    Using Geographic Information Systems to Improve Real Estate Analysis

    Geographic information systems (GIS) technology provides users with the ability to improve real estate analysis. First, we describe GIS in general and then discuss some GIS real estate applications. Next, we illustrate how GIS can be used to calculate a shortest-path algorithm that produces a location variable superior to the traditionally used straight-line distance variable. Our sample provides empirical evidence of a statistically significant relationship between residential sales prices and the additional information provided by the GIS-created variable.

    The Economic Theory of Housing Demand: A Critical Review

    Despite thirty years of modeling housing markets, housing analysts still have difficulty accurately assessing housing demand. This article reviews the current state of the art in economic modeling of housing demand determinants and suggests a future direction for further research. The fully developed economic theory of the housing market for analyzing housing decisions is the neoclassical consumer theory of housing demand. The review of the various modifications that have been made to better operationalize the imperfect and noncompetitive features of the housing market show that these modifications have been introduced in several partial models. These models include tenure choice models, search models, mobility models, and housing trait models. There is currently no single model that incorporates all of the modifications attempted in these partial models. In fact, it may be impossible to operationalize and incorporate all of the modifications of the neoclassical model into a single model. Therefore, the most feasible and conceptually correct research strategy to advance our understanding of housing consumption decisions is to analyze the impact of demographic and social processes on housing consumption decisions. There is a need to research how to include demographic and sociological constructs that capture the attitudes, preferences, and perceptions of the consumer into the classical economic model of housing demand.

    Testing the universality of star formation - II. Comparing separation distributions of nearby star-forming regions and the field

    We have measured the multiplicity fractions and separation distributions of seven young star-forming regions using a uniform sample of young binaries. Both the multiplicity fractions and separation distributions are similar in the different regions. A tentative decline in the multiplicity fraction with increasing stellar density is apparent, even for binary systems with separations too close (19-100au) to have been dynamically processed. The separation distributions in the different regions are statistically indistinguishable over most separation ranges, and the regions with higher densities do not exhibit a lower proportion of wide (300-620au) relative to close (62-300au) binaries as might be expected from the preferential destruction of wider pairs. Only the closest (19-100au) separation range, which would be unaffected by dynamical processing, shows a possible difference in separation distributions between different regions. The combined set of young binaries, however, shows a distinct difference when compared to field binaries, with a significant excess of close (19-100au) systems among the younger binaries. Based on both the similarities and differences between individual regions, and between all seven young regions and the field, especially over separation ranges too close to be modified by dynamical processing, we conclude that multiple star formation is not universal and, by extension, the star formation process is not universal.Comment: accepted for publication in MNRA

    Building the Galactic halo from globular clusters: evidence from chemically unusual red giants

    We present a spectroscopic search for halo field stars that originally formed in globular clusters. Using moderate-resolution SDSS-III/SEGUE-2 spectra of 561 red giants with typical halo metallicities (-1.8 < [Fe/H] < -1.0), we identify 16 stars, 3% of the sample, with CN and CH bandstrength behavior indicating depleted carbon and enhanced nitrogen abundances relative to the rest of the data set. Since globular clusters are the only environment known in which stars form with this pattern of atypical light-element abundances, we claim that these stars are second-generation globular cluster stars that have been lost to the halo field via normal cluster mass-loss processes. Extrapolating from theoretical models of two-generation globular cluster formation, this result suggests that globular clusters contributed significant numbers of stars to the construction of the Galactic halo: we calculate that a minimum of 17% of the present-day mass of the stellar halo was originally formed in globular clusters. The ratio of CN-strong to CN-normal stars drops with Galactocentric distance, suggesting that the inner-halo population may be the primary repository of these stars.Comment: 9 pages including 8 figures, A&A accepte

    Prospects for progress on health inequalities in England in the post-primary care trust era : professional views on challenges, risks and opportunities

    Background - Addressing health inequalities remains a prominent policy objective of the current UK government, but current NHS reforms involve a significant shift in roles and responsibilities. Clinicians are now placed at the heart of healthcare commissioning through which significant inequalities in access, uptake and impact of healthcare services must be addressed. Questions arise as to whether these new arrangements will help or hinder progress on health inequalities. This paper explores the perspectives of experienced healthcare professionals working within the commissioning arena; many of whom are likely to remain key actors in this unfolding scenario. Methods - Semi-structured interviews were conducted with 42 professionals involved with health and social care commissioning at national and local levels. These included representatives from the Department of Health, Primary Care Trusts, Strategic Health Authorities, Local Authorities, and third sector organisations. Results - In general, respondents lamented the lack of progress on health inequalities during the PCT commissioning era, where strong policy had not resulted in measurable improvements. However, there was concern that GP-led commissioning will fare little better, particularly in a time of reduced spending. Specific concerns centred on: reduced commitment to a health inequalities agenda; inadequate skills and loss of expertise; and weakened partnership working and engagement. There were more mixed opinions as to whether GP commissioners would be better able than their predecessors to challenge large provider trusts and shift spend towards prevention and early intervention, and whether GPs’ clinical experience would support commissioning action on inequalities. Though largely pessimistic, respondents highlighted some opportunities, including the potential for greater accountability of healthcare commissioners to the public and more influential needs assessments via emergent Health & Wellbeing Boards. Conclusions - There is doubt about the ability of GP commissioners to take clearer action on health inequalities than PCTs have historically achieved. Key actors expect the contribution from commissioning to address health inequalities to become even more piecemeal in the new arrangements, as it will be dependent upon the interest and agency of particular individuals within the new commissioning groups to engage and influence a wider range of stakeholders.</p

    Radiation Dose–Volume Effects in the Brain

    We have reviewed the published data regarding radiotherapy (RT)-induced brain injury. Radiation necrosis appears a median of 1–2 years after RT; however, cognitive decline develops over many years. The incidence and severity is dose and volume dependent and can also be increased by chemotherapy, age, diabetes, and spatial factors. For fractionated RT with a fraction size of 80 Gy. For large fraction sizes (≥2.5 Gy), the incidence and severity of toxicity is unpredictable. For single fraction radiosurgery, a clear correlation has been demonstrated between the target size and the risk of adverse events. Substantial variation among different centers’ reported outcomes have prevented us from making toxicity–risk predictions. Cognitive dysfunction in children is largely seen for whole brain doses of ≥18 Gy. No substantial evidence has shown that RT induces irreversible cognitive decline in adults within 4 years of RT

    The stellar and sub-stellar IMF of simple and composite populations

    The current knowledge on the stellar IMF is documented. It appears to become top-heavy when the star-formation rate density surpasses about 0.1Msun/(yr pc^3) on a pc scale and it may become increasingly bottom-heavy with increasing metallicity and in increasingly massive early-type galaxies. It declines quite steeply below about 0.07Msun with brown dwarfs (BDs) and very low mass stars having their own IMF. The most massive star of mass mmax formed in an embedded cluster with stellar mass Mecl correlates strongly with Mecl being a result of gravitation-driven but resource-limited growth and fragmentation induced starvation. There is no convincing evidence whatsoever that massive stars do form in isolation. Various methods of discretising a stellar population are introduced: optimal sampling leads to a mass distribution that perfectly represents the exact form of the desired IMF and the mmax-to-Mecl relation, while random sampling results in statistical variations of the shape of the IMF. The observed mmax-to-Mecl correlation and the small spread of IMF power-law indices together suggest that optimally sampling the IMF may be the more realistic description of star formation than random sampling from a universal IMF with a constant upper mass limit. Composite populations on galaxy scales, which are formed from many pc scale star formation events, need to be described by the integrated galactic IMF.     A cross-national study on the antecedents of work–life balance from the fit and balance perspective

    Drawing on the perceived work–family fit and balance perspective, this study investigates demands and resources as antecedents of work–life balance (WLB) across four countries (New Zealand, France, Italy and Spain), so as to provide empirical cross-national evidence. Using structural equation modelling analysis on a sample of 870 full time employees, we found that work demands, hours worked and family demands were negatively related to WLB, while job autonomy and supervisor support were positively related to WLB. We also found evidence that resources (job autonomy and supervisor support) moderated the relationships between demands and work–life balance, with high resources consistently buffering any detrimental influence of demands on WLB. Furthermore, our study identified additional predictors of WLB that were unique to some national contexts. For example, in France and Italy, overtime hours worked were negatively associated with WLB, while parental status was positively associated with WLB.
