Financial Performance Analysis of Location, Rental Rate and Parking Revenue on Shopping Centers
This study aims to determine the influence of location, rental rates, as well as parking revenues to the shopping center's financial performance as measured by proxy Return on Investment (ROI) in the city of Surabaya and Sidoarjo. In theory, this study aims to obtain empirical evidence over bid rent theory first proposed by Thünen (1826) and the central location theory proposed by Christaller (1933) so as to benefit the investors, managers, and academics. This study uses secondary data sources. The analysis tool used is regression. Hypothesis testing results show that the strategic location of the shopping center increased financial performance, measured by using a proxy ROI (Return on Investment), while the price of rental and parking revenues shopping center does not have a significant impact on the financial performance. This supported the theory of transaction cost that every financial transaction must consider the cost factor that can lead to lower financial ratios, in addition to the queuing theory, which considers that any value of investment made to reduce queues should consider the return on investment along with factors of customer satisfaction and reducing the volume of the queue. The test results cluster analysis showed that the shopping centers located in residential centers have higher rental rates and earn higher parking revenues when compared with the shopping center located in the downtown area
Penerapan Model Pembelajaran Problem Based Learning (PBL) Serta Pengaruhnya terhadap Hasil Belajar Biologi Siswa SMA Negeri 5 Kelas XI Kota Samarinda Tahun Ajaran 2015
Salah satu permasalahan pembelajaran yang terjadi di Sekolah Menengah Atas (SMA) adalah minimnya variasi stategi pembelajaran dalam hal ini model pembelajaran yang digunakan guru untuk memfasilitasi hasil belajar siswa, terutama hasil belajar kognitif tingkat tinggi yakni kemampuan pemecahan masalah. Berdasarkan kondisi ini maka tujuan penelitian ini ingin mengetahui pengaruh penerapana model pembelajaran problem based learning terhadap hasil belajar kognitif tingkat tinggi.Metode penelitian yang digunakan untuk mencapai tujuan penelitian adalah metode penelitian kuantitatif dengan menggunakan disain pre tes postet control group. Analisis data menggunakan uji t. Hasil penelitian diperoleh bahwa model pembelajaran problem based learning berpengaruh terhadap hasil belajar biologi pada siswa SMA Negeri 5 kelas XI semester 1 materi sistem pencernaan pada manusia dengan nilai t hitung 2,60 lebih besar dari t tabel dengan nilai 1,84. Adapun hasil belajar yang diukur adalah kemampuan pemecahan masalah terkait masalah mengatasi gangguan sistem pencernaan pada manusia. Berdasarkan hasil penelitian dapat disarankan bahwa sudah saatnya guru biologi di SMA 5 menerapkan model pembelajaran berbasis masalah (problem based learning), karena hasil penelitian ini menunjukkan bahwa siswa-siswa dapat mengikuti pembeajaran dengan menggunakan model pembelajaran berbasis masalah (problem based learning)
Pelatihan Pembuatan Website sebagai Sarana Penyebaran Informasi UPT BPP Selaawi kabupaten Garut
Website merupakan salah satu sarana penyebaran informasi yang bersifat dinamis. Pada instansi pemerintah, website termasuk ke dalam salah satu hal penting yang perlu dimiliki mengingat pentingnya informasi yang perlu diketahui oleh masyarakat. UPT BPP Selaawi sebagai Instansi Penyuluh memiliki peran penting dalam pengembangan ilmu pertanian. Selain sebagai media informasi dan edukasi, website juga dapat digunakan sebagai sarana promosi komoditas hasil pertanian yang dimiliki oleh UPT BPP Selaawi. Oleh karena itu, melalui kegiatan Pengabdian kepada Masyarakat ini tim membantu untuk memberikan pelatihan pembuatan website sebagai sarana penyebaran informasi di UPT BPP Selaawi kabupaten Garut
El tratamiento dado a las ecuaciones en los textos ¿tiene en cuenta a los alumnos?
En este trabajo se a11alizan libros de texto escolares, para establecer alguna relación con lo que determinan las investigaciones, acerca de las dificultades que tienen los alumnos con los primeros aprendizajes del Álgebra. En particular, se estudia el tratamiento del tema ecuaciones. Para esto se consideran los libros más usados en la escuela. Se generan categorías de análisis como: introducción al tema de ecuaciones; secuencia que se desarrolla; ubicación temática de las mismas; referencia a la Historia del Álgebra; ejemplos que se presentan; ejercicios que se proponen y simbolización. Los resultados tienen el propósito de elaborar algunas recomendaciones para el diseño de materiales didácticos
INDIVIDUAL IDENTIFICATION SYSTEM DESIGN THROUGH VOICE USING LINEAR PREDICTIVE CODING METHOD AND K-NEAREST NEIGHBOR
Humans have a variety of characteristics that are different from one another. Characteristics possessed by humans are genuine which can be used as a differentiator between one individual and another, one of which is sound. Voice recognition is called speech recognition. In this study, it was developed as an individual voice recognition system using a combination of the Linear Predictive Coding (LPC) method of feature extraction and K-Nearest Neighbor (K-NN) classification in the speech recognition process. Testing is done by testing changes in several parameters, namely the LPC order value, the number of frames, the K value, and different distance methods. The results of the parameter combination test showed a fairly good presentation of 73.56321839% with the combination parameter or LPC 8, the number of frames 480, the value of K 5, with the distance method used by Chebychev
A surprise in the updated list of stellar perturbers of long period comets motion
The second Gaia data release (Gaia DR2) provided us with the precise
five-parameter astrometry for 1.3 billion of sources. As stars passing close to
the Solar System are thought to be responsible for influencing the dynamical
history of long period comets, we update and extend the list of stars that
could potentially perturb motion of these comets. We aim to announce a publicly
available database containing an up to date list of stars and stellar systems
potentially perturbing long period comets motion. We add new objects and revise
previously published lists. Special emphasis was placed on stellar systems.
Discussion on masses estimation is included. Using the astrometry, preferably
from Gaia DR2, augmented with data from other sources, we calculate spatial
positions and velocities for each star. To filter studied objects on the basis
of their minimal heliocentric distances we numerically integrate motion of
stars under the Galactic potential and their mutual interactions. We announce
the updated list of stellar perturbers of cometary motion, including masses of
perturbers along with the publicly available database interface. These data are
ready to be used with the observed long period comets orbits to study an
individual influence of a whole sample of perturbers, or specific stars, on a
dynamical past or future of a specific comet. 147 new perturbers were added in
comparison to the previously published sources. We demonstrate that a new set
of potential perturbers constitute an important tool in studies of cometary
dynamics. The usage of our data significantly changes results of the past and
future comet motion analysis. We point out a puzzling object in our list, star
ALS 9243. The Gaia DR2 astrometry suggests a very close encounter of this star
with the Sun however, its astrophysical parameters result in a completely
