POTENTIAL GAINS FROM COOPERATION FOR VESSELS AND COUNTRIES
In this paper, we consider a model in which fishing boats or firms share the stock of fish in a fishing ground. The catches made by each firm reduce the stock available for the rest of the firms, which directly affects their profits. We aim to quantify in a static framework the gain in welfare obtained by the firms if they decide to cooperate in order to attain an individually rational efficient outcome. One of the main results is that, both the incentives for the firms to cooperate and the minimum level of catches which permits any gain in welfare decrease as real wage increases. On the other hand, the greater the asymmetry among boats of firms, the more difficult it will be to reach any cooperative agreement.Resource /Energy Economics and Policy,

Tipo de interés, precios y transacciones de vivienda en España
The aim of this paper is to find a sound relationship among the rate of interest and prices and transactions in the Spanish housing market. We start from the hypothesis, as established in the literature on the subject we go through, that a negative relationship exists among the rate of interest variable and the other two that we consider. Using quarterly data, starting in 1995 to nowadays, of prices of houses (euros by square meter) and the mortgage rate at the end of each quarter, we obtain a negative causal relationship between both variables. To follow the temporal behaviour of these relationship we took one to four quarterly retards, finding out that the longer the retard, the higher the correlation. We justified the use of univariant models because the cointegration problems when different macroeconomic variables are taken to find an explanation for the behaviour of the prices of houses. The relationship between rate of interest and outstanding housing transactions it is restricted by a data set shorter than the prices data, finding out a positive and meaningless correlation for the whole set and a negative one and full of sense for a selected period. The literature on this topic shows up that the rate of interest has not the same impact on the prices of housing at the general level than in local markets with differentiated adjustments of housing supply and demand. For that reason, we present the cases of some Spanish provinces, adding new insights to the research. From an extensive review of the relationship between rate of interest, or wider concepts of monetary policy, and housing, emerge variables as credit conditions and the mechanism of transmission of the central bank monetary policy to the real estate sector. This paper confirms the general hypothesis of the effectiveness of the rate of interest as an economic policy tool to correct real estate markets disequilibrium, the relevance of local markets in establishing stronger relationship between the level of the prices and rate of interest, and the peculiar market adjustment through quantities or transactions versus prices in the Spanish housing market.El objetivo de este trabajo es medir la relación entre variaciones del tipo de interés y las de los precios y transacciones en el mercado de vivienda en España. Partimos de la hipótesis, argumentada mediante una revisión selectiva de la literatura, que hay una relación negativa entre la variable tipo de interés y las dos que consideramos. Utilizamos datos trimestrales desde 1995 a la actualidad de precios de vivienda (euros por metro cuadrado) y el tipo hipotecario de final del trimestre, obteniendo una relación causal negativa entre ambas variables. Para seguir la evolución temporal de la relación tomamos de uno a cuatro trimestres de retardo, encontrando que la correlación es más fuerte conforme pasa el tiempo. Justificamos trabajar con modelos univariantes por un problema de cointegración cuando se toman diferentes variables para explicar el comportamiento de los precios. La relación entre tipo de interés y transacciones totales está limitada por ser la serie más corta, y encontramos una relación positiva sin significado para todo el perÃodo, y una negativa muy explicativa, para un periodo seleccionado. La literatura sobre el tema muestra que el tipo de interés no tiene el mismo impacto en el precio de la vivienda a un nivel general que cuando se estudian mercados locales, con factores diferenciados de oferta y demanda de vivienda; calculamos algunos casos del mercado español y añadimos nuevos resultados a la investigación. Se realiza una extensa revisión de la relación entre el tipo de interés, o un concepto más amplio de polÃtica monetaria, y vivienda, de la cual emergen variables como condiciones de crédito y el mecanismo de transmisión de la polÃtica monetaria del banco central hacia el sector inmobiliario. El trabajo confirma la hipótesis general de la efectividad del tipo de interés como una herramienta de polÃtica monetaria para corregir desequilibrios en el mercado inmobiliario, la relevancia de los mercados locales en cuanto a correlaciones más fuertes entre nivel de precios y tipo de interés, y el peculiar ajuste de la vivienda en el mercado español en cantidades y precios

Relación entre precio de alquiler y renta en el mercado residencial español y polÃtica de vivienda
[ES] La relación entre los precios de alquiler de vivienda y la renta familiar
disponible, o por habitante, para un territorio determinado, es un tema habitual de
investigación en el mercado inmobiliario. Presentamos aquà un modelo donde la variable
precio de alquiler unitario se explica por la renta mediana, oferta de vivienda plurifamiliar
en alquiler, y ratio de esta variable respecto a la población, para secciones censales y
municipios. Se calculan también las elasticidades respecto a la renta. Aunque se encuentran
relaciones positivas y de cierta significación entre las variables utilizadas, la limitación de la
capacidad explicativa del modelo apoya la hipótesis de que el precio en el mercado de
alquileres depende, además, de otros factores distintos a los de oferta y demanda, abriendo
posibilidades a una polÃtica de vivienda. La amplÃsima base de datos utilizada permite dar
cierta generalidad a esta hipótesis de limitación en el funcionamiento del mercado y, al
mismo tiempo, muestra la necesidad de desarrollar un mercado con dimensión suficiente,
con importantes implicaciones para una polÃtica económica de vivienda.[EN] The relationship between housing rental prices and household disposable
income, or per capita income, for a particular region, is a common topic of research in the
real estate market area. We introduce a model where the square meter rental price is
explained by the median income, the supply of multi-family rental housing, and the ratio of
this variable to the population, for counties and towns. Income elasticities are also
computed. Although positive relationships with some significances are found, the limited
explanatory power of the model supports the hypothesis that rental prices also depend on
factors other than supply and demand, opening up some possibilities for a housing policy.
The very large database used throughout the research allows to support the hypothesis in
favor of a constrained performance of the market and, at the same time, shows the need to
develop a sufficient sized market, with significant consequences for a housing economic
