    Gulf Views: Toward a Better Understanding of Viewshed Scope in Hedonic Property Models

    This study examines the influence of Gulf of Mexico views on residential home sales prices in Pinellas County, Florida. We utilize Light Detection and Ranging (lidar) data to construct four continuous measures of Gulf of Mexico views – the total view, the maximum view segment, the mean view segment, and proximity to view content. Our results illustrate that residential property owners have a higher marginal willingness-to-pay for larger total views and larger continuous view segments. Results also indicate that the proximity of homes to the view content influences view valuations. Key Words:

    Going Home: Evacuation-Migration Decisions of Hurricane Katrina Survivors

    In the wake of Hurricane Katrina, many evacuees from the Gulf region began the difficult process of deciding whether to rebuild or restart elsewhere. We examine pre-Katrina Gulf residents’ decision to return to the post-disaster Gulf region—which we call the “return migration” decision. We estimate two separate return migration models, first utilizing data from a mail survey of individuals in the affected region and then focusing on self-administered questionnaires of evacuees in Houston. Our results indicate that return migration can be affected by household income; age; education level; employment, marital and home ownership status; but the results depend upon the population under consideration. We find no impact of “connection to place” on the return migration decision. While the impact of income is relatively small, we find that the real wage differential between home and host region influences the likelihood of return. Larger implicit costs, in terms of foregone wages for returning, induce a lower likelihood of return. Exploiting this difference at the individual level, we are able to produce estimates of willingness to pay to return home. Average WTP to return home for a sample of relatively poor households is estimated at 1.94perhouror1.94 per hour or 3,954 per year.

    Artificial Reef Attributes and The Relationship With Natural Reefs: Evidence From The Florida Keys

    Natural or coral reefs represent extremely valuable ecosystems supporting an estimated 25 percent of all marine life, yet recent reports suggest that 75 percent of the world’s natural reefs are under threat from both natural and human stressors. In areas such as the Florida Keys that boasts an expansive mix of natural and artificial reefs, recreational diving on the system provides an important economic contribution to the local community but also potentially contributes to the stress of the existing natural reef system. We develop a revealed and stated preference modeling framework of diver behavior and find that deployment of an additional large ship reef increases overall diving activity but does not impact diving behavior on the natural reef system

    The Seventh Data Release of the Sloan Digital Sky Survey

    This paper describes the Seventh Data Release of the Sloan Digital Sky Survey (SDSS), marking the completion of the original goals of the SDSS and the end of the phase known as SDSS-II. It includes 11663 deg^2 of imaging data, with most of the roughly 2000 deg^2 increment over the previous data release lying in regions of low Galactic latitude. The catalog contains five-band photometry for 357 million distinct objects. The survey also includes repeat photometry over 250 deg^2 along the Celestial Equator in the Southern Galactic Cap. A coaddition of these data goes roughly two magnitudes fainter than the main survey. The spectroscopy is now complete over a contiguous area of 7500 deg^2 in the Northern Galactic Cap, closing the gap that was present in previous data releases. There are over 1.6 million spectra in total, including 930,000 galaxies, 120,000 quasars, and 460,000 stars. The data release includes improved stellar photometry at low Galactic latitude. The astrometry has all been recalibrated with the second version of the USNO CCD Astrograph Catalog (UCAC-2), reducing the rms statistical errors at the bright end to 45 milli-arcseconds per coordinate. A systematic error in bright galaxy photometr is less severe than previously reported for the majority of galaxies. Finally, we describe a series of improvements to the spectroscopic reductions, including better flat-fielding and improved wavelength calibration at the blue end, better processing of objects with extremely strong narrow emission lines, and an improved determination of stellar metallicities.     The Sloan Digital Sky Survey (SDSS) will provide the data to support detailed investigations of the distribution of luminous and non- luminous matter in the Universe: a photometrically and astrometrically calibrated digital imaging survey of pi steradians above about Galactic latitude 30 degrees in five broad optical bands to a depth of g' about 23 magnitudes, and a spectroscopic survey of the approximately one million brightest galaxies and 10^5 brightest quasars found in the photometric object catalog produced by the imaging survey.     The First Data Release of the Sloan Digital Sky Survey

    The Sloan Digital Sky Survey has validated and made publicly available its First Data Release. This consists of 2099 square degrees of five-band (u, g, r, i, z) imaging data, 186,240 spectra of galaxies, quasars, stars and calibrating blank sky patches selected over 1360 square degrees of this area, and tables of measured parameters from these data. The imaging data go to a depth of r ~ 22.6 and are photometrically and astrometrically calibrated to 2% rms and 100 milli-arcsec rms per coordinate, respectively. The spectra cover the range 3800--9200 A, with a resolution of 1800--2100.     Valuing Beach Quality with Hedonic Property Models

    This paper explores the influence of beach quality on coastal property values. We hypothesize that beach and dune width provide local public goods in the form of recreation potential and storm/erosion protection, but services are limited by distance from the shoreline. Our findings support this hypothesis, as extending the influence of beach quality beyond 300 m from the shore generally results in statistically insignificant parameter estimates. For houses within this proximity bound, beach and dune widths increase property value. We argue that interpretation of marginal willingness to pay for beach quality depends upon individual understanding of coastal processes and expectations of management intervention.

    Addressing onsite sampling in recreation site choice models

    Independent experts and politicians have criticized statistical analyses of recreation behavior, which rely upon onsite samples due to their potential for biased inference. The use of onsite sampling usually reflects data or budgetary constraints, but can lead to two primary forms of bias in site choice models. First, the strategy entails sampling site choices rather than sampling individuals--a form of bias called endogenous stratification. Under these conditions, sample choices may not reflect the site choices of the true population. Second, exogenous attributes of the individuals sampled onsite may differ from the attributes of individuals in the population--the most common form in recreation demand is avidity bias. We propose addressing these biases by combining two the existing methods: Weighted Exogenous Stratification Maximum Likelihood estimation and propensity score estimation. We use the National Marine Fisheries Service's Marine Recreational Fishing Statistics Survey to illustrate methods of bias reduction, employing both simulated and empirical applications. We find that propensity score based weights can significantly reduce bias in estimation. Our results indicate that failure to account for these biases can overstate anglers' willingness to pay for improvements in fishing catch, but weighted models exhibit higher variance of parameter estimates and willingness to pay.Onsite sampling Propensity score weighting Recreation demand Random utility models
