    Utilization and Application of Business Computing Systems in Corporate Real Estate

    This study reports on the utilization of business computing systems by corporate real estate executives. A survey was undertaken to examine four issues: types of property data collected, MIS report generation, hardware/software usage, and decision models and experts employed. NACORE members were surveyed and reported extensive usage of well-known business computing systems (e.g., transaction processing and management information systems), while newer systems (e.g., decision support and expert systems) are just beginning to be introduced into corporate real estate. Empirical analysis revealed differences among industries in the types of reports and property financial data that are maintained.

    Results are presented for a precise calculation, based on the deformation dipole model with short-range repulsive interactions between second-neighbor negative ions, of the normal-mode frequency distribution of CsF. The extreme properties of this crystal are reflected in the unusual appearance of the distribution. From these results, we can also predict the form of the second-order Raman spectrum of CsF for two alternative assumptions regarding the Raman polarizability tensor. Both spectra are unusual in that they consist almost entirely of very sharp, clearly separated lines. Furthermore, the spectra corresponding to these two assumptions are very different and should be easily distinguishable experimentally

    Invariant manifolds and the geometry of front propagation in fluid flows

    Recent theoretical and experimental work has demonstrated the existence of one-sided, invariant barriers to the propagation of reaction-diffusion fronts in quasi-two-dimensional periodically-driven fluid flows. These barriers were called burning invariant manifolds (BIMs). We provide a detailed theoretical analysis of BIMs, providing criteria for their existence, a classification of their stability, a formalization of their barrier property, and mechanisms by which the barriers can be circumvented. This analysis assumes the sharp front limit and negligible feedback of the front on the fluid velocity.     Effect of grazing on ship rat density in forest fragments of lowland Waikato, New Zealand

    Ship rat (Rattus rattus) density was assessed by snap-trapping during summer and autumn in eight indigenous forest fragments (mean 5 ha) in rural landscapes of Waikato, a lowland pastoral farming district of the North Island, New Zealand. Four of the eight were fenced and four grazed. In each set of four, half were connected with hedgerows, gullies or some other vegetative corridor to nearby forest and half were completely isolated. Summer rat density based on the number trapped in the first six nights was higher in fenced (mean 6.5 rats ha–1) than in grazed fragments (mean 0.5 rats ha–1; P = 0.02). Rats were eradicated (no rats caught and no rat footprints recorded for three consecutive nights) from all eight fragments in January–April 2008, but reinvaded within a month; time to eradication averaged 47 nights in fenced and 19 nights in grazed fragments. A second six-night trapping operation in autumn, 1–3 months after eradication, found no effect of fencing (P = 0.73). Connectedness to an adjacent source of immigrants did not influence rat density within a fragment in either season (summer P = 0.25, autumn P = 0.67). An uncalibrated, rapid (one-night) index of ship rat density, using baited tracking tunnels set in a 50 × 50 m grid, showed a promising relationship with the number of rats killed per hectare over the first six nights, up to tracking index values of c. 30% (corresponding to c. 3–5 rats ha–1). The index will enable managers to determine if rat abundance is low enough to achieve conservation benefits. Our results confirm a dilemma for conservation in forest fragments. Fencing protects vegetation, litter and associated ecological processes, but also increases number of ship rats, which destroy seeds, invertebrates and nesting birds. Maximising the biodiversity values of forest fragments therefore requires both fencing and control of ship rats

    Rising property values as well as corporate restructuring have given real estate greater importance in corporate asset management. Previous research has examined the capital budgeting procedures of corporations and institutional investors for real estate. However, these studies have not examined both the capital budgeting and disposition criteria used by service, retail, and manufacturing corporations for real estate. This study surveys the acquisition and disposition rules used by executives as well as the use of leasing. This survey covers the size of real estate investments, use of real property leasing, use of real estate sale/leaseback arrangements and the real estate asset acquisition and disposition criteria of corporations.

    Nonequilibrium Approach to Bloch-Peierls-Berry Dynamics

    We examine the Bloch-Peierls-Berry dynamics under a classical nonequilibrium dynamical formulation. In this formulation all coordinates in phase space formed by the position and crystal momentum space are treated on equal footing. Explicitly demonstrations of the no (naive) Liouville theorem and of the validity of Darboux theorem are given. The explicit equilibrium distribution function is obtained. The similarities and differences to previous approaches are discussed. Our results confirm the richness of the Bloch-Peierls-Berry dynamics
