    Consumer Attitude and their Purchase Intention: A Review of Literature

    The objective of the paper is to bring spotlight on literature related to consumer attitude and purchase intention. The Paper attempts to identify and segregate factors which are vital and critical antecedents to formation of consumer attitude consequently “Intention to purchase”. For this purpose over 200 Journal articles were scrutinized on pre-set parameters, while 25 of them that are relevant research papers presented here. The factors considered include social media, traditional media, Word of mouth, message process involvement and trust. The findings of the study include a gamut of research objectives and aims, host of pertinent scales, commonly adopted methodologies, variety of variables and opportunity for conducting impactful research

    Analysis of Town Center Mixed-Use Developments to Determine Key Retailer Success Factors

    The socio-economic changes and the population growth concentrated in cities in the U.S. have resulted in increasing interest in urban life that combines living, shopping and work in one centralized location. This type of area, called a mixed-use development, meets the needs of changing American lifestyles. To build successful retail businesses in the mixed-use developments, more information must be identified concerning key retail success factors. Based upon this need, this study examined the town center mixed-use development through case studies. The scope ofthe study included identifying successful town center mixed-use developments in the U.S., identifying locations for each case study analysis, conducting surveys of retailers, consumers and property managers, and analyzing results for consistent responses. The consistent responses by retailer, consumer, and property manager perceptions of store attributes and SWOT analyses were used to determine key success factors. These key success factors were separated into development attributes, store attributes, and target consumer attributes. Although the key success factors are simple in nature, the data from all three respondent groups unite to validate and add emphasis to the review of related literature. lltilizing these key success factors can assist in differentiating the town center and individual stores front the competition and in creating a desirable environment where customers return frequently. The model can be used in the development, planning and implementation strategies for future town center mixed-use developments

    Metaverse beyond the hype: Multidisciplinary perspectives on emerging challenges, opportunities, and agenda for research, practice and policy

    The metaverse has the potential to extend the physical world using augmented and virtual reality technologies allowing users to seamlessly interact within real and simulated environments using avatars and holograms. Virtual environments and immersive games (such as, Second Life, Fortnite, Roblox and VRChat) have been described as antecedents of the metaverse and offer some insight to the potential socio-economic impact of a fully functional persistent cross platform metaverse. Separating the hype and “meta…” rebranding from current reality is difficult, as “big tech” paints a picture of the transformative nature of the metaverse and how it will positively impact people in their work, leisure, and social interaction. The potential impact on the way we conduct business, interact with brands and others, and develop shared experiences is likely to be transformational as the distinct lines between physical and digital are likely to be somewhat blurred from current perceptions. However, although the technology and infrastructure does not yet exist to allow the development of new immersive virtual worlds at scale - one that our avatars could transcend across platforms, researchers are increasingly examining the transformative impact of the metaverse. Impacted sectors include marketing, education, healthcare as well as societal effects relating to social interaction factors from widespread adoption, and issues relating to trust, privacy, bias, disinformation, application of law as well as psychological aspects linked to addiction and impact on vulnerable people. This study examines these topics in detail by combining the informed narrative and multi-perspective approach from experts with varied disciplinary backgrounds on many aspects of the metaverse and its transformational impact. The paper concludes by proposing a future research agenda that is valuable for researchers, professionals and policy makers alike

    Big Data and Its Applications in Smart Real Estate and the Disaster Management Life Cycle: A Systematic Analysis

    Big data is the concept of enormous amounts of data being generated daily in different fields due to the increased use of technology and internet sources. Despite the various advancements and the hopes of better understanding, big data management and analysis remain a challenge, calling for more rigorous and detailed research, as well as the identifications of methods and ways in which big data could be tackled and put to good use. The existing research lacks in discussing and evaluating the pertinent tools and technologies to analyze big data in an efficient manner which calls for a comprehensive and holistic analysis of the published articles to summarize the concept of big data and see field-specific applications. To address this gap and keep a recent focus, research articles published in last decade, belonging to top-tier and high-impact journals, were retrieved using the search engines of Google Scholar, Scopus, and Web of Science that were narrowed down to a set of 139 relevant research articles. Different analyses were conducted on the retrieved papers including bibliometric analysis, keywords analysis, big data search trends, and authors’ names, countries, and affiliated institutes contributing the most to the field of big data. The comparative analyses show that, conceptually, big data lies at the intersection of the storage, statistics, technology, and research fields and emerged as an amalgam of these four fields with interlinked aspects such as data hosting and computing, data management, data refining, data patterns, and machine learning. The results further show that major characteristics of big data can be summarized using the seven Vs, which include variety, volume, variability, value, visualization, veracity, and velocity. Furthermore, the existing methods for big data analysis, their shortcomings, and the possible directions were also explored that could be taken for harnessing technology to ensure data analysis tools could be upgraded to be fast and efficient. The major challenges in handling big data include efficient storage, retrieval, analysis, and visualization of the large heterogeneous data, which can be tackled through authentication such as Kerberos and encrypted files, logging of attacks, secure communication through Secure Sockets Layer (SSL) and Transport Layer Security (TLS), data imputation, building learning models, dividing computations into sub-tasks, checkpoint applications for recursive tasks, and using Solid State Drives (SDD) and Phase Change Material (PCM) for storage. In terms of frameworks for big data management, two frameworks exist including Hadoop and Apache Spark, which must be used simultaneously to capture the holistic essence of the data and make the analyses meaningful, swift, and speedy. Further field-specific applications of big data in two promising and integrated fields, i.e., smart real estate and disaster management, were investigated, and a framework for field-specific applications, as well as a merger of the two areas through big data, was highlighted. The proposed frameworks show that big data can tackle the ever-present issues of customer regrets related to poor quality of information or lack of information in smart real estate to increase the customer satisfaction using an intermediate organization that can process and keep a check on the data being provided to the customers by the sellers and real estate managers. Similarly, for disaster and its risk management, data from social media, drones, multimedia, and search engines can be used to tackle natural disasters such as floods, bushfires, and earthquakes, as well as plan emergency responses. In addition, a merger framework for smart real estate and disaster risk management show that big data generated from the smart real estate in the form of occupant data, facilities management, and building integration and maintenance can be shared with the disaster risk management and emergency response teams to help prevent, prepare, respond to, or recover from the disasters

[102-103]).As of 2011, the fastest growing sectors of the American economy are related to, or directly involved in the retail business. The conditions which led to this phenomenon are rooted in the fundamental precepts of capitalism, national growth and social welfare. European retail entrepreneurs worked with manufacturers at the onset of mass-production to transform working class society into a culture of consumers. The strategies employed during this time provide valuable insights for planners grappling with the largely misunderstood processes of today's retailing industry. Consumption lies at the core of civilization. Trading centers have existed alongside civilization's evolutionary march and will continue to steam ahead. The world's largest private employer, real estate owner and good's provider is WalMart. A company's whose name has become synonymous with greed and a glutinous American lifestyle, where the size of our waists, waste and debt has become as swollen and distended as our sprawling retail landscape. Any serious remedy to this process entails a proviso for our profession; we need to understand the historical incubation of our society in conjunction with production, consumption and their spatial products as an interdependent process with directional consequences. Surpassing the specious solutions requires a manifold understanding of the existing social, economic, and physical conditions further entrenching us in this contemporary paradox. "Big box" is simply the latest product, produced and desired by a culture of consumption. It is my position that the public and our profession would be better served if the research uncovered the complexity of consumption and made the case, for or against "big box" repurposing. I find little value in repurposing vacant "big box" and comment on three emerging retail typologies: (1) Mall Remix, (lifestyle centers with mixed use); (2) Peg + Podium, (stacked discounters with(out) integrated residential in urban settings); and (3) Wrapper, (discount retail surrounded by mix use). I argue that vacant regional centers have the highest propensity for repurposing as Mall Remix, but are contingent on regional specific demographics and amenities. I propose that highly concentrated, low income areas in the Northeast should serve as potential locations for Peg + Podium new construction, and indicate the dangers of integrating a high capital asset with an inflexible, low capital base in the event of a vacancy. Similarly, I warn against the elevated parking structure in the Wrapper typology as a limitation for growth. Lastly, I indicate the value in studying the retail industry's logistics network as a potential method for planners to track urban growth.by Erik R. Scanlon.M.C.P

    ONLINE MARKETING COMMUNICATION POTENTIAL PRIORITIES FOR CHINESE GEN X AND GEN Y PURCHASING THAILAND CONDOMINIUM

    The purpose of this study is to identify the aspects of online marketing communication potential priorities for Gen X and Gen Y Chinese purchasing Condominiums in Thailand. During covid-19, most of the companies try to find a way of online marketing communication potential priorities to attract potential clients. Online marketing communications are moving towards connections between individual users and customers, rather than being delivered to millions of consumers through a marketing agency. Anyone now can just become as effective in communicating information of an entity, both from the  positive and negative aspects, rather than a larger company advertising by itself. Furthermore, online marketing contact is important to develop the brand and create marketing plan in future for a company. The sample (n = 450) was gathered by using convenient sampling techniques via distributing online questionnaires. The data were analyzed by using Confirmatory Factor Analysis (CFA) and Structural Equation Model (SEM) to confirm the goodness of fit of themodel and hypotheses testing. The study analyzed that there is no significance of online relationship communication, online interactive communication, methods for prioritization of OMC for future potential of OMC. However online advertising, online public relations, mobile communication, prioritization of OMC have significant direct or indirect effect on future potential of OMC. The findings illustrated that online advertising that includes online display advertisement, banners or video advertising, Search engine advertising, and online application and optimizing the online public relationship can drive customers to purchase condominiums in Thailand. The results of this research do not completely represent all customers who have intentions to purchase condominiums in Thailand, and the research factors do not cover all possible variables. The study have shown the importance of online marketing communication priorities for real estate companies and help businesses to develop online marketing communication approaches in their decision making process. The study represents original findings to investigate and examine the influences on online marketing communication potential priorities for Chinese Gen X and Gen Y customers purchasing condominiums in Thailand, and thus adding in to a green field of lacking in theory as well as concrete instructions
