THE INFLUENTIAL FACTORS ON LAND VALUATION: A STUDY COUNTRIES IN THE WORLD AND LESSONS FOR VIETNAM

    Get PDF
Through research, it has been shown that within each group of directly or indirectly impacting factors, there are always factors with varying degrees of influence. Regarding natural factors, the location of the land parcel has the most significant impact on land prices, followed by factors such as shape, area, and soil fertility. However, assessing the extent of influence of these factors on land prices is relative, and the degree of impact depends on the specific context of the land parcel and its users. Each land user has different needs. Studying these influencing factors serves as initial theoretical groundwork for determining appropriate and accurate land pricing policies

Gastrointestinal tract cancer is one of the fifth most common cancers in Vietnam and has a high mortality rate in Vietnamese people based on the Centers for Disease Control and Prevention (2018) global cancer statistics. One-third of adults aged 50 or older, the age group at greatest risk of developing colorectal cancer, have not been screened because endoscopy is considered a stressful procedure. The endoscopic patient sometimes refuses to have the procedure. Therefore, using music to ease the anxiety of endoscopic clients has been examined in various studies but the results have been inconclusive. The aim of this study was to examine the effect of music therapy on the anxiety of Vietnamese endoscopic clients in a district private hospital. The quasi-experimental research evaluated changes in vital signs, pain scores, and anxiety levels before and after the endoscopic procedure among participants who listened to music and those who did not. Forty patients participated: 18 who listened to music before and during the procedure and 22 who served as the control group. The Statistical Package for the Social Science (SPSS) version 20 was used to analyze data. There was a significant difference among the anxiety levels of those who chose to listen to music and those who did not listen at p \u3c .000. Those who listened to music appeared to have lower anxiety scores pre, peri, and post procedure. No significant differences in perceived pain were found between groups. In conclusion, while music did not result in shortened procedure times or doses of sedative medications utilized, it did reduce blood pressure and heart rate among patients undergoing endoscopy. Additionally, most of the endoscopic clients were willing to repeat an endoscopic procedure in the future. Limitations of this study included a small sample size and since only one hospital was utilized, data might not be representative of the whole endoscopic patient population in Vietnam. Future studies should expand to include more patients at multiple facilities

Does exchange rate policy matter for economic growth? Vietnam evidence from a co-integration approach

    Get PDF
Both economic growth and exchange rate theories suggest that the exchange rate regime could have consequences for the medium-term growth of a country, directly, through its effects on the adjustment to shocks, and indirectly, through its impact on the important determinants of growth. It is, however, surprising that there was little empirical work investigating the indirect relationship between the exchange rate policy and economics growth in the case of a specific country. In a co-integration framework, our research attempts to fill the gap by econometrically investigating the possible impacts of exchange rate regime on economic growth through two main channels - Foreign direct investment (FDI) and Exports - in the case of Vietnam - a successful example of a transitional economy.Exports, Exchange Rate, FDI, Growth, Co-integration

    Get PDF
This research was conducted to compare the impacts of two vocabulary teaching techniques (through games and the traditional technique) on English vocabulary learning of a low proficiency group of the first students at Thanh Hoa University of Culture, Sports and Tourism. 60 subjects were divided in to two groups (an experimental group and a control group) comprising 30 students within the age range of 18-20. The subjects were assigned to two almost homogeneous groups, based on their scores on a general test which had been implemented before. All the students had the same level of English knowledge. The teacher as well as teaching materials was the same for the two groups. In the experimental group, the students were learned new words by memorizing word lists associated with their Vietnamese meanings. In the control group, the students were taught to learn new words through games. The data were collected from the similar tests of the pretest and posttest, which were administered to both groups. Each of them consisted of 40 multiple-choice items of vocabulary and a small post survey at the end of the sessions. The results of the study revealed that the students in the control group outperformed those in the experimental group. Based on the findings of the study , it can be concluded that games enhanced vocabulary development of the learners better than rote memorization of word-lists

Recommending Tags for Images: Deep Learning Approaches for Personalized Tag Recommendation

    Get PDF
Social media has become an integral part of numerous individuals as well as organizations, with many services being used frequently by a majority of people. Along with its widespread use, the amount of information explodes when people use these services. This demands for efficient tools as well as methods to assist data management and retrieval. Annotating resources by keywords, known as the tagging task, is a solution to improve categorizability and findability of resources. However, tagging is a human, time-consuming task, which requires the user's focus to figure out many keywords in a short moment and manually enter them into the system. To encourage users to tag their resources more correctly and frequently, tag recommendation is adopted into the social tagging systems to suggest relevant keywords for resources. In this thesis, we will address the problem of personalized tag recommendation for images and present ways to solve this problem by combining the advantages of the user relation with the images' content. In order to suggest tags for unobserved images, their visual contents are used to replace the index-based information of the image entity in the tagging relations. Because the limitation of low-level features does not show the "content" of images, we propose to utilize a deep learning based approach to learn high-level visual features concurrently with the scoring-tag estimator. For the tag predictor, a latent factor model or a multi-layer perceptron is selected to compute scores of tags by which the top selected tags are sorted in descending order. As a further development upon our findings, we examine the inside and outside context of images to enhance the accuracy of estimators. Regarding the image-inside context, we are motivated by the fact that objects, such as cars or cats are influential on the user's selection criteria. Regarding the image-outside context, the image's surrounding text contributes to the clarity of the image's content for different users. We consider these contextual features as a supporting part which is combined with the mainly visual representation to enhance the tag recommendation performance. Finally, as an additional technique, transfer learning is also adapted to support the proposed models to overcome the limitations of too small training data and boost up their performance. This thesis demonstrates the usefulness and versatility of deep learning approaches for tag recommendation and highlights the importance of the learned image's content in predicting personalized tags. Directions for future work include semantic enhancements to context-based representation and extensions of the content-aware approaches to different recommendation scenarios

    Get PDF
Map generalization plays an important role in map-making process. Map generalization depends on many factors such as purpose, geographic scope, thematic, map scale… and therefore it remains one of the challenging issues in Cartography. This paper discusses the constraint parameters and process of cartographic generalization from map data at 1:2000 to map data at smaller scale such as 1:5.000, 1:10.000, 1:25.000, 1:50.000 and 1:100.000. These constraint parameters are indentified by applying cartographic principles and using experimental procedures with generalization toolset in ArcGIS 10. Defined constraint parameters are then put in cartographic generalization for base maps of Ho Chi Minh City in order to verify their rationalities.Research result shows that, using right parameters and GIS cartographic generalization tools could provide good way to generalize and create base map products fast, efficient and reasonable. It also provides useful information for further research in automated map generalization and in creating multi-scale, multi-purpose map database

The Wellington Waterfront and Tourism Development: Planning Process and Legislative Framework

    No full text
Over the last two decades, the redevelopment of the Wellington waterfront has become one of the most contested urban development projects in New Zealand, with the involvement of many varied interests. There have been a number of changes in planning, development concepts, rules, and regulations in order to manage its ongoing redevelopment. However, many development projects on the waterfront have been delayed and cancelled. It might be argued that regulatory and plan changes may be influencing the progress of this redevelopment. However, to date, no one has explored this relationship. Therefore, this study is aimed at filling this gap by using the Wellington waterfront as a case study and focusing on tourism development, the planning process, and the legislative framework surrounding this redevelopment. Its objectives were: (1) to explore the role of tourism in the redevelopment of the Wellington waterfront; (2) to identify the key players involved in the waterfront redevelopment, and specify their involvement and influence on planning and decision-making processes; and (3) to define the existing legislative framework for this redevelopment and examine the way in which it impacts tourism development in this area. This study adopted a qualitative research method. Data in this study was collected from a wide range of documents relevant to the Wellington waterfront and through face-to-face and semi-structured in-depth interviews. 18 representatives from local authorities, waterfront organisations, tourism entities, as well as urban planners, developers, community groups, and property owners were interviewed. Data triangulation was used in data analysis to validate and deepen the findings. The study found that tourism was not recognised as one of the key driving forces of the redevelopment of Wellington waterfront as a whole, although within specific development proposals tourism has been used as a rationale to support these developments. This suggested that to a certain extent tourism was considered in this redevelopment. In this research, while Wellington City Council (WCC) and its controlled entities were identified as the key players influencing the planning and decision making process, the involvement of the public may also play an important role in slowing down this redevelopment. There was firm agreement among participants about the impact of legislative framework on this redevelopment. This study found that there is a legislative framework within which the waterfront redevelopment works. However, the legislative framework tends to impact specific developments rather the waterfront redevelopment as a whole. Several implications and recommendations arise from this study, including the need of continuing research on impact of legislative framework on tourism from a legal perspective. Additionally, it is recommended that the extent to which legislative framework accommodates tourism should be emphasised in understanding its impact

    Get PDF
The research examines the general overview of major financial crises worldwide in the 20th century to answer the question of what creates a large-scale global economic crisis and relates to the potential risks for a crisis nowadays. The study indicates the contexts, causes, happenings/impacts, and measures had been done in three crises: (i) The Great Depression of 1929-1939; (ii) The 1973 oil crisis; (iii) The 1997 Asian financial crisis. From these, lessons and experiences for Vietnam are derived from each crisis. The lessons learned from the 1929-1933 economic crisis highlight that the interconnectedness of different sectors in the economy leads to the vulnerability of the stock market to bubbles, and the need for swift government intervention. Things we learned from the 1973 oil crisis are the importance of having reserves, energy independence, a focus on renewable energy, and a coherent regional strategy. Regarding the 1997 financial and monetary crisis, the lesson drawn is that market liberalization is dangerous, and there is a need for a reliable international financial regulatory mechanism and reducing foreign debt through foreign currency. Additionally, it is necessary to allow for more flexible exchange rates
