The focus of this research is to identify the critical factors of shop houses sale failure in Nilai New Township. The critical factors of sale failure of commercial property types, shop houses in new township need to be discover as reported by Valuation and Property Services Department (JPPH) showed 5,931 units of shop houses in Malaysia is currently completed but remained unsold where Johor was recorded as the highest with unsold units followed by Negeri Sembilan. Thus Nilai New towship is chosen as research sample for unsold shop houses units due to its strategic location which is near to KLIA, International Sepang Circuit, educational instituitions and surrounded by housing scheme but yet still has numbers of unsold units. Data was gathered from survey question between developers, local authority, purchasers/tenant and local residents.. Generally, the factors of sale failure are economy, demography, politic, location and access, public and basic facilities, financial loan, physical of product, current stock of shop houses upon completion, future potential of subsale and rental, developer’s background, promotion and marketing, speculation and time

The Effect of Social Isolation on the Mental Health of International Students

This paper looks into how social isolation affects international college students mental health. An increase in international students studying at colleges and universities abroad can be attributed to increased global mobility over the previous few decades. Because of this, these students struggle in certain ways to fit into their new academic and social surroundings. Among these difficulties, social isolation among overseas students has been recognized as a major issue. This essay will investigate how social isolation affects the mental health of international college students by drawing on existing studies. The various types of social isolation will be covered in the essay along with how they may affect mental health. It will also be looked at whether factors like linguistic difficulties, cultural shock, prejudice, and discrimination contribute to social isolation among overseas students. In light of the hazards to mental health posed by social isolation among international students, this presentation will offer some potential solutions. The findings of the inquiry will be utilized to create solutions that can assist overseas students in reducing the detrimental impacts of social isolation on their mental health. Compared to other groups, college students’ mental health has not been adequately researched, even though social isolation can be an emotionally and mentally damaging experience. The paper will focus on the various mental health impacts that international college students experience such as depression, anxiety, and long-term psychological harm. An analysis of existing literature on the topic, interviews with international college students, and the mental health resources available to this population are also discussed. The main findings of the research show that international college students living in a foreign country experience significant levels of social isolation due to language barriers and cultural differences

Improved wolf algorithm on document images detection using optimum mean technique

Detection text from handwriting in historical documents provides high-level features for the challenging problem of handwriting recognition. Such handwriting often contains noise, faint or incomplete strokes, strokes with gaps, and competing lines when embedded in a table or form, making it unsuitable for local line following algorithms or associated binarization schemes. In this paper, a proposed method based on the optimum threshold value and namely as the Optimum Mean method was presented. Besides, Wolf method unsuccessful in order to detect the thin text in the non-uniform input image. However, the proposed method was suggested to overcome the Wolf method problem by suggesting a maximum threshold value using optimum mean. Based on the calculation, the proposed method obtained a higher F-measure (74.53), PSNR (14.77) and lowest NRM (0.11) compared to the Wolf method. In conclusion, the proposed method successful and effective to solve the wolf problem by producing a high-quality output image

Dynamic linkages among ASEAN-5 emerging stock markets

Purpose – The purpose of this paper is to empirically explore market integration among five selected Association of Southeast Asian Nations (ASEAN) emerging markets (Malaysia, Thailand, Indonesia, the Philippines and Singapore) during the pre- and post-1997 financial crisis periods. Design/methodology/approach – Employs two-step estimation, cointegration and generalized method of moments (GMM). Findings – The study finds that the stock markets in the ASEAN region are cointegrated both during the pre- and post-1997 financial crisis. However, the markets are moving towards a greater integration, particularly during the post-1997 financial crisis. Finally, as measured by the error correction terms, except the emerging market of Indonesia, all other ASEAN markets appear to be the important bearers of short-run adjustment to a shock in the long-run equilibrium relationships in the region both during the pre- and post-crisis periods. Research limitations/implications – The study only focuses on stock markets of the five founding members of ASEAN, i.e. Malaysia, Indonesia, Thailand, Singapore and the Philippines. Practical implications – The paper reveals that unlike during the pre-crisis period, the long-run diversification benefits that can be earned by investors across the ASEAN markets in the post-crisis period tend to diminish. Originality/value – The study is among the first to use two-step estimation, cointegration and GMM to re-examine market integration either in the emerging or developed markets

TiO2 nanotube arrays (TNA) have attracted scientific interest due to the combination of functional material properties with controllable nanostructure. Superior properties of TNA, including vectorial pathway of e− transport, minimized e− recombination, and high specific surface area render them as the most promising candidate for environment remediation, energy conversion and biocompatibility applications. The superior properties and efficacy of the TNA in various applications influenced by structural characteristics such as pore size, length and wall thickness. Therefore in this chapter the effect of various electrochemical parameters such as applied voltage, anodization time, electrolyte composition on the formation of controlled dimension of TNA in aqueous and organic electrolytes are reviewed

Intercultural dialogue in manga: Building friendships, sharing spaces and values

The role of Japanese manga as a site for intercultural understanding and engagement is worth further investigation, and research in this area is still growing. This article explores intercultural dialogue through a case study of the Japanese manga Satoko and Nada Volume 1 by Yupechika, which narrates the friendship between Satoko, a young Japanese woman, and Nada, her Saudi Muslim roommate. It adopts a literary approach to the analysis of the manga and employs textual analysis as the methodology. The manga is analysed through the lens of interculturalism and deep dialogue focusing on the themes of food, fashion and faith. Through the analysis, readers are exposed to the narrative of intercultural engagement as portrayed by the mangaka. Yupechika incorporates pre-existing prejudices in the engagement between the two culturally diverse characters. The narrative arc reveals the importance of empathy, space and value sharing in forging intercultural understanding

Multiwall carbon nanotube promising route for removal of chromium from wastewater via batch column mechanism

Water pollution regarding heavy metals issue keep lingering our days from time to time, and some problems even left unattended. The most crucial cause of this pollution is the industrial waste, especially waste water that had been released into the drainage system without being treated first. This activity had been done illegally and left a huge impact towards the environment also human. In this study multiwall carbon nanotubes (MWCNTs) are promising route for removal of chromium was investigated. Results revealed that the optimum conditions for highest removal (99.97%) of chromium are pH7,0.04g of MWCNTs dosage, and flowrate of 20.83 mL/s. Based on adsorption isotherm for this experiment, the amount of chromium adsorbed, qm calculated was 50.51 mg of chromium/gram of MWCNTs. From the results obtained, it had been proved that MWCNTs can be used as an effective adsorbent in chromium removal from aqueous solution due to high adsorption capacity
