    Land Value Capture Modeling in Commercial and Office Areas using a Big Data Approach

    Infrastructure development in Indonesia creates massive impacts on the economy. The Light rail transit (LRT) of greater Jakarta (Jabodebek) project has been estimated to have cost more than 29 trillion rupiahs due to land acquisition and route planning. The urban transit development may impact to the price of property including residential, commercials and offices along the route. This research aims to determine variables affecting the price elasticity of property and the correlation to station proximity. Data mining through web scrapping was used to assess the degree of correlation between price elasticity and station location. The result shows that approximately 13% of the commercial property was spread over a distance of 1 km from the LRT station. The closer a property to transit station, the price will be twice cheaper compared to those located further. The findings also show variables that highly contribute to property prices including schools, hospitals, and proximity to some of transit stations located in city center of Jakarta and building density

This review article was carried out by searching studies in PubMed, Medline, Web of Science, and Iran Medex databases .The initial search strategy identified about 115 references. In this study,59studies was accepted for further screening and met all our inclusion criteria [in English, full text, therapeutic effects of Urtica dioica L. and dated mainly from the year 1990 to 2016.The search terms were "Urtica dioica L", "therapeutic properties", "pharmacological effects". It is commonly used for its Antioxidant properties ,Bone formation properties ,Nutrients properties Hypoalgesia , Anti-Liver damage , Testicular tissue treatment effect ,Inflammatory properties ,Protease activity ,Analgesic effect , Anti-Fungal properties ,Modulatory effect , Cardiovascular effects ,Anti-cancer effect ,Herbicidal effects , Adipogenesis effect. Urtica dioica L.is used for the treatment of various diseases. Due to its remarkable power of healing, this plant has got the place among the top ranked evidence based herbal medicines. This is also revealed that most of the therapeutic properties of this plant are due to the presence of linoleic acid which is major bioactive component of the essential oil. The present review is an effort to provide a detailed survey of the literature on scientific researches of pharmacognostical characteristics, chemical composition and pharmacological activities of this plant

    Beta vulgaris is a plant native to Mediterranean, the Atlantic coast of Europe, the Near East, and India belong to Amaranthaceae, Genus Beta, and Subfamily Betoideae. The aim of this study is to overview Chemistry and pharmacological effect of beta vulgaris .This review article was carried out by searching studies in PubMed, Medline, Web of Science, and IranMedex databases up to 2016.Among 89 found articles, 54 articles were included. The search terms were "Beta vulgaris", "therapeutic", and "pharmacological", "Chemistry". Various studies have shown that Beta vulgaris possess anti-inflammatory effect, antioxidant Properties, anti-stress effect, anti-Anxiety and anti-depressive effect, anti-cancer, antihypertensive effect, hydrophobic properties, anti-sterility effects. The result of this study have found various constituents of Beta vulgaris exhibit a variety of therapeutic effects with little or no associated toxicity. These results are very encouraging and indicate this herb should be studied more extensively to confirm these results and reveal other potential therapeutic effects. Clinical trials using Beta vulgaris for a variety of conditions should also be conducted

    Factors Determining Public Demand for Safe Drinking Water (A Case Study of District Peshawar)

    Overtime per capita water availability in the world as well as in Pakistan has been declining. Water sources have depleted and become polluted therefore, now water has become a scarce good. Resultantly, the inadequate water supply, sanitation, and hygiene are rooting major environmental degradation and health damages in the country. This study was undertaken to analyze the magnitude of awareness, perception, practices, and demand for safe drinking water. The study further elaborated HHs Willingness to Pay (WTP) for improved water quality and services in district Peshawar of NWFP, Pakistan. Primary data was collected from 315 HHs which consist 2455 HH members from district Peshawar. Schooling, exposure to mass media, HH income and occurrence of diarrhoeal diseases were used to measure the HHs’ response towards the health risks associated with contaminated water. Moreover, to find out public acceptability to government and private sector as service providers, HH’s were asked two separate questions regarding their maximum willingness to pay for an improved water system by either one. Out of the sample HHs, 78.4 percent were willing to accept improved water system provided by government while relatively less HHs (55.6 percent) were WTP in the case of private company as the service provider. It is worth mentioning that according to sample about 76 percent HHs were not using any method for water purification at their homes in district Peshawar. This study empirically proved that the role of awareness besides the income constraint is the key determinants of demand for safe drinking water.
