National Association of REALTORS in 1984. Estimates of this model are compared to previous studies that have been based on surveys of REALTORS in individual states.

    Atypicalities and Apartment Rent Concessions

    This paper examines the use and value of rental concession using a 1988 sample of apartment rents in the Greensboro/High Point/Winston-Salem (North Carolina) MSA. The first section develops an approach to the problem and the second section estimates a logit model to predict the use of concessions as a pricing strategy based on characteristics of the apartment. The third section employs a hedonic pricing model to measure the average value of rental concessions in the Greensboro market. The final section summarizes relevant findings.

The definitive version was published in Oceanography 21, 4 (2008): 34-45.The exchange of CO2 and other gases across the ocean-air interface is an extremely important component in global climate dynamics, photosynthesis and respiration, and the absorption of anthropogenically produced CO2. The many different mechanisms and properties that control the air-sea flux of CO2 can have large spatial and temporal variability, particularly in the coastal environment. The need for making short-time-scale and small-spatial-scale estimates of gas transfer velocity, along with the physical and chemical parameters that affect it, provided a framework for the field experiments of the Coastal Ocean Processes Program (CoOP) Coastal Air-Sea Chemical Exchange (CASCEX) program. As such, the CASCEX project provided an opportunity to develop some of the first in situ techniques to estimate gas fluxes using micrometeorological and thermal imagery techniques. The results reported from the CASCEX experiments represent the first step toward reconciling the indirect but widely accepted estimates of gas exchange with these more direct, higher-resolution estimates over the coastal ocean. These results and the advances in sensor technology initiated during the CASCEX project have opened up even larger regions of the global ocean to investigation of gas exchange and its role in climate change.Funding for this work was provided by the National Science Foundation (NSF) CoOP program under grants OCE-9410534 and OCE-9711285

    A Note on Agency Size and Brokerage Commission Splits

    This paper develops a model to explain the commission split among cooperating real estate brokers operating within a multiple listing service where individual agencies are free to negotiate. The paper provides theoretical and empirical evidence that suggests that the amount of the total commission paid to a cooperating broker is a negative function of the size of the agency that lists the property for sale.

    Elevated glutamatergic compounds in pregenual anterior cingulate in pediatric autism spectrum disorder demonstrated by 1H MRS and 1H MRSI.

    Recent research in autism spectrum disorder (ASD) has aroused interest in anterior cingulate cortex and in the neurometabolite glutamate. We report two studies of pregenual anterior cingulate cortex (pACC) in pediatric ASD. First, we acquired in vivo single-voxel proton magnetic resonance spectroscopy ((1)H MRS) in 8 children with ASD and 10 typically developing controls who were well matched for age, but with fewer males and higher IQ. In the ASD group in midline pACC, we found mean 17.7% elevation of glutamate + glutamine (Glx) (p<0.05) and 21.2% (p<0.001) decrement in creatine + phosphocreatine (Cr). We then performed a larger (26 subjects with ASD, 16 controls) follow-up study in samples now matched for age, gender, and IQ using proton magnetic resonance spectroscopic imaging ((1)H MRSI). Higher spatial resolution enabled bilateral pACC acquisition. Significant effects were restricted to right pACC where Glx (9.5%, p<0.05), Cr (6.7%, p<0.05), and N-acetyl-aspartate + N-acetyl-aspartyl-glutamate (10.2%, p<0.01) in the ASD sample were elevated above control. These two independent studies suggest hyperglutamatergia and other neurometabolic abnormalities in pACC in ASD, with possible right-lateralization. The hyperglutamatergic state may reflect an imbalance of excitation over inhibition in the brain as proposed in recent neurodevelopmental models of ASD

    The effectiveness and cost-effectiveness of parent training/education programmes for the treatment of conduct disorder, including oppositional defiant disorder, in children

    Objectives: To assess the clinical and cost-effectiveness of parent training programmes for the treatment of children with conduct disorder ( CD) up to the age of 18 years. Data sources: Electronic databases. Review methods: For the effectiveness review, relevant studies were identified and evaluated. A quantitative synthesis of behavioural outcomes across trials was also undertaken using two approaches: vote counting and meta-analysis. The economic analysis consisted of reviewing previous economic/cost evaluations of parent training/education programmes and the economic information within sponsor's submissions; carrying out a detailed exploration of costs of parent training/education programmes; and a de novo modelling assessment of the cost-effectiveness of parent training/education programmes. The potential budget impact to the health service of implementing such programmes was also considered. Results: Many of the 37 randomised controlled trials that met the review inclusion and exclusion criteria were assessed as being of poor methodological quality. Studies were clinically heterogeneous in terms of the population, type of parent training/education programme and content, setting, delivery, length and child behaviour outcomes used. Both vote counting and meta-analysis revealed a consistent trend across all studies towards short-term effectiveness ( up to 4 months) of parent training/education programmes ( compared with control) as measured by a change in child behaviour. Pooled estimates showed a statistically significant improvement on the Eyberg Child Behaviour Inventory frequency and intensity scales, the Dyadic Parent - Child Interaction Coding System and the Child Behaviour Checklist. No studies reported a statistically significant result favouring control over parent training/education programmes. There were few statistically significant differences between different parent training/education programmes, although there was a trend towards more intensive interventions ( e. g. longer contact hours, additional child involvement) being more effective. The cost of treating CD is high, with costs incurred by many agencies. A recent study suggested that by age 28, costs for individuals with CD were around 10 times higher than for those with no problems, with a mean cost of 70,019 pound. Criminality incurs the greatest cost, followed by educational provision, foster and residential care and state benefits. Only a small proportion of these costs fall on health services. Using a 'bottom-up' costing approach, the costs per family of providing parent training/education programmes range from 629 pound to 3839 pound depending on the type and style of delivery. Using the conservative assumption that there are no cost savings from treatment, a total lifetime quality of life gain of 0.1 would give a cost per quality-adjusted life-year of between 38,393 pound and 6288 pound depending on the type of programme delivery and setting. Conclusions: Parent training/education programmes appear to be an effective and potentially cost-effective therapy for children with CD. However, the relative effectiveness and cost-effectiveness of different models ( such as therapy intensity and setting) require further investigation. Further research is required on the impact of parent training/education programmes on the quality of life of children with CD and their parents/carers, as well as on longer term child outcomes

    Air-sea gas transfer : its dependence on wind stress, small-scale roughness, and surface films

Coincident observations of wind stress, heat transfer velocity, surface wave slope, and surface film enrichments were made in coastal and offshore waters south of Cape Cod, New England, in July 1997 as part of the NSF-CoOP Coastal Air-Sea Chemical Fluxes study. Gas transfer velocities have been extrapolated from aqueous heat transfer velocities derived from infrared imagery and direct covariance and bulk heat flux estimates. Gas transfer velocity is found to follow a quadratic relationship with wind speed, which accounts for ~75–77% of the variance but which overpredicts transfer velocity in the presence of surface films. The dependence on wind stress as represented by the friction velocity is also nonlinear, reflecting a wave field-dependent transition between limiting transport regimes. In contrast, the dependence on mean square slope computed for the wave number range of 40–800 rad m−1 is found to be linear and in agreement with results from previous laboratory wind wave studies. The slope spectrum of the small-scale waves and the gas transfer velocity are attenuated in the presence of surface films. Observations over large-scale gradients of biological productivity and dissolved organic matter show that the reduction in slope and transfer velocity are more clearly correlated with surface film enrichments than with bulk organic matter concentrations. The mean square slope parameterization explains ~89–95% of the observed variance in the data and does not overpredict transfer velocities where films are present. While the specific relationships between gas transfer velocity and wind speed or mean square slope vary slightly with the choice of Schmidt number exponent used to scale the heat transfer velocities to gas transfer velocities, the correlation of heat or gas transfer velocity with mean square slope is consistently better than with wind speed.Funding for this work was provided by the NSF Coastal Ocean Processes (CoOP) program (OCE-9410534, OCE- 9711285 (WHOI) and OCE-9409222, OCE-9711391(URI)).     Role of iron, light, and silicate in controlling algal biomass in subantarctic waters SE of New Zealand

    Phytoplankton processes in subantarctic (SA) waters southeast of New Zealand were studied during austral autumn and spring 1997. Chlorophyll a (0.2–0.3 μg L−1) and primary production (350–650 mg C m−2 d−1) were dominated by cells 1 nmol kg−1, there was little evidence of Fe-stressed algal populations, and Fυ/Fm approached 0.60 at the STC. In addition to these trends, waters of SA origin were occasionally observed within the STC and north of the STC, and thus survey data were interpreted with caution. In vitro Fe enrichment incubations in SA waters resulted in a switch from flavodoxin expression to that of ferredoxin, indicating the alleviation of Fe stress. In another 6-day experiment, iron-mediated increases in chlorophyll a (in particular, increases in large diatoms) were of similar magnitude to those observed in a concurrent Si/Fe enrichment; ambient silicate levels were 4 μM. A concurrent in vitro Fe enrichment, at irradiance levels comparable to the calculated mean levels experienced by cells in situ, resulted in relatively small increases (approximately twofold) in chlorophyll a. Thus, in spring, irradiance and Fe may both control diatom growth. In contrast, during summer, as mean irradiance increases and silicate levels decrease, Fe limitation, Fe/Si colimitation, or silicate limitation may determine diatom growth

Concurrently, the National Oceanic and Atmospheric Administration/Coupled-Ocean Atmospheric Response Experiment air-sea gas transfer parameterization was developed to predict gas transfer velocities from measurements of the bulk state of the sea surface and atmosphere. The model output is combined with measurements of the mean air and sea surface carbon dioxide fugacities to provide estimates of the air-sea CO2 flux, and the model is then tuned to the GasEx-1998 data set. Because of differences in the local environment and possibly because of weaknesses in the model, some discrepancies are observed between the predicted fluxes from the GasEx-1998 and GasEx-2001 cases. To provide an estimate of the contribution to the air-sea flux of gas due to wave-breaking processes, the whitecap and bubble parameterizations are removed from the model output. These results show that moderate (approximately 15 m s−1) wind speed breaking wave gas transfer processes account for a fourfold increase in the flux over the modeled interfacial processes.This work was supported by the NOAA Office of Global Programs, under the leadership of Dr. Lisa Dilling.
