    Sustainable Development of Real Estate

    Research, theoretical and practical tasks of sustainable real estate development process are revised in detail in this monograph; particular examples are presented as well. The concept of modern real estate development model and a developer is discussed, peculiarities of the development of built environment and real estate objects are analyzed, as well as assessment methods, models and management of real estate and investments in order to increase the object value. Theoretical and practical analyses, presented in the monograph, prove that intelligent and augmented reality technologies allow business managers to reach higher results in work quality, organize a creative team of developers, which shall present more qualitative products for the society. The edition presents knowledge on economic, legal, technological, technical, organizational, social, cultural, ethical, psychological and environmental, as well as its management aspects, which are important for the development of real estate: publicly admitted sustainable development principles, urban development and aesthetic values, territory planning, participation of society and heritage protection. It is admitted that economical crises are inevitable, and the provided methods shall help to decrease possible loss. References to the most modern world scientific literature sources are presented in the monograph. The monograph is prepared for the researchers, MSc and PhD students of construction economics and real estate development.     Conserving port environment is gaining attention, seeing local port authorities beginning to establish green policies as a normative direction into container port expansion. However, there are conflicts among port authorities, port planners, port stakeholders in converting port equipment with carbon reducing technology. This attributes to the absence of electrification approach in port expansion process. This research aims to propose a sustainable equipment expansion approach by an agent-based model (ABM) to quantify carbon-reducing equipment profile that complies with an emission reduction standard (ERS). The approach simulates the port sustainability transition from port agent interaction that determines the expansion design approach. A combination of fundamental port expansion theories and an electrification logic are developed to simulate the carbon-reducing expansion profile. It is to meet the required CO2 emission reduction standard while not forfeiting financial performance. An agent-based simulator (NETLOGO) is programmed to simulate port sustainability transition and the sustainable expansion profile. The results of PTP case study indicate that it is able to electrify all equipments by 2043. Results also indicate a viable green policy implemented at 4.5% yearly CO2 reduction starting at 2024 while meeting the required port capacity and financial performance. Analysis infers the futility of imposing high emission reduction percentage and the execution of more conversions at higher throughput demand phase. In conclusion, ABM model can be a decision-making support system for the port community to execute appropriate emission reduction standard percentage and time to realise the green port concept

    Computing Local Fractal Dimension Using Geographical Weighting Scheme

    The fractal dimension (D) of a surface can be viewed as a summary or average statistic for characterizing the geometric complexity of that surface. The D values are useful for measuring the geometric complexity of various land cover types. Existing fractal methods only calculate a single D value for representing the whole surface. However, the geometric complexity of a surface varies across patches and a single D value is insufficient to capture these detailed variations. Previous studies have calculated local D values using a moving window technique. The main purpose of this study is to compute local D values using an alternative way by incorporating the geographical weighting scheme within the original global fractal methods. Three original fractal methods are selected in this study: the Triangular Prism method, the Differential Box Counting method and the Fourier Power Spectral Density method. A Gaussian density kernel function is used for the local adaption purpose and various bandwidths are tested. The first part of this dissertation research explores and compares both of the global and local D values of these three methods using test images. The D value is computed for every single pixel across the image to show the surface complexity variation. In the second part of the dissertation, the main goal is to study two major U.S. cities located in two regions. New York City and Houston are compared using D values for both of spatial and temporal comparison. The results show that the geographical weighting scheme is suitable for calculating local D values but very sensitive to small bandwidths. New York City and Houston show similar global D results for both year of 2000 and 2016 indicating there were not much land cover changes during the study period

The book is systematically organized into the optimization theory, methods, and practices for PLES (production–living–ecological space) around territorial spatial planning, with the overall planning of PLES as the goal and the promotion of ecological civilization construction as the starting point.     Mangroves degradation: a local perspective on its awareness

    Mangroves in Malaysia reside on the coastlines, and the largest areas of mangrove are in the Northern Sabah. Over the past decades, mangrove species have been reported to be disappearing from the globe. It is due to several natural processes that have been inserted to fill the needs of the increased population. These include illegal logging, agriculture activities and urbanisation. In this regards, awareness of the local residents about the problem of mangrove depletion is important to inhibit the problem to prolong further.Therefore, this research was conducted to determine the degree of awareness of local residents on the importance of mangroves in managing environmental quality. Consequently, a questionnaire survey was conducted on 103 respondents to examine their awareness on the subject of mangrove degradation.The respondents were selected randomly among local residents of Kuala Selangor district.It is found that only twenty percent of the total number of respondents are totallyaware of the issue and acted upon it; either taking part in the endeavours made by the government as well as those with the nongovernmental bodies or practicing mangroves replanting at their backyard

    Enhancing social and economic development while preserving nature is one of the major challenges for humankind in the current century. The Millennium Ecosystem Assessment showed an alarming degradation of ecosystems and exacerbated poverty for many groups of people across the world due to unprecedented changes in ecosystems caused by human activities in the 20th century. Sustainable Rural Development is key to maintaining active local communities in rural and semi-natural areas, avoiding depopulation, and preserving high-ecological-value sites, including protected areas. Establishing protected areas is the most common strategy to preserve biodiversity around the world with the advantage of promoting the supply of ecosystem services. However, depending how it affects economic opportunities and the access to natural resources, it can either attract or repel human settlements. The convergence of development and conservation requires decision-making processes capable of aligning the needs and expectations of rural communities and the goals of biodiversity conservation.
