    Homeowners? Repeat-Sale Gains, Dual Agency and Repeated Use of the Same Agent

    Previous studies of dual agency, where one agent serves both buyer and seller in a transaction, use hedonic models. Repeat-sale methods can test for the price effect of accepting dual agency. Dual agency does not show convincing effects on expected gain, which would occur if there was a systematic bias, or on heteroscedasticity, which would occur if there are large effects that are rare. Earlier researchers could not test for the effect of an owner picking a listing agent who was the earlier selling agent. Consistently positive mean abnormal price gains come from this choice, as well as signi?cant heteroscedasticity.

    Muon capture on nuclei with N > Z, random phase approximation, and in-medium renormalization of the axial-vector coupling constant

    We use the random phase approximation to describe the muon capture rate on 44{}^{44}Ca,48{}^{48}Ca, 56{}^{56}Fe, 90{}^{90}Zr, and 208{}^{208}Pb. With 40{}^{40}Ca as a test case, we show that the Continuum Random Phase Approximation (CRPA) and the standard RPA give essentially equivalent descriptions of the muon capture process. Using the standard RPA with the free nucleon weak form factors we reproduce the experimental total capture rates on these nuclei quite well. Confirming our previous CRPA result for the N=ZN = Z nuclei, we find that the calculated rates would be significantly lower than the data if the in-medium quenching of the axial-vector coupling constant were employed.Comment: submitted to Phys.     Eine Schnittstelle fĂźr dynamische Objektstrukturen fĂźr Entwurfsanwendungen

    Trotz der langjährigen Erfahrung bei der Anwendung objektorientierter Konzepte bei der Modellierung von Gebäuden ist es bisher nicht gelungen, ein allgemein anerkanntes Gebäudemodell im Rechner abzubilden. Das mag zum einen daran liegen, daß die Standardisierung eines solchen Modells bis heute zu keinem Abschluß gekommen ist. Zum anderen aber scheint vor allem die Problematik der Abbildung eines solchen Gebäudemodells in das Objektmodell einer Programmiersprache bisher unterschätzt worden zu sein. Die erhoffte Durchgängigkeit von objektorientierter Analyse, Entwurf und Programmierung gelingt bei Anwendungen für Entwurfsaufgaben nicht. Das gilt vor allem für Anwendungen, die frühe Entwurfsphasen unterstützen und damit erst zur Definition eines Gebäudemodells beitragen. Im Bereich der Softwareentwicklung wird das Konzept des Objektes als Ordnungsbegriff zur Strukturierung von Softwaremodulen benutzt. Die Übertragung dieser Ordnung in die Welt des Ingenieurs oder Architekten zur Bezeichnung eines konkreten Elements aus einem Modell (Raum 42 aus der Menge aller Räume des Gebäudes Blumenstraße 7) kann daher nur zu begrenzten Erfolgen führen. Aus der Analyse der Widersprüchlichkeit des Objektbegriffs zwischen Softwareentwickler (Programmierer) und Softwareanwender (Ingenieur, Architekt) wird im folgenden ein Laufzeitsystem für dynamische Objektstrukturen entwickelt, das es dem Softwareentwickler erlaubt, sowohl auf die Struktur als auch auf die Ausprägung eines Modells zuzugreifen. Dem Softwareanwender können damit Werkzeuge zur Verfügung gestellt werden, die es ihm gestatten, Gebäudemodelle zu definieren. Das Laufzeitsystem enthält zum einen eine Reihe von Klassen, die es ermöglichen, die Struktur von Anwenderobjekten dynamisch zu beschreiben und zu analysieren. Eine zweite Art von Klassen erlaubt das Erzeugen und Verändern von Anwenderobjekten, die diesen Strukturen entspreche

    Rydberg excitation of a single trapped ion

    We demonstrate excitation of a single trapped cold 40^{40}Ca+^+ ion to Rydberg levels by laser radiation in the vacuum-ultraviolet at 122 nm wavelength. Observed resonances are identified as 3d2^2D3/2_{3/2} to 51 F, 52 F and 3d2^2D5/2_{5/2} to 64F. We model the lineshape and our results imply a large state-dependent coupling to the trapping potential. Rydberg ions are of great interest for future applications in quantum computing and simulation, in which large dipolar interactions are combined with the superb experimental control offered by Paul traps.Comment: 4 pages, 3 figure

    Neutrino and antineutrino cross sections in 12^{12}C

    We extend the formalism of weak interaction processes, obtaining new expressions for the transition rates, which greatly facilitate numerical calculations, both for neutrino-nucleus reactions and muon capture. We have done a thorough study of exclusive (ground state) properties of 12^{12}B and 12^{12}N within the projected quasiparticle random phase approximation (PQRPA). Good agreement with experimental data is achieved in this way. The inclusive neutrino/antineutrino (ν/ν~\nu/\tilde{\nu}) reactions 12^{12}C(ν,e−)12\nu,e^-)^{12}N and 12^{12}C(ν~,e+)12\tilde{\nu},e^+)^{12}B are calculated within both the PQRPA, and the relativistic QRPA (RQRPA). It is found that the magnitudes of the resulting cross-sections: i) are close to the sum-rule limit at low energy, but significantly smaller than this limit at high energies both for ν\nu and ν~\tilde{\nu}, ii) they steadily increase when the size of the configuration space is augmented, and particulary for ν/ν~\nu/\tilde{\nu} energies >200> 200 MeV, and iii) converge for sufficiently large configuration space and final state spin.Comment: Proceedings of the International Nuclear Physics Conference 2010, Vancouver, BC - Canada 4-9 Jul 201

    The role of market orientation and innovation capability in export performance of small-and medium-sized enterprises: a Latin American perspective

    Purpose - This study aims to extend the existing base of knowledge of proactive and reactive market orientation and innovation capability by testing their impact on the export performance of emerging-market small- and medium-sized enterprises (SMEs) in a Latin American context. Design/methodology/approach - This paper is a replication study, and its data were collected through a survey answered by general, marketing, sales or export managers at 155 Mexican SMEs. The research model was tested using partial least squares. Findings - The study results indicate that innovation capability and reactive market orientation are drivers of export performance in Latin American SMEs. Moreover, proactive market orientation has been found to have an indirect effect on export results. Practical implications - This study highlights to managers of Latin American SMEs the importance of capability development and deployment to improve export performance. Social implications - SMEs enabled by strategic and technological innovation based on current and latent customer needs can advantageously perform in foreign markets and can drive economic growth and social and human development in Latin America. Originality/value - Recent studies have focused on emerging-market enterprises and the necessity of developing dynamic capabilities to achieve internationalisation. This study extends previous research by assessing the robustness and generalizability of drivers in export performance for manufacturing SMEs in Latin America. In particular, it provides empirical insights on the capabilities to develop by Latin American SMEs to achieve better export performance
