    Verslo socialinės atsakomybės iniciatyvos įgyvendinimas taikant BIM: Lietuvos statybų sektoriaus situacijos analizė ir perspektyvos

    The article analyzes the theoretical aspects of corporate social responsibility and BIM, examines the problems of the construction sector in implementing the principles of social responsibility. The corporate social responsibility assessment of the construction sector was carried out using the multi-criteria COPRAS method and the results were compared with the results of companies that are capable of developing digital construction project models. Summarizing the results of the research it can be argued that companies that use their digital technologies in practice also meet the basic principles of CSR, therefore, a model for linkage of corporate social responsibility and BIM has been developed and presented. Companies that use BIM technology in practice could and should incorporate the principles of social responsibility into their activities. Santrauka Straipsnyje analizuojami įmonių socialinės atsakomybės ir BIM teoriniai aspektai, išnagrinėta statybų sektoriaus problematika įgyvendinant socialinės atsakomybės principus. Atliktas statybų sektoriaus įmonių socialinės atsakomybės vertinimas, taikant daugiakriterį COPRAS metodą, o rezultatai buvo lyginami su įmonėmis, gebančiomis kurti skaitmeninės statybos projektų modelius. Apibendrinus tyrimo rezultatus, galima teigti, kad įmonės, naudojančios savo praktikoje skaitmenines technologijas, atitinka ir ĮSA pagrindinius principus, todėl parengtas ir pateiktas įmonių socialinės atsakomybės ir BIM ryšių modelis. Įmonės, naudojančios savo praktikoje BIM technologijas, galėtų ir turėtų savo veikloje diegti socialinės atsakomybės principus.     Assessment of Buildings Redevelopment Possibilities using MCDM and BIM Techniques

    The paper deals with abandoned former industrial buildings problem and buildings’ redevelopment possibilities with emphasis on sustainable development. A complex decision-making model for redevelopment of abandoned buildings, combining Building Information Modelling (BIM) and Multiple Criteria Decision Making (MCDM) techniques, is proposed. A case study of a former measurement equipment factory is presented. Ranking of possible redevelopment alternatives of the building using Weighted Aggregated Sum Product Assessment method with grey attributes scores (WASPAS-G) is proposed and the most rational projects are selected.     The article analyzes the concept of corporate social responsibility, its assessment methods, indicators and guidelines on standards. This work also presents the analysis of Lithuanian construction sector, examines the largest companies in this area, their possibility to develop the corporate social responsibility initiative, as well as the main difficulties in implementing the principles of social responsibility.     Analysis of problems, consequences and solutions for BIM application in reconstruction projects

    The main aim of analysis presented in this paper is based on the complex evaluation of Building Information Modelling (BIM) application and decision support in reconstruction projects. The reconstruction projects face the high level uncertainty during implementation mostly due inappropriate information management, insufficient quality control and low competence of participants. The application of advanced Computer-Aided tools such as BIM uses both with advanced Information and Communication Technologies (ICT) can be the way to solve the problems of reconstruction projects. The fourteen reconstruction projects have been analysed and the list of thirteen main problems has been identi­fied. The pair wise judgment of problems has been made based on in the expert survey using the Analytic Hierarchy Pro­cess (AHP) method. The occurrence, influence to project and significance of the problems have been calculated and were prioritised according to the importance and consequences. After the complex analysis of problems, it is suggested to use combined list of solutions of the BIM tool application in reconstruction projects to support decision making process

    Ranking of Heritage Building Conversion Alternatives by Applying BIM and MCDM: A Case of Sapieha Palace in Vilnius

    A balance (symmetry) between socio-cultural and socio-economic benefits as a part of the economic, social, and cultural development policy of each city and country should be assured when converting built heritage. To anticipate building conversion priorities and opportunities, modern technologies can be employed. However, currently the activity of reconstruction of heritage buildings is part of the construction domain wherein modern digital technologies have been the least ever applied. Therefore, photogrammetry and the 3D modeling of existing heritage buildings was suggested. A case study of Sapieha Palace, built in the Baroque style in 1689–1691 in Vilnius, Lithuania was explored in this research. The applied technologies and software (Agisoft Photoscan, Autodesk ReCap and Autodesk Revit) allowed for the creation of a high quality and accurate model involving both the textured exterior of the building and the interior layout. In addition, the valuable features of a building were identified and marked in a three-dimensional digital model. Based on the model, the authors formulated possible conversion alternatives of the building and identified the associated decision-making criteria, as well as determined their relative significance by an expert survey method. The authors suggested the application of the multiple criteria decision making (MCDM) method under uncertainty, namely the rough weighted aggregated sum product assessment (WASPAS), for ranking alternatives according to multiple criteria. Therefore, the suggested integration of modern digital technologies and decision-making models helps to assure the rational conversion decision of built cultural heritage based on high accuracy data as well as contributing to the sustainable development of engineering processes

    This article deals with the role and importance of procurement in the context of Lithuanian construction, and distinguishes the main weaknesses of the public procurement. The implementation of BIM and MCDM technologies during public tendering is described. The foreign good practice is analyzed, where BIM and MCDM technology is used during organization of public tenders in the construction field. The possibilities of applying the building information model are examined throughout the entire procurement process. The procurement organization model is proposed, based on MCDM and BIM technologies. It is found that implementation of BIM and MCDM technologies in the public tenders will be beneficial for both the state and the entire construction sector by reducing project uncertainties, risk expo-sure, shortening the project documentation review and, therefore, the construction time of the object. Santrauka Straipsnyje nagrinėjami viešųjų pirkimų vaidmuo ir svarba Lietuvos statybų kontekste, išskirti pagrindiniai viešųjų pirkimų trūkumai. Apibūdinamas BIM ir MCDM technologijų taikymas viešųjų konkursų metu, analizuojama užsienio geroji praktika, kur BIM ir MCDM technologijos naudojamos organizuojant viešuosius konkursus statybų srityje. Tiriamos statinio informacinio modelio taikymo galimybės per visą viešųjų pirkimų procesą. Pasiūlytas viešųjų pirkimų organizavimo modelis, pagrįstas MCDM ir BIM technologijomis. Nustatyta, kad BIM ir MCDM technologijų taikymas viešųjų konkursų metu bus naudingas tiek valstybei, tiek visam statybų sektoriui, nes sumažės projekto neapibrėžtumai, rizikingumas, sutrumpės projektavimo dokumentų nagrinėjimo, o kartu ir objekto statybų laikas.     Modelling of sustainable conversion of heritage buildings

    Disertacijoje nagrinėjamos priemonės, kurios padėtų priimti efektyvius sprendimus bei sumažinti neapibrėžtumų ir rizikos lygį, sprendžiant statybos paveldo objektų tvarios konversijos modeliavimo klausimus. Darbe yra analizuojama užsienio šalių geroji patirtis pritaikant šiuolaikines technologijas istorinių pastatų rekonstravimui. Tiriamos daugiakriterių sprendimų priėmimo metodų (MCDM) ir statinio informacinio modeliavimo (BIM) taikymo galimybės statybos paveldo tvarkybos darbams. Disertaciją sudaro įvadas, trys skyriai, bendrosios išvados, naudotos literatūros ir autoriaus publikacijų disertacijos tema sąrašai bei 7 priedai. Įvadiniame skyriuje aptariama tiriamoji problema, darbo aktualumas, aprašomas tyrimų objektas, formuluojamas darbo tikslas bei uždaviniai, aprašoma tyrimų metodika, darbo mokslinis naujumas, darbo rezultatų praktinė reikšmė, ginamieji teiginiai. Įvado pabaigoje pristatomos autoriaus paskelbtos publikacijos ir pranešimai konferencijose disertacijos tema bei disertacijos struktūra. Pirmame skyriuje pateikiama su disertacijos tema susijusios mokslinės literatūros apžvalga. Apibrėžiama statybos paveldo sąvoka, peržiūrimi paveldo tvarkybos darbai, analizuojama tarptautinė ir Lietuvos paveldotvarkos sistema, išskiriamos paveldotvarkos sistemos savybės, kurios įtakoja statybos paveldo vertybių tvarkybą. Skyriuje išnagrinėta MCDM ir BIM tarptautinė praktika paveldo tvarkybos darbams, bei pristatoma BIM ir MCDM sąsajų analizė. Antrajame skyriuje pateikti apibendrinti duomenys apie nekilnojamą kultūros paveldą Lietuvoje. Skyriuje pasiūlytas statybos paveldo objektų konversijos modelis, kurį taikant galima nustatyti, kurie metodai ar technologijos yra tinkamiausi konkrečiam objektui tvarkyti, atsižvelgiant į tvarios statybos principus. Trečiajame skyriuje pateiktas autoriaus pasiūlyto modelio praktinis pritaikymas. Pristatyti du eksperimentiniai projektai: XVII a. pab. Sapiegų rūmai Vilniuje ir XX a. pradž. Bambergo geležinkelio depas Vokietijoje. Objektams sudaryti BIM 3D modeliai su parametrine informacija ir suformuluota po tris galimas konversijos koncepcijas. Taikant daugiakriterinį Rough WASPAS metodą, išrinktos geriausios alternatyvos, įvertinant tvaraus vystymo(-si) komponentus. Darbo pabaigoje pateikiamos išvados. Disertacijos tema publikuota 10 mokslinių straipsnių, svarbiausi tyrimų rezultatai aptarti 5 mokslinėse konferencijose.Daktaro disertacij

    Importance and advantages of conversion of unused industrial buildings in Lithuania

    The article analyzes the concept, goals, and problems of conversion of abandoned industrial buildings and areas, as well as the benefit of successful conversion to urban development. The review of scientific literature allows claiming that the old industrial buildings are very attractive for investment. The article distinguishes the main types of conversion, and their characteristic features. The research describes environmental factors influencing conversion and develops the set of indicators to evaluate conversion. Different types of conversion projects are assessed applying the multi-criteria method WASPAS-G. It is established that the best of the projects is converting a building into a lofttype housing, which could give a significant positive impact on the urban and architectural environment and be environmentally friendly both during the production and exploitation period. Nenaudojamų gamybinių ir pramonių pastatų konversijos svarba ir pranašumai Lietuvoje Santrauka  Straipsnyje nagrinėjama apleistų gamybos ir pramonės pastatų bei teritorijų konversijos samprata, tikslai, problemos, sėkmingos konversijos rezultatų nauda miesto plėtrai. Atlikta mokslinės literatūros analizė leidžia teigti, kad senieji pramoniniai pastatai yra itin patrauklūs investicijoms. Straipsnyje išskirti pagrindiniai konversijos tipai, jiems būdingi bruožai. Apibūdinti konversiją veikiantys aplinkos veiksniai ir parengta konversijos vertinimo rodiklių aibė. Taikant daugiakriterį sprendimų priėmimo metodą WASPAS-G, įvertinti skirtingų konversijos tipų projektai. Nustatyta, jog geriausias iš nagrinėtų projektų yra pastato konversija į lofto tipo būstą, kuris turi didelę teigiamą įtaką urbanistinei ir architektūrinei miesto aplinkai ir yra palankus aplinkai tiek gamybos metu, tiek ir pastatą eksploatuojant.     The article deals with abandoned industrial buildings and lands conversion concept, objectives, problems, beneficial results of a successful conversion for urban expansion, as a complex process of sustainable development. The tools for making effective management and usage of abandoned buildings decisions are considered. The article analyzes the 5D BIM model throughout the life cycle of the building. The foreign good practice is analyzed, where the modern digital technology is used for reconstruction of old buildings. The building information model application possibilities are examined throughout the lifespan of a building. The measures for CO2 emission reduction in the construction sector are proposed. Finaly, the model for conversion of abanoded buildings is proposed, based on MCDM and BIM technologies.
