Legal Issues in the rehabilitation of abandoned housing projects of the liquidated housing-developer-companies in Peninsular Malaysia

Abandoned housing projects is one of the biggest problems in the housing industry in Peninsular Malaysia. Even though since the Independence days in 1957, the Malaysian Government have provided laws and policies to govern housing industry, yet abandoned housing projects problem is still an unsettled issue until today.The real victims are the purchasers themselves.Usually when a housing developer company is wound up, the affair and business of the company are taken over either by the private liquidator or provisional liquidator or the official Receiver (OR) under the Department of Insolvency.The liquidator may rehabilitate the abandoned projects left by the wound up housing developer companies, if the projects are viable for rehabilitation with the approval of the creditors, contributories, the committee of inspection and the court and that there is adequate fund to finance the rehabilitation. Otherwise, if the project is not viable, particularly because there are insufficient funds to run the rehabilitation, the projects may be stalled forever without any prospects for rehabilitation, to the detriment of the purchasers. This article discusses the law and practice in the rehabilitation of abandoned housing projects in Peninsular Malaysia of the wound-up-housing-developer-companies.At the ending part of this article the author proposes certain suggestions for facing the problems of abandoned housing projects of the wound up housing developer companies and their rehabilitation in Peninsular Malaysia

Identifying the Students’ Difficulties in Comprehending TOEFL Reading Test

The study aimed to find out the Students’ difficulties in comprehending TOEFL reading Test. The description of the data through the question as explained in the previous section showed that the students have some problems or difficulties in TOEFL.  There are five items of the difficulties faced by students of fourth-semester students of IAIN Palopo in the Academic year 2019/2020 about determining the main idea, supporting detail, vocabulary, reference, and inference. IMPROVING STUDENTS’ WRITING SKILL USING A FOUR-PHASE TECHNIQUE

This article describes a classroom action research held in writing class using a four-phase technique to improve the eleventh grade students’ writing skill and improve classroom situation. The method used in the research is classroom action research was conducted in two cycles. Each cycle included four stages: planning, implementing, observing, and reflecting. The research data were collected by using observation, interview, document, photograph and test (pre-test and post-test). The data were analyzed through descriptive analysis which consists of assembling the data, coding the data, comparing the data, building interpretation, and reporting the outcomes for the qualitative data and descriptive statistics for the quantitative data. The research findings show that a four-phase technique is able to improve students’ wriitng skill and classroom situation. The Fusion of Competence and Integrity Problems in Transformation of Public Human Resources Management Model

The limited quality of human resource management in the Biak Numfor Regency in Papua requires fundamental transformation. Based on available data, the determinants that reject the transformation process include two categories, namely, lack of competence and integrity. This study uses a post-positivistic interpretive phenomenological philosophy that emphasizes the meaning and descriptive process to understand the process of transformation. Local government leaders who are not trustworthy in applying the concept of human resource management based on the Cakar thesis latently significantly affect the integrity of the domestic apparatus. That has an impact on the lack of credibility of the Biak Regional Human Resources Development Agency. In short, increasing the competency of human resources as an effort to produce adequate human resources in this region becomes an important key for successful transformation.

Penyebab Terjadinya Kekerasan Terhadap Anak (Studi Kasus di Kabupaten Sumbawa)

Anak merupakan karunia Allah SWT yang harus mendapat perlindungan, bimbingan, dan pembinaan secara konsisten karena didalam dirinya melekat harkat dan martabat sebagai manusia seutuhnya, sehingga ia memiliki hak-hak asasi yang sama seperti hak-hak asasi yang dimiliki oleh individu-individu lainnya. Adapun yang menjadi rumusan masalah dalam penelitian ini adalah apa penyebab terjadinya kekerasan terhadap anak di Kabupaten Sumbawa. Penelitian ini merupakan jenis penelitian kualitatif deskriptif. Teknik pengumpulan data yaitu wawancara, observasi dan dokumentasi. Pengolahan data akan dianalisis dan diolah secara deskriptif kualitatif. Hasil penelitian menunjukan bahwa penyebab terjadinya kekerasan terhadap anak yaitu timbulnya hasrat seksual secara alamiah yang tidak diiringi pengendalian diri, kurangnya pengawasan orang tua terhadap anak, pergaulan bebas, kondisi ekonomi, pengaruh media pornografi dan pengaruh lingkunganChildren are a gift from Allah SWT who must receive protection, guidance, and guidance consistently, because they have inherent dignity as a whole human being, so that they have the same human rights as other individuals. The formulation of the problem in this study is what causes violence against children in Sumbawa Regency. This research is a type of descriptive qualitative research. Data collection techniques are interviews, observation and documentation. Data processing will be analyzed and processed in a qualitative descriptive manner. The results showed that the causes of violence against children were the emergence of natural sexual desires that were not accompanied by self-control, lack of parental supervision of children, promiscuity, economic conditions, the influence of pornographic media and environmental influences

Dampak Merariq Terhadap Masyarakat Suku Sasak (Studi Pada Masyarakat Suku Sasak di Desa Rumak Kecamatan Kediri Kabupaten Lombok Barat)

Tujuan penelitian ini adalah untuk mengidentifikasi dampak merariq terhadap masyarakat suku sasak di Desa Rumak Kecamatan Kediri Lombok Barat. Pendekatan yang digunakan dalam penelitian ini adalah pendekatan kualitatif dengan metode deskriptif. Teknik pengumpulan data yang digunakan adalah, wawancara mendalam, observasi dan dokumentasi. Hasil penelitian dampak merariq terhadap masyarakat suku sasak di Desa Rumak , ada dampak positif dan negatif. Dampak positif merariq terhadap masyarakat sebagai berikut: merupakan sebuah prestise atau wibawa kepada seorang perempuan, menunjukkan kesatrian seorang laki-laki terhadap wanita, melestarikan budaya Sasak yang dilakukan secara turun temurun. Sedangkan dampak negatif merariq terhadap masyarakat Suku Sasak, sebagai berikut: terjadinya konflik yang berkepanjangan, menyita waktu yang cukup lama, ada unsur bisnis.The purpose of this study is: to identify impact merariq at Sasak Tribe Community at Rumak Vilage Kediri District West Lombok Regency.
