    Short-term rentals in Canada: Uneven growth, uneven impacts

    In the last several years, Airbnb and other short-term rental services have grown precipitously across Canada, but very little is known about the scale and character of this activity or its impact on housing. Relying on spatial analysis of big data, this study presents the first comprehensive analysis of Airbnb in Canada, with an emphasis on the interaction between the short-term rental market and long-term housing. Airbnb activity is highly concentrated geographically—nearly half of all active listings are located in the Toronto, Montréal and Vancouver metropolitan areas—and highly concentrated among hosts, the top 10% of whom earn a majority of all revenue. Contrary to the rhetoric of “home sharing”, almost 50% of all Airbnb revenue last year was generated by commercial operators who manage multiple listings. Moreover, between 17,000 to 43,000 entire homes were rented frequently enough last year that they are unlikely to house a permanent resident. This housing pressure disproportionately affects West Coast cities: between 10% and 70% of Vancouver, Victoria, Kelowna, and Abbotsford-Mission residents live in neighbourhoods whose rental vacancy rate is exceeded by the proportion of housing units that are frequently rented on Airbnb. While current Airbnb activity is concentrated in major cities, active listings, total revenue, hosts with multiple listings, and frequently rented entire-home listings are all growing at substantially higher rates in small towns and rural areas.Au cours des dernières années, Airbnb et d’autres services de location à court terme ont connu une croissance fulgurante à travers le Canada, mais on en sait très peu sur l’ampleur et le caractère de cette activité ou de son impact sur le logement. S’appuyant sur l’analyse spatiale du big data, cette étude présente la première analyse complète d’Airbnb au Canada, en mettant l’accent sur l’interaction entre les marchés locatif à court terme et logement à long terme. L’activité Airbnb est très concentrée géographiquement - près de la moitié de toutes les inscriptions actives sont situées dans les régions métropolitaines de Toronto, Montréal et Vancouver - et fortement concentrées parmi les hôtes, dont 10% des plus riches gagnent la majorité de tous les revenus. Contrairement à la rhétorique du « partage à domicile », près de 50% de tous les revenus d’Airbnb l’année dernière ont été générés par des opérateurs commerciaux qui gèrent plusieurs inscriptions location à court terme. De plus, 31 000 logements en entiers ont été loués de façon si fréquemment l’an dernier que l’on doute qu’ils sont habité par un résident permanent. Cette pression immobilière affecte de façon disproportionnée les villes de la Colombie-Britannique. Alors que l’activité Airbnb actuelle est concentrée dans les grandes villes, les listes actives, le total les revenus, les hôtes avec plusieurs inscriptions et les annonces de maisons entières souvent louées augmentent tous à des taux sensiblement plus élevés dans les petites villes et les zones rurales

    Fragestellung Die Schädigung des Kollagennetzwerks ist ein frühes Ereignis der Arthrose (OA). Wir untersuchten ein Kollagen Typ II -Neoepitop (CTX) in der Synovialflüssigkeit (SF) nach kompletter medialer Meniskektomie (ME). Methoden 32 NZW-Kaninchen hatten eine ME des rechten Kniegelenks. Kontrolle: 11 shamoperierte, 8 unoperierte Kaninchen. Die ME-Kaninchen wurden nach 2 (n = 8), 4 (n = 8) , 8 (n = 8) und 12 (n = 8) Wochen getötet, SF-lavagen beider Kniegelenke durchgeführt. Der ELISA misst ein Kollagen Typ II - Neoepitop, das nach Spaltung der C-telopeptide cross-linking Domaine entsteht. Makroskopisch: Grading beider Kniegelenke mit einem 9 Felder-Schema: Einzelflächen und Gesamtsummen von Tibia, Femur (jeweils medial und lateral) und Patella Histologisch: Grading mit H&E und Safranin O Schnitten (u.a. Proteoglykangehalt, Matrixstruktur, Zellularität, Tidemark und Osteophyten) Statistik: Wilcoxon - und Mann - Whitney U Test. Ergebnisse Makroskopisch: signifikante Veränderungen von medialer Tibia und Femur ab 2 Wochen nach ME, im Vergleich mit Gegenseite und mit nichtoperierten Kaninchen. Histologisch: beginnende OA zu allen Zeitpunkten. ME Knie: CTX Werte in der SF deutlich erhöht, zum kontralateralen Knie für 2, 4, 8 und 12 Wochen signifikant. Nichtoperierte Tiere: keine Unterschiede linkes vs. rechtes Knie, im Vergleich zur ME zu allen Zeitpunkten signifikant niedriger. Schlussfolgerungen Knorpelmarker sind Parameter der OA. Die Metalloproteinasen 1, 8 und 13 erzeugen ein Kollagen Typ II - Neoepitop, das zum Monitoring der arthrotischen Veränderungen geeignet erscheint

    A Tale of Two Sandys

    Responses to Hurricane Sandy consistently cluster into two types according to how the issues have been defined and understood. On one hand, the crisis was seen as an extreme weather event that created physical and economic damage, and temporarily moved New York City away from its status quo. On the other hand, Hurricane Sandy exacerbated crises which existed before the storm, including poverty, lack of affordable housing, precarious or low employment, and unequal access to resources generally. A Tale of Two Sandys describes these two understandings of disaster and discuss their implications for response, recovery, and justice in New York City. The white paper is based on 74 interviews with policymakers, environmental groups, volunteer first responders, and residents affected by the storm; ethnographic observation; analysis of public reports from government, community-based organizations, and other groups; qualitative analysis of canvassing forms and data; and a review of the academic literature on disaster response. As a framing document, A Tale of Two Sandys selects certain case studies for their exemplary nature, including how different groups identified vulnerable populations, timelines for aid and recovery, a case study of housing and rebuilding, and finally, urban climate change politics. The primary purpose of A Take of Two Sandys is to propose a sophisticated, accurate, and useful way of understanding the inequalities entwined with Sandy’s aftermath and to enable ways to address them

    This report is a summary of the work conducted in Task 1 of the technical assistance to assess the potential of renewable fuels of non-biological origin (RFNBOs) and recycled carbon fuels (RCFs) to establish a methodology to determine the share of renewable energy from RFNBOs as well as to develop a framework on additionality in the transport sector. The goal of Task 1 within the entire project was the assessment of the deployment potential of RFNBOs and RCFs over the period from 2020 to 2050 in the EU transport sector. All relevant transport sub-sectors and modalities are considered: road transport, maritime and inland shipping, aviation, and railway. Furthermore, the competition for RFNBOs and RCFs between the transport sectors and other sectors and applications of RFNBOs is considered. A central result is the potential gross final consumption of RFNBOs and RCFs that would count towards the RES target in the transport sector. In addition, the needed resources and the arising costs for this deployment as well as the impacts on greenhouse gas emissions and local environments are analyzed. Finally, barriers to the deployment and options to overcome these are outlined

    Mechanistic interrogation of combination Bevacizumab/dual PI3K/mTOR inhibitor response in Glioblastoma implementing novel MR and PET imaging biomarkers.

    Purpose: Resistance to bevacizumab (BEV) in glioblastoma (GBM) is believed to occur via activation of molecular networks including the mTOR/PI3K pathway. Implementing an MRI/PET molecular imaging biomarker approach, we sought to interrogate response to combining BEV with the mTOR/PI3K inhibitor BEZ235. Methods: Tumors were established by orthotopically implanting U87MG-luc2 in mice. Animals were treated with BEZ235 and/or BEV, and imaged using diffusion weighted-MRI, T2 weighted (T2w), and T2* weighted (T2*w) before and following delivery of superparamagnetic iron oxide (SPIO) contrast. Maps for changes in relaxation rates: ΔR2, ΔR2* and apparent diffusion coefficient (ADC) were calculated. Vessel Size Index (VSI) and micro vessel density index (MDI) were derived. 3´-deoxy-3´-[18F]fluorothymidine ([18F]FLT)- and O-(2-[18F]fluoroethyl)-L-tyrosine ([18F]FET) PET was further performed and tumor endothelium/proliferation markers assessed by immunohistochemistry. Results: Treatment with BEV resulted in a pronounced decrease in tumor volume (T2w MRI). No additive effect on tumour volume was observed in BEV/BEZ235 combination compared with BEV monotherapy. Ki67 proliferation index staining and [18F]FLT uptake studies were used to support observations. Using ΔR2* and ΔR2 values respectively, BEZ235 + BEV combination significantly reduced tumor microvessel volume in comparison to BEV alone. Decreased MDI was further observed in the combination group; supported by von Willebrand Factor (vWF) immunohistochemistry. We observed decreased [18F]FET uptake following BEV, but failed to observe further reduced [18F]FET uptake in the combination cohort. vWF IHC analysis showed mean tumor vessel size increased in all cohorts. Conclusions: Assessing MR imaging biomarker parameters together with [18F]FET and [18F]FLT PET, informed drug combination mechanism of action and provided clues as to potential clinical response. Translation of a BEZ35/BEV combination regimen could support reduction of peritumoral edemaobviating the requirement for steroids. Implementing hypothesis driven molecular imaging studies facilitates the interrogation of drug response in the pre-clinic. These data may more accurately predict the clinical potential of novel therapeutic approaches in oncology

    PT-symmetric models in curved manifolds

    We consider the Laplace-Beltrami operator in tubular neighbourhoods of curves on two-dimensional Riemannian manifolds, subject to non-Hermitian parity and time preserving boundary conditions. We are interested in the interplay between the geometry and spectrum. After introducing a suitable Hilbert space framework in the general situation, which enables us to realize the Laplace-Beltrami operator as an m-sectorial operator, we focus on solvable models defined on manifolds of constant curvature. In some situations, notably for non-Hermitian Robin-type boundary conditions, we are able to prove either the reality of the spectrum or the existence of complex conjugate pairs of eigenvalues, and establish similarity of the non-Hermitian m-sectorial operators to normal or self-adjoint operators. Active arbitration of the robot's attention based-on multi-modal stim- uli is utilised to attain persons which are outside of the robots field of view. We investigate the impact of this attention management and an addressee recognition on the robot's capability to distinguish utterances directed at it from communication between humans. Based on the results of a user study, we show that mutual gaze at the end of an utterance, as a means of yielding a turn, is a substantial cue for addressee recognition. Verification of a speaker through the detection of lip movements can be used to further increase precision. Further- more, we show that even a rather simplistic fusion of gaze and lip movement cues allows a considerable enhancement in addressee estimation, and can be altered to adapt to the requirements of a particular scenario

    Rabbit Knee Joint Biomechanics: Motion Analysis and Modeling of Forces during Hopping

    Although the rabbit hindlimb has been commonly used as an experimental animal model for studies of osteoarthritis, bone growth and fracture healing, the in vivo biomechanics of the rabbit knee joint have not been quantified. The purpose of this study was to investigate the kinematic and kinetic patterns during hopping of the adult rabbit, and to develop a model to estimate the joint contact force distribution between the tibial plateaus. Force platform data and three-dimensional motion analysis using infrared markers mounted on intracortical bone pins were combined to calculate the knee and ankle joint intersegmental forces and moments. A statically determinate model was developed to predict muscle, ligament and tibiofemoral joint contact forces during the stance phase of hopping. Variations in hindlimb kinematics permitted the identification of two landing patterns, that could be distinguished by variations in the magnitude of the external knee abduction moment. During hopping, the prevalence of an external abduction moment led to the prediction of higher joint contact forces passing through the lateral compartment as compared to the medial compartment of the knee joint. These results represent critical data on the in vivo biomechanics of the rabbit knee joint, which allow for comparisons to both other experimental animal models and the human knee, and may provide further insight into the relationships between mechanical loading, osteoarthritis, bone growth, and fracture healing

    NUTMEG: A randomized phase II study of nivolumab and temozolomide versus temozolomide alone in newly diagnosed older patients with glioblastoma.

    BACKGROUND: There is an immunologic rationale to evaluate immunotherapy in the older glioblastoma population, who have been underrepresented in prior trials. The NUTMEG study evaluated the combination of nivolumab and temozolomide in patients with glioblastoma aged 65 years and older. METHODS: NUTMEG was a multicenter 2:1 randomized phase II trial for patients with newly diagnosed glioblastoma aged 65 years and older. The experimental arm consisted of hypofractionated chemoradiation with temozolomide, then adjuvant nivolumab and temozolomide. The standard arm consisted of hypofractionated chemoradiation with temozolomide, then adjuvant temozolomide. The primary objective was to improve overall survival (OS) in the experimental arm. RESULTS: A total of 103 participants were randomized, with 69 in the experimental arm and 34 in the standard arm. The median (range) age was 73 (65-88) years. After 37 months of follow-up, the median OS was 11.6 months (95% CI, 9.7-13.4) in the experimental arm and 11.8 months (95% CI, 8.3-14.8) in the standard arm. For the experimental arm relative to the standard arm, the OS hazard ratio was 0.85 (95% CI, 0.54-1.33). In the experimental arm, there were three grade 3 immune-related adverse events which resolved, with no unexpected serious adverse events. CONCLUSIONS: Due to insufficient evidence of benefit with nivolumab, the decision was made not to transition to a phase III trial. No new safety signals were identified with nivolumab. This complements the existing series of immunotherapy trials. Research is needed to identify biomarkers and new strategies including combinations
