    Plan de negocios del proyecto inmobiliario Edificio "Aura"

    The real estate business plan developed for “Aura” Building has as purpose show the viability of the project through the analysis of several factors, as well as, its impact and its risks to create action and ease strategies to make the project possible. First of all, the project consists of a building of 8000m2 of construction in which 4400m2 are assign to 4 commercial business and 54 apartments which are distributed between the following products: studios of 48m2, suites of 60m2, duplex of 70m2, apartments of 2 bedrooms of 80m2 and 95m2 and apartments of 3 bedrooms of 140m2. Moreover, market studies are shown to analyze the required demand of the real estate sector as well as of the products offered. The market studies are also used to determine the client profile. In addition, the real estate sector supply is evaluated and through this evaluation the direct competition is determined analyzing decisive factors like price, quality, type and number of apartments, communal use equipment type, project progress and sales speed. Finally, costs and its impact are presented to make a financial analysis and establish impact in different scenes. This is accomplished by studying costs sensitivity, sales prices and sales speed to optimize variables like NPV, IRR, as well as define the project's gross profit to set the viability, strengths and project's risksEl plan de negocio inmobiliario desarrollado para el Edificio “Aura” busca mostrar la viabilidad del proyecto mediante el análisis de distintos factores, su incidencia y sus riesgos para crear estrategias de acción y de mitigación para llevarlo a cabo. El proyecto consiste en un edificio con 8000m2 de construcción dentro de los cuales tenemos 4400m2 destinados a 4 locales comerciales y 54 departamentos con un mix conformado de los siguientes productos: estudios de 48m2, suites de 60m2, dúplex de 70m2, departamentos de 2 dormitorios de 80m2 y 95m2 y departamentos de 3 dormitorios de 140m2. Se presentan estudios de mercado para evaluar la demanda requerida tanto del sector, como de los productos a ofrecer; y poder determinar el perfil del cliente. Por otra parte, se valora la oferta del sector y se determina la competencia directa comparando factores determinantes como el precio, la calidad, tipo y cantidad de departamentos, tipo de equipamiento de uso comunal, avance de proyecto y velocidad de ventas de cada uno de estos proyectos. Finalmente, se presentan los costos y sus incidencias para realizar un análisis financiero y poder establecer incidencias en distintos escenarios mediante el estudio de las sensibilidades de costos, precios de venta y velocidad de ventas para optimizar variables como el VAN y la TIR; y al mismo tiempo definir utilidades, rentabilidades y margen de utilidad sobre gastos para plantear la viabilidad, fortalezas y riesgos del proyecto

    Un algoritmo híbrido basado en colonias de hormigas para la resolución de problemas de distribución en planta orientados a procesos

    En este trabajo se presenta un algoritmo híbrido para resolver problemas de distribución en planta, considerando la posibilidad de incluir restricciones de tipo espacial o prioridades de cercanía. El algoritmo integra dos técnicas metaheurísticas: por un lado los algoritmos basados en colonias de hormigas (ACO) y por otro lado un algoritmo genético (AG) que permite mejorar el conjunto de soluciones obtenidas por las hormigas artificiales. En el ACO, un conjunto de hormigas artificiales construyen, de forma concurrente, un conjunto de posibles soluciones del problema por medio de asignaciones parciales de secciones o talleres a áreas de la planta. En ese proceso de asignación utilizan información heurística obtenida a partir de los datos del problema (distancias entre áreas, flujos entre secciones, capacidades de las áreas,...) y también la información que las hormigas precedentes aportan sobre el grado de eficiencia de las soluciones previamente obtenidas. En el trabajo se muestra la eficacia del algoritmo a partir de una implementación usando el software Mathematica

    Welding processes are one of the most widely spread industrial activities, and their quality control is an important area of research. The presence of residual traces from the protective antioxidant coating, is a problematic issue since it causes a significant reduction in the welding seam strength. In this work, a solution based on a Laser Induced Breakdown Spectroscopy (LIBS) setup and a Support Vector Machines (SVMs) classifier to detect and discriminate antioxidant coating residues in the welding area without destroying the sample before the welding procedure is proposed. This system could be an interesting and fast tool to detect aluminium impurities

    Effectiveness of a telephone intervention based on motivational health coaching for improving the mental health of caregivers of people with dementia: A randomised controlled trial

    Objectives: Caring for a family member with dementia is considered one of the activities with the greatest negative impact on a person's mental health. Developing long-lasting and effective strategies is a challenge for caregivers. This study sought to evaluate the impact of an intervention based on a programme of motivational coaching delivered by telephone in a group of caregivers of patients with dementia compared to a control group. Methods: A randomised controlled trial with a control group and an intervention group. (CONSORT guidelines were used). Telephone calls were made during six weeks, involving a process of coaching and motivational interviews. The following variables were measured in caregivers: self-efficacy of caring, depression, perceived stress, frequency of problematic behaviours and dysfunctional thoughts. Assessments were conducted at three time points: baseline, post-intervention and three months? post-intervention. Results: In total, 106 caregivers participated (53 subjects in the control group and 53 in the intervention group). Statistically significant differences (ANCOVA) were found between both groups for the self-efficacy and stress variables, with improved results in the intervention group (p < .01). Furthermore, statistically significant differences were found in the intervention group between the baseline and post-intervention assessments, with improvements in self-efficacy, decreased stress and decreased dysfunctional thoughts (p < .05). The results were maintained over time for both groups. Conclusions: An intervention based on telephone calls using a health coaching approach with motivational interviewing appears to be effective for the improvement of self-efficacy and mental health of caregivers of people with moderate dementia. Furthermore, these effects appear to be maintained over time

    In-process automatic wavelength calibration for CCD-spectrometers

    In CCD-spectrometers, the relation between the CCD-pixel number and the associated wavelength is established by means of a calibration polynomial, whose coefficients are typically obtained using a calibration lamp with known emission line wavelengths and a regression procedure. A recalculation of this polynomial has to be performed periodically, as the pixel number versus wavelength relation can change with ambient temperature variations or modifications in the optics attached to the spectrometer connector. Given that this calibration procedure has to be performed off-line, it implies a disturbance for industrial scenarios, where the monitoring setup must be altered. In this paper an automatic wavelength calibration procedure for CCD-spectrometers is proposed. It is based on a processing scheme designed for the in-process estimation of the plasma electronic temperature, where several plasma emission lines are identified for each spectral capture. This identification stage involves the determination, by means of a sub-pixel algorithm, of the central wavelength of those lines, thus allowing an on-line wavelength calibration for each single acquired spectrum. The proposed technique will be demonstrated by means of several experimental arc-welding tests

    Alternative Dispute Resolution (ADR) mechanisms arise in response to society’s need to find means other than litigation for the resolution of their disputes. To harmonize the advantages of mediation and arbitration, some legal cultures have developed med-arb, arb-med and arb-med-arb. This article seeks to analyze the possible implementation of these mechanisms in Ecuador. For this purpose, the present article studies, in the first place, the figures of mediation and arbitration in the Ecuadorian legislation. In the second place, through a comparative analysis, it identifies the legislations that have contemplated such alternative mechanisms. Finally, the article determines the possibility of implementing these methods in Ecuador. After making these precisions, it will be possible to conclude that the principle of freedom of choice, contemplated in the LAM, is not always guaranteed when it comes to ADR.Los mecanismos alternativos de solución de disputas (en adelante, MASC) surgen como respuesta a la necesidad de la sociedad por encontrar una vía alternativa a la justicia ordinaria para la resolución de sus controversias. En este sentido, con el fin de emplear las ventajas de la mediación y del arbitraje, algunas culturas jurídicas han desarrollado las figuras del med-arb, el arb-med y el arb-med-arb. El presente artículo busca analizar la posible implementación de estos mecanismos en Ecuador. Para tal fin, en primer lugar, se analizarán las figuras de la mediación y el arbitraje en la legislación ecuatoriana.     Efficient processing technique based on plasma optical spectroscopy for on-line welding quality monitoring

    In this paper a new spectroscopic analysis technique is proposed for on-line welding quality monitoring. This approach is based on the estimation of the wavelength associated with the maximum intensity of the background signal (continuum) of the welding plasma spectra. It will be demonstrated that this parameter exhibits a clear correlation with the welding quality of the seams, as it also happens with the traditional spectroscopic approach based on the determination of the plasma electronic temperature, thus allowing an identification of the appearance of weld defects. This technique offers a relevant improvement in terms of computational performance, what enables to detect smaller defects within the seam

    An efficient functionalization of the quinolizinium system is reported. The reaction of the four isomeric bromoquinolizinium salts with different organotrifluoroborates afforded alkyl-, vinyl-, aryl-, and heteroaryl quinolizinium derivatives in moderate or good yields.
