    The implementation of strategic partnering in industrialised building system / Faridah Muhamad Halil

    The concept of strategic partnering is an important consideration for the players in the construction industry. The research has revealed that strategic partnering is about long term relationship practiced between two or more parties in projects awarded by the clients. Strategic partnering in construction has been presented as a potentially important way of improving construction project performance through the direct benefits received by the clients such as quality, project success, less delay, less problem, social benefits and sustainable business. The aim of the research is to develop a conceptual framework for the implementation of strategic partnering in the industrialised building system. The methodology adopted in this research is mixed method consisting of literature search, questionnaire survey and semi-structured interviews. The benefits of using this method are that it presents an opportunity to seek verification in the results from different methods, and also to seek similar or different pattern as well. Using this approach, the targeted of respondents are selected are public and private clients. The findings of this research are derived from the literature review, questionnaire survey and semi structured interviews

    The construction industry should move from conventional construction method and adopt the industrialisation concept, to increase productivity and deliver quality construction end products. Industrialisation is the combination of a large market to divide into fractions the investment in strategies and innovation, in return, of simplifying the production and, therefore, reducing the costs. The introduction of Degree of Industrialisation by Roger-Bruno Richard is critical to the construction industry. The five degrees of industrialisation are prefabrication, mechanisation, automation, robotics and reproduction. Richard’s Degree of Industrialisation is in line with the Malaysian government’s vision to be a developed nation by 2020, to push forward the use of innovative technologies in most industries including the construction industry. The adoption of industrialisation and innovations in the Malaysian construction industry has the potential to solve the current problems in the construction industry. The problems are the inferior quality of products and processes, a poor site working conditions, low construction productivity, high construction cost, relying on foreign workers and lack of skill labours. The adoption of industrialisation and innovations promote sustainability in the construction environment. The objectives of the study are to investigate whether the adoption of industrialisation in the construction environment promotes sustainability and to identify the current level of industrialisation of the Malaysian construction industry. The methodologies of the study are semi-structure interview and observation. The Malaysian construction industry is ready to embrace industrialisation in construction environment in limited areas and industrialisation promotes sustainability in the construction environment

    The Industrialised Building System Modular System (IBSMS) Framework

    The enhancement of quality and to promote sustainability in the construction or built environment can be achieved through the adoption of offsite manufacturing (OSM). The adoption OSM through modular construction is already being adopted all over the world but to be considered as new technology and innovation in Malaysia. This paper will discuss the development of a framework for modular construction that embraced the Malaysian IBS approach. The framework is developed from the existing framework, literature review and the findings of the case studies.     Monte Carlo Simulation for Cost Forecasting in the Green Building Project

    Monte Carlo Simulation is a mathematical technique that generates random variables for modelling risk. This technique is suitable and benefits to the various client such as public and private sector to evaluate the costing prepared by the Quantity Surveyor.  The methodology used is a qualitative approach consisting of a case study and document analysis.     Financial Sharing in Infrastructure Joint Venture Projects

    Objective: The purpose of this paper is to identify the financial sharing limitation in contractor’s infrastructure project in joint venture implementation.  Methodology: Using the quantitative method, the questionnaires, constructed based on external and internal variables were distributed to the selected respondents. The analysis of the data is conducted with simple SPSS analysis to identify the mean, median and standard deviation. The ranking of the variables is drawn from the results. Results: The outcome of this research has found that the crucial external limitations are penalty to the foreigners and that market legislation requires limitation in the sharing proportion. Meanwhile, for the internal limitation the ownership control and rate fluctuation should be followed with certain marking lines.   Implication: Thus, this paper stimulates the joint venture contractor to set up the post financial remedial plan once one of the collaborative partners breaches the agreement on the joint venture due financial limitation.                                                             &nbsp

    The Elderly (Senior) Housing Preferences among Generations in Malaysia

    The elderly (senior) is a unique generation with specific housing preferences. This study aims to provide an overview on the elderly housing preferences of the Malaysian generations. The objectives of this study are: (i) To define elderly; (ii) To identify the elderly housing preferences features; and (iii) To determine the elderly housing preferences by different age group (generations). The study adopts mixed-method strategy and revealed; (i) Health; (ii) Safety; (iii) Convenience; (iv) Amenity; and (v) Community as the preferred elderly housing features.     Strategic Supply Chain Partnering in Industrialised Building System

    The purpose of this paper is to explore the concept of supply chain partnering practiced in Industrialised Building System. The relationship was based on the elements of trust, share a vision, decision-making and continuous improvement. The methodology adopted used quantitative and qualitative approach. Outcomes of the results, the public clients point out on the element of trust in between contractors were based effectiveness of communication.     Contractor’s Perception of the Use of Statistical Approach in the Tender Process at the Public Works Department, Malaysia

    Contractor selection is one of the main activities of clients. Without a proper and accurate method for selecting the most appropriate contractor, the performance of the project will be affected. The usage of statistical method is implemented by Public Works Department as a better tool for the selection of suitable contractor. This method would avoid a personal preference during selection of contractor for government project. Furthermore, this method will ensure the price submitted by the tenderer is reflective of the current market conditions. The statistical method uses mean, standard deviation and coefficient variation and this has been applied via a computer programme based on Microsoft Excel for ease of calculation. Previously the contractor selection process is based on the lowest price or as compared to the Quantity Surveyor’s estimate and this method exhibit an inherent weakness. Result from the survey questionnaire shows that the contractors agreed that the government has implemented a systematic approach using statistical method. One sample t-test was conducted to further validate the perception of the contractors to the new practice of tender selection using statistical method and the results from the respondents show that on the average, all the contractors agreed to the new practice of tender selection using statistical method
