    Cash-Cow into the Purse of Malaysian Property Investors: Students Housing Investment

    Growing demand for higher education (HE) and increasing students enrolment in higher education institutions (HEI) has been a global issue especially in the last three decades and housing the growing student population has become a dilemma for all concern HEIs stakeholders. Globally increasing demand for HE and enrolment has long been not corresponding with student housing supply. Most HEIs provide housing accommodation for a small proportion of their total students’ population while the majority depend on private rental sector for their alternative housing. In most of the HEIs neighbouring community residential houses were rented out to students. These houses are not sufficient to accommodate the teaming student population because the market is dominated by traditional small-scale private developers. However, with the continuing expansion and demand for HE, increasing enrolment and increasing students housing demand, the study highlighted and suggested for private investors to pull up and dig into student housing investment.     Higher education institutions students housing provision for off–campus living in Malaysia

    It has long been recognized in many pieces of literature that there has been a significant increase in demand for higher education (HE) as a result of which higher education institutions (universities) are experiencing tremendous growth in student population. In the last two decades, enrolment has not been corresponding with student housing provision which makes universities incapacitated to accommodate the growing student population. This generates striking student demand for alternative housing in the neighbourhoods’ private rental market. In many countries, private housing developers are not actively pulled up in the provision of student housing and in Malaysia, the situation is not different. Student housing is an entity in housing studies which researchers relegated to the background. This may not be unconnected to the perception that it has been a complete responsibility of institutions thereby has relative fewer problems in terms of financing, quality and provision of infrastructure facilities and services. Similarly, in Malaysia there are little research conducted on student housing provision and this research will add to the research of its kind. The methodology adopted in this study was pure qualitative research approach, expert interviews were the research method used for data collection. Data analysis was conducted using Computer Assisted Qualitative Data Analysis Software [CAQDAS], NVivo version 10. The research found that universities and the private rental market are the providers of student housing; found also some drivers for student housing provision such as government policies, finance, land, enrolment and hostel capacity. It was found that macro private housing developers are not very active in the provision of student housing for obvious reasons, the research investigated factors influencing the provision of student housing and it was found that significant factors hindering provision are government policies, finance, land issues, cost of managing, student demand and proceeds. Inevitably, considering students’ population growth, the inability of government or universities to provide adequate student housing and non-participation of macro-housing developers, the problems will be exacerbated in the future and will not be encouraging to educational development

    Challenges of Students Housing Provision in Malaysia

    The world population has been growing tremendously, which surged up the demand and enrolment in educational institutions to unimaginable level globally. Similarly, Malaysia has witnessed tremendous growth in higher education both in the order and establishment of new higher education institutions (HEIs) to match up with the demand. However, there is no commensurate increase in the student housing facilities to match up with the growing enrolment and demand; hence, accommodate a certain proportion of the total students. The paper explored qualitative methodology data from in-depth expert interviews of selected public and private universities in Malaysia; discussed the problems of HEIs student housing provision to four identified themes: student enrolment, government policy, funding and land issues as what exacerbated the issues. Therefore, challenges for student housing provision are enormous; hence HEIs and Government cannot adequately respond and satisfy the demand unless private housing developers actively involved otherwise problems of student housing provision will continue to persist

    Urbanization has created numerous social problems, among which is crime that became a common phenomenon to all urban areas in both developed and developing nations. Recent unimaginable levels of the world urbanization coincides with rise in urban crimes in many parts of the world, as the rate of unemployment had been on the increase and coupled with increased poverty among the urban poor. Nature of crime is not uniform but varies from one geographical region to another. In some areas, property crime is more common while in others, crime on person (violent) is prevalent. Crime is not being plagued by a singular factor anywhere it occurred, there are variant factors that influence criminal activities. However, key factors that persuade criminal behaviours of potential offenders includes: unemployment, poverty, bad governance and weaknesses in law enforcement or crime-control agencies. These four key factors were discussed in this paper with hope of bringing out nature of urban crimes that bedevilled properties and people safety for taking management and prevention measures

    Housing provision, is a capital intensive, which requires huge financial obligations, the requirement that is tough to meet by many households, thereby leading to ever-increasing housing stock deficit in Nigeria. Over the years, government made some efforts trying to meet up with housing finance demands of the citizens through the creation of mortgage institutions to mobilise and facilitate housing finance, delivery and ownership, especially among the low and medium income groups. Despite all efforts, conditions attached to housing finance, accessibility remained a clog in the wheel of housing provision and ownership to especially low and medium income groups. The purpose of this research is to investigate accessibility of Primary Mortgage Institutions housing finance by potential consumers. The paper explored qualitative research methodology in data collection and analysis using Nvivo tool. It was found, conditions attached to housing finance accessibility remained the primary factor that deprived most of the prospective borrowers. Therefore, accessing housing finance from the Primary Mortgage Institutions remain a key challenge to most low and medium income groups which also hampered housing provision and ownership.</jats:p

    Many studies have acknowledged that higher education institutions are growing globally; this may not be unconnected to the continuous increase in the population and higher education demand, which spurred up enrollment. It is evident, clear that HEIs are experiencing consistency growth in students' populations yearly. This paper aims to highlight student housing demand in off-campus living to identify demand drivers. The paper explored qualitative research methodology in data collection and analysis. Three universities (two public and one private) are used as data sources to represent higher education institutions in Malaysia for student housing demand investigation. Personal interview was conducted, and the transcripts were carefully coded according to themes in their respective NVivo nodes. Higher education institutions' student enrollment has been increasing, and student population outrun the available student housing, thereby creating significant off-campus housing demand. Despite the increase in students' enrollment, housing provision does not correspond with enrollment, making student population growth, consistently running ahead of the public higher education institutions students' housing facilities. This is due to the recessionary economic situation and higher demand for higher education; hence, education is a way forward.
