Are Brokers' Commission Rates on Home Sales Too High? A Conceptual Analysis

    Get PDF
Many people believe that prevailing commission rates for residential real estate brokers are "too high" but do not offer a formal model. This paper presents a general equilibrium model of the housing market in which real estate brokers serve as matching intermediaries. We use this model to construct an illustrative example which is "calibrated" using data representative of a typical housing market.real estate brokers, commission rate, matching technology, mismatch costs, idiosyncratic tastes

A non-local perturbation of the logistic equation in IR N

    Get PDF
A logistic equation in the whole space is considered. In this problem, a non-local perturbation is included. We establish a new sub-supersolution method forgeneral nonlocal elliptic equations and, consequently, we obtain the existence ofpositive solutions of a nonlocal logistic equation.Ministerio de Economía y Competitividad (MINECO). Hyers-Ulam stability for coupled random fixed point theorems and applications to periodic boundary value random problems

    Get PDF
In this paper, we prove some existence, uniqueness and Hyers-Ulam stability results for the coupled random fixed point of a pair of contractive type random operators on separable complete metric spaces. The approach is based on a new version of the Perov type fixed point theorem for contractions. Some applications to integral equations and to boundary value problems are also given.Ministerio de Economía y Competitividad (MINECO). EspañaEuropean Commission (EC). Quality Report on the Norwegian Structure of Earnings Survey 2006

    Get PDF
This report covers all the main points related to quality that are normally covered and commented on in connection with the publication of statistics, and in this case statistics on earnings. This report is a slightly altered version of the quality report that accompanied the data on the Norwegian Structure of Earnings survey 2006 forwarded to Eurostat. The statistics, data and quality reporting are regulated legally through council and commission regulations. The following report is built up and formulated to adhere to the commission regulation (EC) 698/2006 implementing council regulation (EC) 530/1999 as regards the quality evaluation of the structural statistics on earnings. The variables in the report are those defined in the commission regulation (EC) 1738/2005, which covers the definition and transmission of structural statistics on earnings and labour costs. The report only covers the aspects regulated by the aforementioned regulations, and does not venture into any documentation or analysis of the results from the statistics

Universality on higher order Hardy spaces

    Get PDF
We prove a Seidel-Walsh-type theorem about universality of a sequence of derivation-composition operators generated by automorphisms of the unit disk in the setting of the higher order Hardy spaces. Moreover, some related positive or negative assertions involving interpolating sequences and sequences between two tangent circles are established for the class of bounded functions in the unit disk. Our statements improve earlier ones due to Herzog and to the first and third authors.Plan Andaluz de Investigación (Junta de Andalucía)Dirección General de Enseñanza Superior (DGES). Ineffective by Design: A Critique of Campaign Finance Law Enforcement in the United States, Australia, and the United Kingdom

    Get PDF
Though ostensibly tasked with enforcing their respective nations’ campaign finance laws, the Federal Election Commission (“FEC”), Australian Electoral Commission (“AEC”), and Electoral Commission (“EC”) are woefully unable to meaningfully address the evolving nature of campaigns or enforce existing regulations in the United States, Australia, and the United Kingdom, respectively. Attempts at enforcement are cut off at the knees by political infighting, half-hearted grants of independent authority, and a lack of institutional support. Conversely, the New York City Campaign Finance Board (“CFB”) is recognized as an example of meaningful enforcement and relative political independence. By implementing changes that translate the CFB’s municipally-successful structure to federal agencies, the FEC, AEC and EC could become more effective in the enforcement of existing laws and better at adapting to the changing face of elections
