Repair Expenses, Selling Contracts, and House Prices

This paper examines the impact of repair expenses on the selling price of a house. Using data from settlement statements, we investigate the frequency and extent to which performance of major repairs is part of the sales contract. We find that most homes are restored to a "normally maintained" state each time the home changes hands, and that the cost of bringing the home to this condition is included as part of house selling price. This implies it may be unnecessary to measure maintenance levels when using transaction data to study components of house price or to construct house price indexes.

List Price Information in Residential Appraisal and Underwriting

This article examines the usefulness of listing prices as leading indicators of house values and as predictors of the direction of housing markets. With Multiple Listing Service data from a large metropolitan area, we create two price indexes, using first listing price and then selling price as the dependent variable in the hedonic regressions. The market is then geographically and categorically segmented, and Granger causality tests are performed to analyze the leading aspect of list prices in the list price-sales price relationship. We find that different segments of the market perform quite differently over the time period of our study, suggesting that for data-based appraisal purposes care is needed in determining the manner and level of aggregation. We also find, however, that market list prices continue to convey important information about subsequent selling prices in most market segments.

Holocaust-Denial Literature in Public Libraries: An Investigation of Public Librarians\u27 Attitudes Regarding Acquisition and Access

This study was undertaken to learn about public librarians\u27 attitudes and opinions concerning the sometimes conflicting issues of intellectual freedom, collection balance, and controversial materials. The investigation focused on Holocaust-denial literature, a body of work which tries to dispute or deny outright the historical reality of the Holocaust. The results, while ambiguous in some areas, indicate that librarians are more open to Holocaust-revisionist literature than had been predicted and, regardless of outside pressures, would acquire and provide ready access to this material in their libraries

Control of translation in the cold: implications for therapeutic hypothermia

Abstract Controlled whole-body cooling has been used since the 1950s to protect the brain from injury where cerebral blood flow is reduced. Therapeutic hypothermia has been used successfully during heart surgery, following cardiac arrest and with varied success in other instances of reduced blood flow to the brain. However, why reduced temperature is beneficial is largely unknown. Here we review the use of therapeutic hypothermia with a view to understanding the underlying biology contributing to the phenomenon. Interestingly, the benefits of cooling have recently been extended to treatment of chronic neurodegenerative diseases in two mouse models. Concurrently studies have demonstrated the importance of the regulation of protein synthesis, translation, to the cooling response, which is also emerging as a targetable process in neurodegeneration. Through these studies the potential importance of the rewarming process following cooling is also beginning to emerge. Altogether, these lines of research present new opportunities to manipulate cooling pathways for therapeutic gain

Effects of Coumaphos and Imidacloprid on Honey Bee (Hymenoptera: Apidae) Lifespan and Antioxidant Gene Regulations in Laboratory Experiments

The main objective of this study was to test comparatively the effects of two common insecticides on honey bee Apis mellifera worker’s lifespan, food consumption, mortality, and expression of antioxidant genes. Newly emerged worker bees were exposed to organophosphate insecticide coumaphos, a neonicotinoid imidacloprid, and their mixtures. Toxicity tests were conducted along with bee midgut immunohistological TUNEL analyses. RT-qPCR assessed the regulation of 10 bee antioxidant genes linked to pesticide toxicity. We tested coumaphos at 92,600 ppb concentration, in combination with 5 and 20 ppb imidacloprid. Coumaphos induced significantly higher bee mortality, which was associated with down regulation of catalase compared to coumaphos and imidacloprid (5/20 ppb) mixtures, whereas, both imidacloprid concentrations independently had no effect on bee mortality. Mixture of coumaphos and imidacloprid reduced daily bee consumption of a control food patty to 10 mg from a coumaphos intake of 14.3 mg and 18.4 and 13.7 mg for imidacloprid (5 and 20) ppb, respectively. While coumaphos and imidacloprid mixtures induced down-regulation of antioxidant genes with noticeable midgut tissue damage, imidacloprid induced intensive gene up-regulations with less midgut apoptosis

The quantum structure of spacetime at the Planck scale and quantum fields

We propose uncertainty relations for the different coordinates of spacetime events, motivated by Heisenberg's principle and by Einstein's theory of classical gravity. A model of Quantum Spacetime is then discussed where the commutation relations exactly implement our uncertainty relations. We outline the definition of free fields and interactions over QST and take the first steps to adapting the usual perturbation theory. The quantum nature of the underlying spacetime replaces a local interaction by a specific nonlocal effective interaction in the ordinary Minkowski space. A detailed study of interacting QFT and of the smoothing of ultraviolet divergences is deferred to a subsequent paper. In the classical limit where the Planck length goes to zero, our Quantum Spacetime reduces to the ordinary Minkowski space times a two component space whose components are homeomorphic to the tangent bundle TS^2 of the 2-sphere.
