Spatial Variability of the âAirbnb Effectâ: A Spatially Explicit Analysis of Airbnbâs Impact on Housing Prices in Sydney
Over the last decade, the emergence and significant growth of home-sharing platforms, such as Airbnb, has coincided with rising housing unaffordability in many global cities. It is in this context that we look to empirically assess the impact of Airbnb on housing prices in Sydneyâone of the least affordable cities in the world. Employing a hedonic property valuation model, our results indicate that Airbnbâs overall effect is positive. A 1% increase in Airbnb density is associated with approximately a 2% increase in property sales price. However, recognizing that Airbnbâs effect is geographically uneven and given the fragmented nature of Sydneyâs housing market, we also employ a GWR to account for the spatial variation in Airbnb activity. The findings confirm that Airbnbâs influence on housing prices is varied across the city. Sydneyâs northern beaches and parts of western Sydney experience a statistically significant value uplift attributable to Airbnb activity. However, traditional tourist locations focused around Sydneyâs CBD and the eastern suburbs experience insignificant or negative property price impacts. The results highlight the need for policymakers to consider local Airbnb and housing market contexts when deciding the appropriate level and design of Airbnb regulation

Transport J<inf>c</inf> in Bulk Superconductors: A Practical Approach?
The characterisation of the critical current density of bulk high temperature superconductors is typically performed using magnetometry, which involves numerous assumptions including, significantly, that Jc within the sample is uniform. Unfortunately, magnetometry is particularly challenging to apply where a local measurement of Jc across a feature, such as a grain boundary, is desired. Although transport measurements appear to be an attractive alternative to magnetization, it is extremely challenging to reduce the cross-sectional area of a bulk sample sufficiently to achieve a sufficiently low critical current that can be generated by a practical current source. In the work described here, we present a technique that enables transport measurements to be performed on sections of bulk superconductors. Metallographic techniques and resin reinforcement were used to create an I-shaped sample of bulk superconductor from a section of Gd-Ba-Cu-O containing 15 wt % Ag2O. The resulting superconducting track had a cross-sectional area of 0.44 mm2. The sample was found to support a critical current of 110 A using a field criterion in the narrowed track region of 1 ÎŒV cm-1. We conclude, therefore, that it is possible to measure critical current densities in excess of 2.5 x 108 A m-2 in sections of a bulk superconductor.This work was supported by the Engineering and Physical Sciences Research Council, via a Doctoral Training Award (grant number is EP/L504920/1) and funding from grant number EP/K02910X/1. Wave attenuation at a salt marsh margin: A case study of an exposed coast on the Yangtze estuary
To quantify wave attenuation by (introduced) Spartina alterniflora vegetation at an exposed macrotidal coast in the Yangtze Estuary, China, wave parameters and water depth were measured during 13 consecutive tides at nine locations ranging from 10 m seaward to 50 m landward of the low marsh edge. During this period, the incident wave height ranged from <0.1 to 1.5 m, the maximum of which is much higher than observed in other marsh areas around the world. Our measurements and calculations showed that the wave attenuation rate per unit distance was 1 to 2 magnitudes higher over the marsh than over an adjacent mudflat. Although the elevation gradient of the marsh margin was significantly higher than that of the adjacent mudflat, more than 80% of wave attenuation was ascribed to the presence of vegetation, suggesting that shoaling effects were of minor importance. On average, waves reaching the marsh were eliminated over a distance of similar to 80 m, although a marsh distance of >= 100 m was needed before the maximum height waves were fully attenuated during high tides. These attenuation distances were longer than those previously found in American salt marshes, mainly due to the macrotidal and exposed conditions at the present site. The ratio of water depth to plant height showed an inverse correlation with wave attenuation rate, indicating that plant height is a crucial factor determining the efficiency of wave attenuation. Consequently, the tall shoots of the introduced S. alterniflora makes this species much more efficient at attenuating waves than the shorter, native pioneer species in the Yangtze Estuary, and should therefore be considered as a factor in coastal management during the present era of sea-level rise and global change. We also found that wave attenuation across the salt marsh can be predicted using published models when a suitable coefficient is incorporated to account for drag, which varies in place and time due to differences in plant characteristics and abiotic conditions (i.e., bed gradient, initial water depth, and wave action).
Semantic distillation: a method for clustering objects by their contextual specificity
Techniques for data-mining, latent semantic analysis, contextual search of
databases, etc. have long ago been developed by computer scientists working on
information retrieval (IR). Experimental scientists, from all disciplines,
having to analyse large collections of raw experimental data (astronomical,
physical, biological, etc.) have developed powerful methods for their
statistical analysis and for clustering, categorising, and classifying objects.
Finally, physicists have developed a theory of quantum measurement, unifying
the logical, algebraic, and probabilistic aspects of queries into a single
formalism. The purpose of this paper is twofold: first to show that when
formulated at an abstract level, problems from IR, from statistical data
analysis, and from physical measurement theories are very similar and hence can
profitably be cross-fertilised, and, secondly, to propose a novel method of
fuzzy hierarchical clustering, termed \textit{semantic distillation} --
strongly inspired from the theory of quantum measurement --, we developed to
analyse raw data coming from various types of experiments on DNA arrays. We
illustrate the method by analysing DNA arrays experiments and clustering the

Fluorescence polarization screening assays for small molecule allosteric modulators of ABL kinase function
The ABL protein-tyrosine kinase regulates intracellular signaling pathways controlling diverse cellular processes and contributes to several forms of cancer. The kinase activity of ABL is repressed by intramolecular interactions involving its regulatory Ncap, SH3 and SH2 domains. Small molecules that allosterically regulate ABL kinase activity through its noncatalytic domains may represent selective probes of ABL function. Here we report a screening assay for chemical modulators of ABL kinase activity that target the regulatory interaction of the SH3 domain with the SH2-kinase linker. This fluorescence polarization (FP) assay is based on a purified recombinant ABL protein consisting of the N-cap, SH3 and SH2 domains plus the SH2-kinase linker (N32L protein) and a short fluorescein-labeled probe peptide that binds to the SH3 domain. In assay development experiments, we found that the probe peptide binds to the recombinant ABL N32L protein in vitro, producing a robust FP signal that can be competed with an excess of unlabeled peptide. The FP signal is not observed with control N32L proteins bearing either an inactivating mutation in the SH3 domain or enhanced SH3:linker interaction. A pilot screen of 1200 FDA-approved drugs identified four compounds that specifically reduced the FP signal by at least three standard deviations from the untreated controls. Secondary assays showed that one of these hit compounds, the antithrombotic drug dipyridamole, enhances ABL kinase activity in vitro to a greater extent than the previously described ABL agonist, DPH. Docking studies predicted that this compound binds to a pocket formed at the interface of the SH3 domain and the linker, suggesting that it activates ABL by disrupting this regulatory interaction. These results show that screening assays based on the non-catalytic domains of ABL can identify allosteric small molecule regulators of kinase function, providing a new approach to selective drug discovery for this important kinase system
A review of plant-flow interactions on salt marshes: the importance of vegetation structure and plant mechanical characteristics
Observations of plant-flow interactions on salt marshes have revealed a highly complex process dominated by the tightly coupled effects of plant characteristics and hydrodynamic conditions. This paper highlights the importance of vegetation structures such as plant density and height, as well as their spatial variability and mechanical properties including flexibility, upon energy dissipation and flow modification. Many field, laboratory and modelling studies which attempt to predict flow dissipation or improve our understanding of plant-flow interactions use simplified structural measures of salt marsh vegetation or artificial representations. These simplifications neglect important plant and canopy elements and are unlikely to be truly representative of their natural counterparts. Such approaches limit our understanding of plant-flow interactions and potentially compromise the predictive accuracy and application of numerical flow models. It is important therefore that improved techniques to measure vegetation structure are adopted in order to better define the key relationships between measurable plant characteristics and drag-relevant plant properties.This is the author accepted manuscript. 'Choosing shoes': a preliminary study into the challenges facing clinicians in assessing footwear for rheumatoid patients
Background: Footwear has been accepted as a therapeutic intervention for the foot affected
by rheumatoid arthritis (RA). Evidence relating to the objective assessment of footwear in
patients with RA is limited. The aims of this study were to identify current footwear styles,
footwear characteristics, and factors that influence footwear choice experienced by patients
with RA.
Methods: Eighty patients with RA were recruited from rheumatology clinics during the
summer months. Clinical characteristics, global function, and foot impairment and disability
measures were recorded. Current footwear, footwear characteristics and the factors
associated with choice of footwear were identified. Suitability of footwear was recorded using
pre-determined criteria for assessing footwear type, based on a previous study of foot pain.
Results: The patients had longstanding RA with moderate-to severe disability and
impairment. The foot and ankle assessment demonstrated a low-arch profile with both
forefoot and rearfoot structural deformities. Over 50% of shoes worn by patients were opentype
footwear. More than 70% of patientsâ footwear was defined as being poor. Poor
footwear characteristics such as heel rigidity and sole hardness were observed. Patients
reported comfort (17%) and fit (14%) as important factors in choosing their own footwear.
Only five percent (5%) of patients wore therapeutic footwear.
Conclusions: The majority of patients with RA wear footwear that has been previously
described as poor. Future work needs to aim to define and justify the specific features of
footwear that may be of benefit to foot health for people with RA
Antioxidative Properties and Phenolic Profile of the Core, Pulp and Peel of Commercialized Kiwifruit by LC-ESI-QTOF-MS/MS
The kiwifruit is cultivated globally due to its diversity of phytochemicals, especially phenolic compounds, which have antioxidant, anti-inflammatory and anti-cancer medical effects. However, only the pulp of the kiwifruit is consumed, while the peels and coresâwhich are also rich in phytochemicalsâare usually wasted. Meanwhile, detailed information on the comparison among the three parts is still limited. In this study, the antioxidant potentials in the core, pulp, and peel of the three most commercialized kiwifruit cultivars (Australian-grown Hayward kiwifruit, New Zealand-grown Zesy002 kiwifruit, and New Zealand-grown organic Hayward kiwifruit) were selected. Their antioxidant capacities were tested, and their phenolic profiles were identified and characterized by liquid chromatography-electrospray ionization quadrupole time-of-flight mass spectrometry (LC-ESI-QTOF-MS/MS). The antioxidant results showed that the peel of New Zealand-grown organic Hayward kiwifruit contained the highest total phenolic content (9.65 mg gallic acid equivalent (GAE) mg/g) and total antioxidant capacity (4.43 mg ascorbic acid equivalent (AAE) mg/g), respectively. In addition, the antioxidant capacity of the peel is generally higher than that of the pulp and cores in all species, especially ABTS (2,2-Azino-bis-3ethylbenzothiazoline-6-sulfonic acid (ABTS) radical scavenging ability), ranging from 13.25 mg AAE/g to 18.31 mg AAE/g. The LC-ESI-QTOF-MS/MS tentatively identified the phenolic compounds present in the three kiwifruit species, including 118 unique compounds in kiwifruit peel, 12 unique compounds in the kiwifruit cores, and three unique compounds in kiwifruit pulp. The comprehensive characterization of the phenolics in the kiwifruitsâ parts indicates the importance of their waste part as a promising source of phenolics with antioxidant properties. Therefore, this study can guide the industry with meaningful information on kiwifruit waste, and can provide it with the utilization of food and pharmacological aspects
