    A shelter is necessary that are crucial as referring to Maslow’s hierarchy of needs. However, owning a home is arduous for low-income earners, especially people who living in a city. People living in a city mostly prefer to rent rather than buying a house due to home prices are too expensive. Access to appropriate, affordable, housing is a fundamental human right, which is essential for individual, family and community wellbeing (ACOSS 2008 in Select Committee 2008, p29). Thus, the perception of the community towards buying a house is very important. Several research questions have been identified through this study. Firstly, what is the main reason among the group of B40 and M40 living in Selangor who were still have a problem on buying a property? Secondly, what is the range of the price of the house that can be afford to buy by the group of B40 and M40 in Selangor? From the research questions, objectives were formulated which are; to identify the reasons of not buying a house and to determine the house price that can afford to buy by the buyers group of B40 and M40. In order to achieve the objectives of the study, the questionnaire survey was conducted in Selangor to obtain the information regarding the affordable housing

    This paper explored the pattern of students’ learning setting preferences in Al Quran memorisation and satisfaction towards the settings in 10 consecutive days of an experiment. Subjects were assigned to five different Hafazan settings in their learning ecology set based on the findings from the literature. Eight indicators encompass the memorisation performance, comfort level towards setting arrangement and position, perceived wall finishes, furniture ergonomic, brightness level, temperature and privacy, were adapted to record their learning experience in manipulated settings. The objective of this investigation is to study the satisfaction and comfort level of students during Quran memorisation as well as to identify the preferences setting arrangement while memorising the given verses of Quran. The result is segregated between gender. It is pertinent to note, both genders prefer at seat at window face setting. However, male students would rather sit on the chair with a table provided while female students tend to choose sitting with cross-legged. In conclusion, both objectives are achieved. It seems both genders have different preferences in terms of position. The findings are significant for further investigation of Islamic learning ecology and behavioural studies, that is limitedly available for references. Implications of the findings discussed

    An assessment of housing affordability index at districts level in Kelantan

    The purpose of this paper is to assess the housing affordability level in every district in Kelantan. The goal of this study is to determine the affordability level and the affordable housing price in every district in Kelantan. In order to determine the housing affordability level, the Price-to-Income Ratio approach or known as median multiple is used in this study. The study found that the overall affordable leve in Kelantan from 2012, 2014 to 2016 has increased from 4.5 to 4.8 to 5.4 which clearly showed the level worsen over the years. In term of afforadablee housing price, the Kelantan median house price for 2016 was RM199,900 but using median multiple calculation using the income data, the maximum affordable house price should be within RM 110,844, which clearly showed that the current housing prices is severely unafforable for Kelantan State

    An Assessment on the Housing Auction Market in Selangor

    The first auction legislation in Malaysia was enacted in the states of Penang and Malacca in 1906. The real estate market including auction market is considered an effective method in selling real estate properties (Chyi, 2015). Auction is one method in selling property in a quick way but this method is consider as force sales as most properties sold due to owner unable to pay the monthly mortgage to the bank. There are advantages of buying property in auction market where the buyer can get the property cheaper than market value and the property usually has a matured environment. The downside of purchasing an auction property is that the buyer is not allowed to view or inspect the inside of the property and sometimes the property is not vacant by the owner. The buyer need to conduct their own research first if they have the intention to buy auctioned property. Based on literature, there are various considerations for buying auction properties such as the type of properties, the location, value, existing conditions, the existing facilities and infrastructure and many more. This aim of the study is to assess the issues and problems faced by buyers in housing auction market in Selangor. The objectives were to identify the preferred location among the respondents in selection their bidding units. It was found that among respondents, the most preferred location of auction properties was in Gombak. In term of issues and problem in buying auction properties, respondents claimed the issues are the long period of time in getting loan approved and released payment , the title and ownership issues, the units are still occupied by owner, the conditions of units and the overall cost that need to be prepare by buyers. It is hoped that this paper would guide decision maker and government in planning of the overall housing market in Malaysia as properties being auctioned is getting higher over time

    Challenges and ownership issues facing by low (B40) and medium income group (M40) in Selangor

    A shelter is a necessity based on Maslow’s hierarchy of needs and in the present situation, owning a home is quite difficult for low-income earners living in urban area. Currently, it was found that people living in a city mostly prefer to rent rather than buying a house due to the expensive house prices. Access to decent and affordable housing can be consider as fundamental human right and the government have the responsibility to address this human right issue. Thus, the study tries to analyse the perception of community specifically within the B40 and M40 living in Selangor towards the idea of purchasing a house. The study surveyed 500 respondents using stratified random sampling. The study found that the main challenges was the high prices of property, followed by unable to obtained loan and high monlty expenses that lead to them unable to pay for the 10% deposit of the house. In term of affordability level, with level 3 considered as afforabable range, the study found that Petaling and Kuala Langat were severely unaffordable followed by Hulu Langat, Klang, Sepang and Sabak Bernam (Seriously unaffordable) and Hulu Selangor, Kuala Selangor and Gombak were at moderately unaffordable

    Housing is a basic need to man. It provides shelter and comfort from the elements and improve quality of life of the residents. Hence, housing should be affordable to all. This paper assesses the housing affordability for the districts in Melaka. This was achieved by calculating the median multiple of the price income ratio and comparing the score to the housing affordability index. Secondary data were obtained from reports published by the governmental agencies. The results show that housing is mostly moderately unaffordable in the districts of Melaka. Additionally, housing affordability has improved from 2012 to 2014 in majority of the districts
