    What is stopping sustainable building in England? Barriers experienced by stakeholders in delivering sustainable developments

    In England there is both top-down and bottom-up pressure to deliver a sustainable built environment. However, most new projects display few sustainability features. This paper presents 12 barriers to achieving sustainability in development schemes, drawn from qualitative research on five recently completed projects in England. The barriers that were identified by the stakeholders in the schemes include a lack of consideration of sustainability measures, real and perceived costs and inadequate expertise and powers. The paper concludes by suggesting some ways in which these barriers might be overcome. Copyright © 2006 John Wiley & Sons, Ltd and ERP Environment.

    A framework of sustainable behaviours tha can be enabled through the design of neighbourhood-scale developments

    The purpose of this paper is to present, and explain, the development of a framework of sustainable behaviours that can, potentially, be enabled through the design of neighbourhood-scale developments. To be sustainable, such developments need to be technically sustainable (i.e. in terms of materials, construction methods and so on) and to support behavioural sustainability by their residents. This paper focuses on the latter. Drawn from a literature review, the paper presents eight sustainable behaviours that are argued to be enabled by specific design features of neighbourhood developments. These are the following: use less energy in the home; use less water in the home; recycle waste; maintain and encourage biodiversity and ecologically important habitats; make fewer and shorter journeys by fuel inefficient modes of transport; make essential journeys by fuel efficient modes of transport; take part in local community groups, local decision making and local formal and informal social activities and use local services, amenities and businesses. Both theory and empirical evidence underpinning the claimed relationships between the design features and the eight behaviours are presented. The framework, and accompanying explanations, are offered as tools for further research, and as references for practitioners such as urban designers, architects and planners seeking some clarity on designing for behavioural sustainability at the neighbourhood scale.     The sensory experiencing of urban design: the role of walking and perceptual memory

    Experience is conceptualised in both academic and policy circles as a more-or-less direct effect of the design of the built environment. Drawing on findings from a research project that investigated people’s everyday experiences of designed urban environments in two UK towns, this paper suggests at least two reasons why sensory encounters between individuals and built environments cannot in fact be understood entirely as a consequence of the design features of those environments. Drawing from empirical analysis based on surveys, ethnographic ‘walk-alongs’ and photo-elicitation interviews, we argue that distinct senses of place do depend on the sensory experiencing of built environments. However, that experiencing is significantly mediated in two ways. First, it is mediated by bodily mobility: in particular, the walking practices specific to a particular built environment. Secondly, sensory experiences are intimately intertwined with perceptual memories that mediate the present moment of experience in various ways: by multiplying, judging and dulling the sensory encounter. In conclusion, it is argued that work on sensory urban experiencing needs to address more fully the diversity and paradoxes produced by different forms of mobility through, and perceptual memories of, built environments

    Neighbourhood density and social sustainability in cities of developing countries

    Within the concept of sustainable development, there is very little known about social impacts and levels of acceptability of compact urban form in the context of cities of developing countries. Social sustainability of these cities in developing countries might have a huge impact on the overall global sustainability, considering their large population size and high economic growth. This paper provides new empirical evidence from 11 case study neighbourhoods of different densities and built forms within the Mumbai Metropolitan Region to evaluate the relationship between social sustainability and urban densities. In doing so, impacts of both physical and perceived density on selected aspects of social sustainability in the context of Mumbai were examined. The findings suggest that, on social aspects of sustainability, higher household density and population density have no negative impacts. However, importantly, most of the negative associations of density were related to the perceptions of density, and therefore the built form, layout, design and amount of mix of uses as well as socio-demographic variables such as family income and location were found to have an important role in achieving social sustainability.     Compositional and urban form effects on residential property value patterns in Greater London

    The objective of this research is to determine the role of urban street layout design in the process of shaping property values. The effect of spatial accessibility on rent is a classic finding of spatial economics. Using space syntax fine-grained spatial design analysis, which indexes the spatial centrality and accessibility, the patterns of property prices are analysed for a large contiguous sample of over 60 000 residential dwellings in a North London borough, using the council tax band as a proxy variable for the property price. Few studies have examined the effect of spatial contiguity on the housing sub-market classification. The findings demonstrate that the council tax band proxy is a good indicator of residential property sale prices. In addition, a hedonic model framework shows that spatial centrality and accessibility, as indexed by the space syntax spatial design analysis, accounts for the variations in residential property values for single and multiple dwellings when controlling for the property size, relative density and building age. Multivariate analysis is used to establish the weighting of the different variables. The single most important spatial factor is the property size, followed by the ambient density, the local and global spatial accessibility and the building age. Non-residential land use location, the proximity to main arterial roads and the associated traffic and air pollution are shown to inhibit the residential property location
