Detección de burbujas en el precio de viviendas: evidencia para los países de la OECD entre 1970 y 2015

Using a structural-break econometric methodology, proposed by Homm and Breitung (2012), in nominal house price series since 1970 through the second quarter of 2015 we find price bubbles in 14 out of the 18 advanced economies under study. This result is consistent with the one obtained by Engsted et al. (2015), who uses a cointegration between price and rent that allows the presence of an explosive component that they identify as a price bubble. We conclude that our results are important because they put the nominal price analysis as an early indicator of the presence of house price bubbles.Utilizando una metodología econométrica de quiebre estructural propuesta por Homm y Breitung (2012) en series de precios nominales de casas desde 1970 hasta el segundo trimestre del 2015 se detecta la presencia de burbujas para 14 de las 18 economías avanzadas analizadas. Este resultado se encuentra acorde con lo obtenido por Engsted et al.(2015), que emplean un test de cointegración entre precios y rentas que a su vez admite la presencia de un componente explosivo que identifican como una burbuja en precios. Se concluye que lo obtenido es importante porque presenta al análisis de los precios nominales como un indicador temprano de la posible presencia de una burbuja en precios en el sector inmobiliario

The semi-hierarchical Dirichlet Process and its application to clustering homogeneous distributions

Assessing homogeneity of distributions is an old problem that has received considerable attention, especially in the nonparametric Bayesian literature. To this effect, we propose the semi-hierarchical Dirichlet process, a novel hierarchical prior that extends the hierarchical Dirichlet process of Teh et al. (2006) and that avoids the degeneracy issues of nested processes recently described by Camerlenghi et al. (2019a). We go beyond the simple yes/no answer to the homogeneity question and embed the proposed prior in a random partition model; this procedure allows us to give a more comprehensive response to the above question and in fact find groups of populations that are internally homogeneous when I greater or equal than 2 such populations are considered. We study theoretical properties of the semi-hierarchical Dirichlet process and of the Bayes factor for the homogeneity test when I = 2. Extensive simulation studies and applications to educational data are also discussed

Classification of Leukocytes Using Meta-Learning and Color Constancy Methods

In the human healthcare area, leukocytes are very important blood cells for the diagnosis of different pathologies, like leukemia. Recent technology and image-processing methods have contributed to the image classification of leukocytes. Especially, machine learning paradigms have been used for the classification of leukocyte images. However, reported models do not leverage the knowledge produced by the classification of leukocytes to solve similar tasks. For example, the knowledge can be reused to classify images collected with different types of microscopes and image-processing techniques. Therefore, we propose a meta-learning methodology for the classification of leukocyte images using different color constancy methods involving previous knowledge. Our methodology is trained with a specific task at the meta-level, and the knowledge produced is used to solve a different task at the base-level. For the meta-level, we implemented meta-models based on Xception, and for the base-level, we used support vector machine classifiers. Besides, we analyzed the Shades of Gray color constancy method commonly used in skin lesion diagnosis and now implemented for leukocyte images. Our methodology, at the meta-level, achieved 89.28% for precision, 95.65% for sensitivity, 91.78% for F1-score, and 94.40% for accuracy. These scores are competitive regarding the reported state-of-the-art models, especially the sensitivity which is very important for imbalanced datasets, and our meta-model outperforms previous works by +2.25%. Additionally, for the basophil images that were acquired from a chronic myeloid leukemia-positive sample, our meta-model obtained 100% for sensitivity. Moreover, we present an algorithm that generates a new conditioned output at the base-level obtaining highly competitive scores of 91.56% for sensitivity and F1 scores, 95.61% for precision, and 96.47% for accuracy. The findings indicate that our proposed meta-learning methodology can be applied to other medical image classification tasks and achieve high performances by reusing knowledge and reducing the training time for new similar tasks

Aplicación para la gestión de stock de medianas y pequeñas empresas

En el mercado existen muchas alternativas para gestionar una tienda, siempre que se haga referencia a la parte digital de la misma, es decir a cómo está construida y con qué tecnologías, casi todas ellas forman parte de los denominados ERP, o sistema de planificación de los recursos empresariales. Estos sistemas suelen ser muy grandes, complejos y con muchísimas funciones, por lo tanto, están basados en servicios de suscripción mensual. Sin embargo, la mayoría de las tiendas sobre todo pequeñas o pequeños negocios online no necesitan tanta funcionalidad. La propuesta del presente TFG es un sistema de gestión de stock para las tiendas, en las que puedan registrar con un escáner físico todo lo que entra y tener una descripción de las características, tallas, precio, etc. De manera adicional se dispondrá de un histórico tanto de cuando se edita, se registra una nueva entrada, etc. Con todo ello se consigue tener toda la información relativa al stock de un vistazo. El sistema estará implementado mediante una aplicación web, realizada con Spring Boot y Angular junto con la construcción de una API REST. La propia empresa podrá crear una cuenta donde tendrá la posibilidad de dar de alta a los empleados que gestionan la aplicación. Asimismo, a través de un formulario, los empleados podrán introducir los datos necesarios para dar de alta y gestionar los productos de la empresa. La persistencia se gestionará con una base de datos que refleja las entidades relacionadas con esta aplicación, como pueden ser la empresa, empleados, productos, etc. junto con otras para la propia gestión de la aplicación.The market is full of alternatives of managing the digital part of a store, most of these alternatives are usually part of big software known as ERP or Enterprise Resource Planning. They will also have the possibility to record when the item was sold, edit prices for the items, register new entries… So, the store can have all the stock information centralized in a simple way. The service will be made in a website, that is made with Spring Boot and Angular through a REST API. The store will be able to register employees for the store, and they will be able to control all the products of the store. Diseño y aplicación del modelo de gestión de mantenimiento, en el Área de Mantenimiento Automotriz de la Compañía CONEXPET, en base a los requisitos de la Norma ISO 9001:2008

El diseño y aplicación de un modelo de Gestión de Mantenimiento en el área de mantenimiento automotriz de la compañía Conexpet de la ciudad de Quito, se ha realizado en base a los requisitos de la norma ISO 9001:2008, para lo cual ha sido utilizado el tipo de estudio descriptivo, debido a que permitió, registrar, analizar, referir e interpretar la naturaleza actual de los procesos para presentar la interpretación correcta de los hechos; la información fue obtenida de las tres bases de mantenimiento de la empresa que están ubicadas en Quito, Coca y Lago Agrio, dicha información fue recolectada por medio de encuestas realizadas al personal involucrado en el mantenimiento directamente, y por medio de la técnica de observación directa, instrumentos que permitieron obtener el diagnóstico de la empresa, que radica específicamente en la carencia de un sistema de gestión de mantenimiento definido, ya que no se utiliza ningún tipo de registros o documentación para llevar el monitoreo adecuado de las unidades y se evidenció además la deficiencia en instalaciones y personal capacitado con que cuenta la empresa. En base al diagnóstico se ha planteado un plan de mantenimiento integral para la empresa Conexpet, el cual posterior a su aplicación representa un incremento en la utilidad de la empresa del 11%, ya que el plan integra la creación de registros y manuales con que la empresa debe poner énfasis en el mantenimiento preventivo antes que el correctivo, y de esa forma optimiza sus recursos y ello representa un ahorro sustancial. Es importante que la empresa adopte una cultura organizacional de prevención, y así evitar gastos de mantenimiento correctivo que muchas veces son evitables.The design and implementation of a model of maintenance management in the area of ​​automotive maintenance Conexpet company Quito, has been made based on the requirements of ISO 9001: 2008, for which it has been used type of descriptive study, because allowed, record, analyze, relate and interpret the current nature of the processes to present the correct interpretation of the facts; Information was obtained from the three maintenance bases of the company are located in Quito, Coca and Lago Agrio, the information was collected through surveys conducted for personnel involved in the maintenance directly and through direct observation technique instruments yielding about the diagnosis of the company, which lies specifically in the lack of a management system defined maintenance as any records or documentation is not used to keep proper monitoring of the units and also showed the deficiencies in facilities and trained available to the company staff. El presente trabajo de grado centra su estudio en la propuesta de integración curricular desde las áreas de las Ciencias Humanas, Ciencias Naturales, Ciencias sociales en el contexto del Colegio Nuestra Señora de la Sabiduría. Construcción del modelo del pasivo pensional de la Previsora S.A. y aplicación del Loss Recognition Test

Bajo las responsabilidades que posee La Previsora S.A, se encuentra el pago total o parcial de la pensión a jubilados que poseen cumplen con los requisitos de pensión, por lo tanto es necesario realizar el cálculo de un Pasivo Pensional por medio del cual se asegure el pago de las pensiones a las cuales tienen derecho los jubilados. Estructura de una poética. Matices de la comprensión del haiku y su contexto filosófico

Based on the conceptualizations of Munesuke Mita, Reginald Horace Blyth, Fernando Rodríguez Izquierdo and Agustín Jacinto Zavala, an analytical framework based on contemporary Japanese philosophy is proposed that explains the internal operation of haiku as evidence of the movement of nature to understand their interaction. with the creative processes of symbolic generation, based on the notion of the historical world and its location in traditional poetic imagery. It starts from some classic examples of Japanese and Hispanic literature, particularly the poems by Matsuo Bashō and Juan Ramón Jiménez, to highlight its concise structure that evokes the experience of perception of a phenomenon through a brief sensory stimulus, while exhibiting a universal and timeless character.Con base en las conceptualizaciones de Munesuke Mita, Reginald Horace Blyth, Fernando Rodríguez Izquierdo y Agustín Jacinto Zavala, se propone un marco analítico fundado en la filosofía japonesa contemporánea que explica la operación interna del haiku como evidencia del movimiento de la naturaleza para entender su interacción con los procesos creativos de generación simbólica, tomando como base la noción de mundo histórico y su ubicación en la imaginería poética tradicional.
