PELAKSANAAN PEMUNGUTAN BEA PEROLEHAN HAK ATAS TANAH DAN BANGUNAN TERHADAP OBJEK LELANG EKSEKUSI HAK TANGGUNGAN MENURUT PERATURAN DAERAH KOTA SEMARANG NOMOR 2 TAHUN 2011 TENTANG BEA PEROLEHAN HAK ATAS TANAH DAN BANGUNAN (STUDI KASUS BANK MANDIRI DI SEMARANG)

Meningkatnya kredit dengan agunan/jaminan berupa benda tidak bergerak yaitu tanah berfungsi untuk mengantisipasi risiko yang terjadi apabila debitur wanprestasi atau tidak sanggup untuk melakukan pelunasan terhadap kreditnya maka jaminan tersebut dijadikan pelunasan untuk utang-utangnya. Perjanjian kredit dengan hak tanggungan tersebut juga dilakukan pada PT. Bank Mandiri di Semarang untuk mengantisipasi risiko terhadap kegiatan perbankan. Risiko tersebut akan terjadi apabila debitur wanprestasi atau tidak mampu melunasi utang pada bank Mandiri di Semarang maka sudah sepatutnya berdasarkan hukum bahwa objek jaminan kredit tersebut akan dieksekusi melalui lelang eksekusi pada KPKNL Semarang. Metode pendekatan yang digunakan dalam penulisan ini adalah metode pendekatan yuridis empiris, yaitu suatu metode pendekatan yang meneliti data sekunder terlebih dahulu dan kemudian dilanjutkan dengan melakukan penelitian terhadap data primer di lapangan, spesifikasi yang digunakan dalam penelitian ini bersifat deskriptif analitis yang selanjutnya akan di analisis secara kualitatif. Berdasarkan hasil penelitian dapat disimpulkan, lelang eksekusi menyebabkan terjadinya peralihan hak kepada pemenang lelang. Pelaksanaan lelang eksekusi hak tanggungan terhadap perjanjian kredit pada Bank Mandiri di Semarang harus mengajukan permohonan dan memenuhi syarat-syarat yang ditentukan oleh KPKNL, lelang pada KPKNL dipandu oleh pejabat lelang kelas I sebagai pegawai negeri yang ditunjuk dan ditugaskan oleh KPKNL serta dalam pelaksanaan lelang dilakukan melalui proses pra lelang, pelaksanaan lelang dan pasca lelang. Peralihan hak terhadap objek lelang akan dikenakan pajak Bea Perolehan Hak atas Tanah dan atau Bangunan (BPHTB). Pajak Bea Perolehan Hak atas Tanah dan Bangunan (BPHTB) adalah pajak yang dikenakan atas perolehan hak atas tanah dan bangunan pajak BPHTB objek lelang dilaksanakan oleh wajib pajak dengan sistem self assessment dan prosedur pembayarannya tidak sederhana karena keputusan Pejabat Lelang Kelas I yang tertuang dalam risalah lelang harus dilakukan penelitian/verifikasi oleh Dinas Pengelolaan Keuangan dan Aset Daerah Kota Semarang instansi di bawah pemerintah daerah untuk melakukan pengelolaan keuangan dan aset daerah yang berwenang untuk memeriksa kebenaran informasi dan memeriksa kelengkapan dokumen pendukungnya berdasarkan database objek pajak serta melakukan penghitungan pajak BPHTB terutang oleh wajib pajak

SISTEM KOMUNIKASI PERTEMANAN ANTAR MAHASISWA UMS BERBASIS WEB MENGGUNAKAN PHP DAN DATA BASE MYSQL

Perkembangan internet dan teknologi komunikasi sangat luar biasa, salah satunya adalah Web. Web merupakan salah satu sumber daya internet yang berkembang pesat. Web telah membentang ke seluruh penjuru dunia sebagai media informasi yang sangat efisien. Penelitian ini merancang dan membuat sebuah sistem komunikasi pertemanan antar mahasiswa ums berbasis web, Sebagai media komunikasi, Sistem komunikasi ini diharapkan akan memberi dampak yang lebih dan berguna bagi para mahasiswa dalam menjalin silaturohmi dengan mahasiswa lain. Sehingga dapat memberi kemudahan bagi para konsumennya dalam komunikasi. Menggunakan tool software Xampp 1.7.3 (Web server apache 2.2.14, PHP 5.3.1 ,dan MySQL 5.1.41), menggunakan web designer Macromedia Dreamweaver CS4, Adobe photoshop CS. Pengujian dilakukan dengan localhost dan LAN (Local Area Network). hasil pengujian disimpulkan bahwa perancangan Sistem komunikasi pertemanan antar mahasiswa UMS ini menggunakan teknologi web basis data (MySQL dan PHP) ini dapat memberikan kemudahan kepadai konsumennya dalam suatu komunikasi. Perbaikan ke depan perlu disempurnakan bagian keamanan basis data yang digunakan di MySQL, desain web agar tampak lebih menarik , dan diberikan layanan berbasis mobile (telepon genggam). Aplikasi Berbasis Web untuk Penilaian Kinerja Guru SMK Media Informatika Menggunakan Metode Simple Additive Weighting

The aim of this research is to help the Teacher Performance Assessment (PKG) team to manage PKG and prioritize teacher assessments based on their performance. The method for assessing teacher performance uses the Simple Additive Weighting (SAW) method in determining teacher priorities through assessing teacher performance which produces the best ranking. The concept of the SAW method is to find a weighted sum of the performance ratings of each alternative (teacher) on all attributes. The implementation is to create a web-based application to make it easier for users to get teacher performance assessments. Testing this application system uses the black box method. The results obtained from black box testing are valid, which means that the functional system runs well and the results of validation testing using Microsoft Excel are in accordance with the SAW method calculations. Based on the research carried out, it was concluded that the SAW method was useful in helping the PKG team at Media Informatics Vocational School to manage assessment results and prioritize teacher performance assessments effectively and efficiently based on the results of the black box test on this application system

Sowing Seeds of Subversion: Nineteenth-Century British Women Writers\u27 Subversive Use of Fairy Tales and Folklore focuses on the fictional works of nineteenth-century British women authors, analyzing their use of fairy-tale and folklore motifs to criticize social mores, in particular those surrounding domestic ideology and the institution of marriage. By situating texts within their sociocultural contexts, I explore how nineteenth-century women authors revised and adapted classic fairy tales to communicate subversive, proto-feminist social criticism to a variety of audiences. I examine fiction and poetry published in literary annuals, in fairy-tale collections, and in the more generally available collections of poetry and short stories as deconstructions of hegemonic fantasies regarding ideals of femininity and domesticity as well as the delusion that woman\u27s desires can be completely satisfied in marriage. Ultimately, this dissertation reveals a missing link in the tradition of subversive fairy tales by women inaugurated by the seventeenth-century French conteuses and continued by contemporary feminist fairy-tale authors like Anne Sexton and Angela Carter

Metal Ion Effect on the Absorbance Response of Chlorpheniramine Maleate in Pharmaceutical Dosage Form: A Study on Correlation between Spectroscopic and Potentiometric Measurements

The interference between metal ions in human body and drug molecules is highly serious. A widely used drug by children and adults to treat throat pain and tonsillitis has been studied. The absorbance intensity of Chlorpheniramine Maleate drug in the presence of Fe3+, Co+2, Ca+2 and Mg+2 metal ions has been studied. The addition of Fe3+, Co+2, Ca+2 and Mg+2 metal ions to an aqueous solution of chlorpheniramine maleate increases the absorbance signal significantly and rapidly. These metals are chosen because they have high concentration in human body. Increasing the pH value of the aqueous solution of chlorpheniramine maleate has a contrary effect on the absorbance signal. Potentiometric measurements have been performed to correlate the spectrophotometric results and found to be consistent. Potentiometric and spectrophotometric measurements prove that there is a change in drug concentration at different pH value and to think carefully when using such drugs.   Keywords: Chlorpheniramine Maleate, spectrophotometric and Potentiometric measurements

Peningkatan kualitas sumber daya manusia perlu dilakukan secara terencana, terarah, dan berkesinambungan dalam rangka meningkatkan kemampuan dan profesionalisme. Sasaran dari pengembangan kualitas sumber daya manusia adalah untuk meningkatkan kinerja operasional sumber daya manusia dalam melaksanakan tugas-tugas. Selain itu, kualitas sumberdaya manusia yang tinggi akan bermuara pada lahirnya komitmen yang kuat dalam penyelesaian tugas-tugas rutin sesuai tanggung jawab dan fungsinya masing-masing secara lebih efisien, efektif, dan produktif. Pendekatan Pemecahan Masalah Matematika pada Materi Matriks

The purpose of this research is to describe a mathematical problem-solving approach to the matrix material. This type of research is qualitative research using library research methods. Data collection techniques by identifying from books, articles, journals, papers, and various information related to mathematical problem-solving approaches to the matrix material. Imagery and Theme on the Two Poems (Hanging Fire and the Waking)

This research in entitled “Imagery and Theme on the Two Poems (Hanging Fire and The Waking)”. The researcher has deeply interest to do study to two poems above to expose the imagery and theme in each poem. Because of this research we can more understand the poem and get the real meaning that the poet tries to picture. The poem entitled “Hanging Fire and The Waking” is employed to illustrate problems. In this research, the researcher analyzes imagery and theme based on their context and intention of the speakers in using them. The researcher formulated two major problems in the study, those are; (1) what kinds of imagery can be found in the two poems, and  (2) what are themes can be found in the two. The method that the researcher uses in this research is descriptive qualitative, As with the use of the theory, however the amount of literature varies by type of qualitative design. The researcher used a descriptive research method and the data in this study were described descriptively based on the factswhile the researcher uses the theory about narrative poetry, imagery and theme from Robert DiYanni, Waluyo, Pradopo,etc.. After completing this researcher and put in written form, the researcher comes to conclusion that the two poems above have same major meaning that is about social and private life of human.
