Leave Vacant or Rent: The Optimal Decision for Absentee Home Sellers

Home-sellers may not occupy their property when listed for sale. While previous research has analyzed the effect of a vacancy on the sales price of residential properties, no research to date has quantified the economic benefits and costs of renting vis-à-vis leaving a property vacant while listed for sale. Renting a property will produce revenue but perhaps at the cost of a lower sale price and/or longer time on the market. This paper employs data on 55,202 homes sold in the Las Vegas, Nevada area to determine if renting a property increases or decreases the wealth position of home sellers. The results of an empirical test of the model are used to quantify the wealth effect. The findings indicate that renting the property produces a significant reduction in the home seller’s wealth position.

The design of a long range megatransport aircraft

During the period from August 1991 - June 1992 two design classes at Purdue University participated in the design of a long range, high capacity transport aircraft, dubbed the megatransport. Thirteen Purdue design teams generated RFP's that defined passenger capability and range, based upon team perception of market needs and infrastructure constraints. Turbofan engines were designed by each group to power these aircraft. The design problem and the variety of solutions developed are described in an attached paper

A Study of the Amphetamine Abuser: Personality Characteristics and “Meaning to Life”

This paper will review the literature on amphetamine abuse after which I will discuss some implications for treatment. I will propose an empirical study that should help clarify a major assumption that is apparent in the literature. This study will then point out the possibility of a method of treatment that can be effective in helping amphetamine abusers. The papers consists of three major themes: (a) Review of the Literature, (b) Implications for treatment, and (c) a proposed empirical study questioning the difference of personality traits and “meaning to life” between amphetamine abusers and youth who are considered to be well integrated into society

Predicting inter -organizational knowledge satisfaction through knowledge conversion and task characteristics in a minority -owned business

Knowledge management has been extensively studied from the single organization (intra-organizational) perspective for many years. Although the literature on intra-organizational knowledge is extensive, there still exist gaps in the literature with regards to knowledge being shared by multiple organizations (inter-organizational knowledge). Inter-organizational knowledge satisfaction is gained when the organizations successfully embody the knowledge gained via the cooperation and crystallizes that knowledge within the organization. The problem addressed in this study is the lack of a model for predicting inter-organizational knowledge satisfaction utilizing task characteristics and the knowledge conversion process. The purpose of the study was to predict inter-organizational knowledge satisfaction for a contract company. The research question addressed how task characteristic and knowledge conversion can predict inter-organizational knowledge satisfaction. The theoretical frameworks include Nonaka\u27s theory on organizational knowledge creation and Becerra-Fernandez and Sabherwal\u27s theory for task characteristics. The study is a correlation research design using multiple linear regression as the data analysis method. An online questionnaire was administered to all executives, first- and mid-level managers, and professionals. The predictor variables task characteristic and knowledge conversion are used to predict inter-organizational knowledge satisfaction (IOKS). Predictor variables accounted for 35.3% of the variance in the IOKS score. This study contributes to social change by helping organizations gain a competitive advantage through developing and implementing both creative and timely knowledge management initiatives to gain inter-organizational knowledge satisfaction

What Fanon Said: A Philosophical Introduction to His Life and Thought

Frantz Fanon’s imprint on twentieth century political philosophy and strikingly poignant role in shaping black radical traditions throughout the African Diaspora in the 1960s and 1970s is undeniable. Black activists and intellectuals found refuge in his writings, where blackness was made visible, embodied and cultivated into an epistemic resource for mapping revolutionary responses to antiblack racism, colonialism and gender and sexuality. Stokely Carmichael, the chief architect of the Black Power movement in the U.S., routinely referred to Fanon’s writing in his public speeches on Black Power, and for many others in the U.S. and throughout the African Diaspora Fanon’s writings were read and discussed as living scriptures. In fact, Fanon’s work, including Black Skin, White Masks and The Damned of the Earth, stirred transnational liberation movements among subjugated peoples and their political efforts to end colonialism and apartheid and segregation

African American college men holding leadership roles in majority white student groups

Examining the experience of African American college men has been a subject of many higher education scholars. The purpose of this phenomenological study was to be aware of the lived experience of seven African American college men who hold/held leadership positions in a majority White student group. Using symbolic interactionism and phenomenology as my framework in order to better understand how these men make meaning of their experience leading a majority White group, four themes emerged from this study: natural transition; the pull between Black and White environments; perfectionism; and power and influence. Implications for student affairs at PWIs include is the importance of gaining a deeper understanding of the students\u27 past high school experiences and helping those African American men in leadership roles to balance their responsibilities as a leader of a majority White organization and their desire to support the Black community. This study also brought to the forefront that student affairs professionals are many times only encouraging African American students to be involved with Black Student Associations or NPHC groups. As professionals we must never limit a student\u27s leadership but but rather encourage them to sharing their abilities with a variety of student groups on campus

Defendant H. L. Green Company licensed defendant Jalen Amusement Company as concessionaire of the record departments in twenty-three of its stores. The licensing agreement required Jalen\u27s employees to follow all Green\u27s rules and regulations and empowered Green to discharge any employee found to be conducting himself improperly. The gross receipts of the record department were collected by Green, Jalen receiving only the amount remaining after deductions for the license fee, salaries, and taxes. Although Jalen ordered and paid for the records and its employees made all the sales, record purchasers were unaware of Jalen\u27s autonomy in the record department. Plaintiff, copyright proprietor of several musical compositions, alleged that Jalen had manufactured recordings of these compositions in violation of section 101(e) of the Copyright Act. Plaintiff also alleged that Green had violated the same section by contributing to and participating actively in the sale of these recordings. The trial court found Jalen liable but dismissed the complaint as to Green. On appeal from the order dismissing Green, held, reversed and remanded for determination of damages. A concession licensor having control over the employees and benefiting proportionately from the sales of a licensee-vendor is liable in the amount of the statutory damages assessed for the sale of records infringing on copyrighted musical compositions.
