A Microeconomic Study of Commercial Real Estate Brokerage Firms
While residential brokerage has been widely studied, the operating characteristics on income property brokerage firms have received little attention in the literature. In this paper, we analyze results from a survey of income property brokers to measure profitability scale effects, and expenditures at the firm level. We find that while scale economies exist for expenses, net income per producer falls as firms grow; the optimally sized firm is comparatively small. Although inconsistencies with results from recent residential brokerage studies may relate to the survey period, they may also support a view that residential and income brokerage firms are structurally different.

Precipitation and latent heating distributions from satellite passive microwave radiometry. Part I: improved method and uncertainties
A revised Bayesian algorithm for estimating surface rain rate, convective rain proportion, and latent heating profiles from satellite-borne passive microwave radiometer observations over ocean backgrounds is described. The algorithm searches a large database of cloud-radiative model simulations to find cloud profiles that are radiatively consistent with a given set of microwave radiance measurements. The properties of these radiatively consistent profiles are then composited to obtain best estimates of the observed properties. The revised algorithm is supported by an expanded and more physically consistent database of cloud-radiative model simulations. The algorithm also features a better quantification of the convective and nonconvective contributions to total rainfall, a new geographic database, and an improved representation of background radiances in rain-free regions. Bias and random error estimates are derived from applications of the algorithm to synthetic radiance data, based upon a subset of cloud-resolving model simulations, and from the Bayesian formulation itself. Synthetic rain-rate and latent heating estimates exhibit a trend of high (low) bias for low (high) retrieved values. The Bayesian estimates of random error are propagated to represent errors at coarser time and space resolutions, based upon applications of the algorithm to TRMM Microwave Imager (TMI) data. Errors in TMI instantaneous rain-rate estimates at 0.5°-resolution range from approximately 50% at 1 mm h−1 to 20% at 14 mm h−1. Errors in collocated spaceborne radar rain-rate estimates are roughly 50%–80% of the TMI errors at this resolution. The estimated algorithm random error in TMI rain rates at monthly, 2.5° resolution is relatively small (less than 6% at 5 mm day−1) in comparison with the random error resulting from infrequent satellite temporal sampling (8%–35% at the same rain rate). Percentage errors resulting from sampling decrease with increasing rain rate, and sampling errors in latent heating rates follow the same trend. Averaging over 3 months reduces sampling errors in rain rates to 6%–15% at 5 mm day−1, with proportionate reductions in latent heating sampling errors
Persistent Currents and Dissipation in Narrow Bilayer Quantum Hall Bars
Bilayer quantum Hall states support a flow of nearly dissipationless
staggered current which can only decay through collective channels. We study
the dominant finite-temperature dissipation mechanism which in narrow bars is
driven by thermal nucleation of pseudospin solitons. We find the
finite-temperature resistivity, predict the resulting staggered current-voltage
characteristics, and calculate the associated zero-temperature critical

Astrophysical Tests of Modified Gravity: A Screening Map of the Nearby Universe
Astrophysical tests of modified modified gravity theories in the nearby
universe have been emphasized recently by Hui, Nicolis and Stubbs (2009) and
Jain and VanderPlas (2011). A key element of such tests is the screening
mechanism whereby general relativity is restored in massive halos or high
density environments like the Milky Way. In chameleon theories of gravity,
including all f(R) models, field dwarf galaxies may be unscreened and therefore
feel an extra force, as opposed to screened galaxies. The first step to study
differences between screened and unscreened galaxies is to create a 3D
screening map. We use N-body simulations to test and calibrate simple
approximations to determine the level of screening in galaxy catalogs. Sources
of systematic errors in the screening map due to observational inaccuracies are
modeled and their contamination is estimated. We then apply our methods to
create a map out to 200 Mpc in the Sloan Digital Sky Survey footprint using
data from the Sloan survey and other sources. In two companion papers this map
will be used to carry out new tests of gravity using distance indicators and
the disks of dwarf galaxies. We also make our screening map publicly available.Comment: 21 pages, 10 figure
Wigner Crystals Phases in Bilayer Quantum Hall Systems

The Wigner crystal phase diagram of the bilayer systems have been studied
using variational methods. Five crystal phases are obtained. As the layer
spacing increases, the system will undergo a sequence of phase transitions. A
common feature of most bilayer Wigner crystals is that they have mixed

DaMN – Discriminative and Mutually Nearest: Exploiting Pairwise Category Proximity for Video Action Recognition
We propose a method for learning discriminative category-level features and demonstrate state-of-the-art results on large-scale action recognition in video. The key observation is that one-vs-rest classifiers, which are ubiquitously employed for this task, face challenges in separating very similar categories (such as running vs. jogging). Our proposed method automatically identifies such pairs of categories using a criterion of mutual pairwise proximity in the (kernelized) feature space, using a category-level similarity matrix where each entry corresponds to the one-vs-one SVM margin for pairs of categories. We then exploit the observation that while splitting such Siamese Twin categories may be difficult, separating them from the remaining categories in a two-vs-rest framework is not. This enables us to augment one-vs-rest classifiers with a judicious selection of two-vs-rest classifier outputs, formed from such discriminative and mutually nearest (DaMN) pairs. By combining one-vs-rest and two-vs-rest features in a principled probabilistic manner, we achieve state-of-the-art results on the UCF101 and HMDB51 datasets. More importantly, the same DaMN features, when treated as a mid-level representation also outperform existing methods in knowledge transfer experiments, both cross-dataset from UCF101 to HMDB51 and to new categories with limited training data (one-shot and few-shot learning). Finally, we study the generality of the proposed approach by applying DaMN to other classification tasks; our experiments show that DaMN outperforms related approaches in direct comparisons, not only on video action recognition but also on their original image dataset tasks. © 2014 Springer International Publishing
Ferromagnetic phase transition and Bose-Einstein condensation in spinor Bose gases
Phase transitions in spinor Bose gases with ferromagnetic (FM) couplings are
studied via mean-field theory. We show that an infinitesimal value of the
coupling can induce a FM phase transition at a finite temperature always above
the critical temperature of Bose-Einstein condensation. This contrasts sharply
with the case of Fermi gases, in which the Stoner coupling can not lead
to a FM phase transition unless it is larger than a threshold value . The
FM coupling also increases the critical temperatures of both the ferromagnetic
transition and the Bose-Einstein condensation.Comment: 4 pages, 4 figure
Renal pericytes: regulators of medullary blood flow
Regulation of medullary blood flow (MBF) is essential in maintaining normal kidney function. Blood flow to the medulla is supplied by the descending vasa recta (DVR), which arise from the efferent arterioles of juxtamedullary glomeruli. DVR are composed of a continuous endothelium, intercalated with smooth muscle-like cells called pericytes. Pericytes have been shown to alter the diameter of isolated and in situ DVR in response to vasoactive stimuli that are transmitted via a network of autocrine and paracrine signalling pathways. Vasoactive stimuli can be released by neighbouring tubular epithelial, endothelial, red blood cells and neuronal cells in response to changes in NaCl transport and oxygen tension. The experimentally described sensitivity of pericytes to these stimuli strongly suggests their leading role in the phenomenon of MBF autoregulation. Because the debate on autoregulation of MBF fervently continues, we discuss the evidence favouring a physiological role for pericytes in the regulation of MBF and describe their potential role in tubulo-vascular cross-talk in this region of the kidney. The Exact MSSM Spectrum from String Theory
We show the existence of realistic vacua in string theory whose observable
sector has exactly the matter content of the MSSM. This is achieved by
compactifying the E_8 x E_8 heterotic superstring on a smooth Calabi-Yau
threefold with an SU(4) gauge instanton and a Z_3 x Z_3 Wilson line.
Specifically, the observable sector is N=1 supersymmetric with gauge group
SU(3)_C x SU(2)_L x U(1)_Y x U(1)_{B-L}, three families of quarks and leptons,
each family with a right-handed neutrino, and one Higgs-Higgs conjugate pair.
Importantly, there are no extra vector-like pairs and no exotic matter in the
zero mode spectrum. There are, in addition, 6 geometric moduli and 13 gauge
instanton moduli in the observable sector. The holomorphic SU(4) vector bundle
