Examining the building selection decision-making process within corporate relocations : to design and evaluate a client focused tool to support objective decision making

    Get PDF
Purpose – The aim of this paper is to consider the complex decision-making process involved in corporate relocation and the validity of a tool designed to improve the objectivity and strategic management of this process and to change the focus of the decision upon the strategic management objectives rather than the real estate deal. Design/methodology/approach – The authors identify the progression of the decision-making process; disaggregate components of that process; and evaluate a tool designed to improve the decision-making process. Findings – The size of the organisation can have a significant impact on the building evaluation and decision-making process, smaller firms with less resources are more likely to make the relocation decision based on “gut feeling” rather than detailed evaluation. However, with increased transparency, accountability and corporate social responsibility, decisions based on more rigorous and objective approaches are being demanded. The evaluated tool facilitates a more objective approach and shifts the focus from a real estate to a business decision. Practical implications – Corporate real estate managers can use the information to evaluate their own decision-making processes against the framework of the tool and decide if it may be applicable to their context. Originality/value – The paper fills a void by examining the decision-making process from a fresh perspective, updates the thinking by providing a contemporary tool which has been beta tested with students and is about to be piloted with corporate clients.</p

Man Versus Machine Review: The Showdown between Hordes of Discovery Lawyers and a Computer-Utilizing Predictive-Coding Technology

The discovery process is regularly capturing millions of pages of documents. Electronic storage is making storing documents cheaper and easier. When litigation begins, however, sorting through this massive amount of electronically stored information is costly and time intensive. Keyword searches are a start to managing the growing amount of electronic documents, but the discovery process is still falling behind in efficiency. Predictive coding could change all that. Predictive coding is capable of solving the time-intensive nature (and resultant growing cost) of processing discovery documents. Predictive coding is faster, cheaper, and more accurate than traditional linear document review, the current gold standard of document review. It requires a senior attorney to code a small amount of the overall document pool, then the predictive-coding technology kicks-in and codes the rest of the documents based on the senior attorney\u27s coding decisions. But the Federal Rules of Civil Procedure create obstacles for this new technology\u27s adoption. This Note examines the path other discovery technologies have taken before courts and practitioners have ultimately accepted them. It is those paths that offer insight into the path predictive coding should take to become accepted. Eventually, something will need to be done to reign in the increasing cost of discovery. This Note argues predictive coding is the answer and provides a pathway for its acceptance under the Federal Rules of Civil Procedure

Hedge Fund Activism: A Review of Wealth Creation, Operational Efficiency and Corporate Strategy in Targeted Firms

    Get PDF
Shareholder activism, primarily initiated by hedge funds, has given rise to numerous debates regarding value creation in targeted firms. Do activists compromise a firm’s long-term performance for short-term profits? Are they actively engaging in practices that impact operational efficiency? Is there evidence that activists are enhancing corporate governance and strategy? The answers to these questions can shape the economic, regulatory and political environments that investors face. This paper aims to assess the current activist landscape by considering both broad and specific activist tendencies brought forth by previous research. Despite management teams and media sources citing the value-destructive nature of activist intervention, academic research largely concludes the contrary. The majority of empirical evidence suggests these practices are not value-destructive, but typically value-accretive, at a statistically significant level. Finally, I suggest future research attempt to quantify the impact of activist-influenced mergers and acquisitions on the acquirer

Spatial Analysis of Market Linkages in North Carolina Using Threshold Autoregression Models with Variable Transaction Costs

In North Carolina, where soybeans and corn are the two primary crops, the recent increase in the demand for U.S. corn has triggered a shift of farm acreage from soybeans to corn, leading to a rapid rise in prices of both commodities. However, the rate of the price changes, as well as the price level, is significantly different in markets that are located in different parts of the state. This study extends the literature that examines linkages between spatially separated markets by using a threshold autoregressive model with a less restrictive assumption for estimating the transaction cost neutral band -- the band within which trade is not profitable. This generalization allows the neutral band of transactions costs to change according to various external factors, including fuel costs and seasonality. The estimation results indicate that for longer time series data, variable thresholds models statistically outperform the constant thresholds specification, and may provide a better representation of corn and soybean price data. Additionally, impulse response functions that use the asymmetric variable threshold model parameters indicate that the magnitude of the shock as well as the time-to-price-parity-equilibrium in the linked markets may be underestimated if a constant thresholds specification is implemented.threshold autoregression, spatially separated markets, impulse response, neutral band, Demand and Price Analysis, Marketing, Q11, Q13,
