Apartment Rents and Locations in Portland, Oregon: 1992 – 2002

This research examines changes in the apartment-rent gradient of Portland, Oregon from 1992 to 2002. The findings indicate that increased population growth has caused real increases in apartment rents across the metropolitan area. The largest increases have occurred closer to the city center and at the beltway. The fixed supply of land coupled with increasing population has resulted in a wealth transfer from renters to landlords. Major freeway intersections, which ten years before were just evolving into new urban sub-centers, now have a statistically significant impact on land values within a six-mile radius of the intersection.

Digital Facture: Painting After New Media Art

By exploring the research question ‘What is the position of expanded painting practices and processes within a perpetually shifting new media art discourse, and how has this affected the translation of the painted gesture?’ this thesis investigates the painted gesture’s translation into a digital discourse. Specifically, the translative properties of the painted gesture, its formal underpinnings, the overall themes associated with new media art and the post-digital, and the key practitioners and processes emerging from painting’s mobilisation within a technologically embedded environment. The impetus for this research arises from the often-contested nature of definition and classification within a new media art setting. Situated as practice-based, and employing an emergent, mixed methods approach, this research heuristically gathers material data generated in a studio setting. Practical artefacts support quantitative and qualitative contextual research following an inter-, multi-, and transdisciplinary method of making. Contributions arise through synthesising a hybrid model of critical and contextual positions, which conclude that a polymorphic definition of paint(ing) emerges. By blending previously divided formal classifications of “medium” and “media”, an original definition of the post-digital painted gesture manifests. Moreover, by surveying a broad range of contemporary practitioners, characteristic formal traits termed “Digital Factures” emerge, that map technology’s role within contemporary painting. Numerous practical research strands expand these investigations, exploring analogue and digital modes of production, using URLs as a formal tenet to examine the fundamentally translative nature of post-digital painting. Key findings include paint(ing) as data, and skeuomorphism as a form of material and gestural simulacra. Synthesised from these enquiries is the “Hyperfacture”, which delineates liminal, polymorphic, and translative functions of post-digital painting. Overall, this research remediates, to an extent, previously unclarified gestural trends, and classifications, allowing for a more cohesive understanding of contemporary painting’s formal and cultural conditions, by expanding its position within a broader media theory context

The Vacancy Rate and Rent Levels in the Commercial Office Market

This paper develops and estimates a cross-sectional model of the commercial office market in which the building vacancy rate is a key factor in the determination of rents. Individual buildings in Greensboro, North Carolina are used as the unit of analysis and simultaneous equation procedures are employed to produce estimates of rent per square foot. The estimates confirm that the vacancy rate must be included when estimating the price of commercial office space.

The Earnings of REALTORS: Some Empirical Evidence

This paper explores the factors that influence the earnings of REALTORS. It presents estimates of a human capital earnings model estimated on the basis of a nationwide survey of REALTORS collected by the National Association of REALTORS in 1984. Estimates of this model are compared to previous studies that have been based on surveys of REALTORS in individual states.

Atypicalities and Apartment Rent Concessions

This paper examines the use and value of rental concession using a 1988 sample of apartment rents in the Greensboro/High Point/Winston-Salem (North Carolina) MSA. The first section develops an approach to the problem and the second section estimates a logit model to predict the use of concessions as a pricing strategy based on characteristics of the apartment. The third section employs a hedonic pricing model to measure the average value of rental concessions in the Greensboro market. The final section summarizes relevant findings.

Investigations of air-sea gas exchange in the CoOP Coastal Air-Sea Chemical Exchange project

The definitive version was published in Oceanography 21, 4 (2008): 34-45.The exchange of CO2 and other gases across the ocean-air interface is an extremely important component in global climate dynamics, photosynthesis and respiration, and the absorption of anthropogenically produced CO2. The many different mechanisms and properties that control the air-sea flux of CO2 can have large spatial and temporal variability, particularly in the coastal environment. The need for making short-time-scale and small-spatial-scale estimates of gas transfer velocity, along with the physical and chemical parameters that affect it, provided a framework for the field experiments of the Coastal Ocean Processes Program (CoOP) Coastal Air-Sea Chemical Exchange (CASCEX) program. As such, the CASCEX project provided an opportunity to develop some of the first in situ techniques to estimate gas fluxes using micrometeorological and thermal imagery techniques. The results reported from the CASCEX experiments represent the first step toward reconciling the indirect but widely accepted estimates of gas exchange with these more direct, higher-resolution estimates over the coastal ocean. These results and the advances in sensor technology initiated during the CASCEX project have opened up even larger regions of the global ocean to investigation of gas exchange and its role in climate change.Funding for this work was provided by the National Science Foundation (NSF) CoOP program under grants OCE-9410534 and OCE-9711285

Relay-supporting Archives: Requirements and Progress

We characterize long-term preservation of digital content as an extended relay in time, in which repeated handoffs of information occur independently at every architectural layer: at the physical layer, where bits are handed off between storage systems; at the logical layer, where digital objects are handed off between repository systems; and at the administrative layer, where collections of objects and relationships are handed off between archives, curators, and institutions.  We examine the support of current preservation technologies for these handoffs, note shortcomings, and argue that some modest improvements would result in a "relay-supporting" preservation infrastructure, one that provides a baseline level of preservation by mitigating the risk of fundamental information loss.  Finally, we propose a series of tests to validate a relay-supporting infrastructure, including a second Archive Ingest and Handling Test (AIHT)

Elevated glutamatergic compounds in pregenual anterior cingulate in pediatric autism spectrum disorder demonstrated by 1H MRS and 1H MRSI.

Recent research in autism spectrum disorder (ASD) has aroused interest in anterior cingulate cortex and in the neurometabolite glutamate. We report two studies of pregenual anterior cingulate cortex (pACC) in pediatric ASD. First, we acquired in vivo single-voxel proton magnetic resonance spectroscopy ((1)H MRS) in 8 children with ASD and 10 typically developing controls who were well matched for age, but with fewer males and higher IQ. In the ASD group in midline pACC, we found mean 17.7% elevation of glutamate + glutamine (Glx) (p<0.05) and 21.2% (p<0.001) decrement in creatine + phosphocreatine (Cr). We then performed a larger (26 subjects with ASD, 16 controls) follow-up study in samples now matched for age, gender, and IQ using proton magnetic resonance spectroscopic imaging ((1)H MRSI). Higher spatial resolution enabled bilateral pACC acquisition. Significant effects were restricted to right pACC where Glx (9.5%, p<0.05), Cr (6.7%, p<0.05), and N-acetyl-aspartate + N-acetyl-aspartyl-glutamate (10.2%, p<0.01) in the ASD sample were elevated above control. These two independent studies suggest hyperglutamatergia and other neurometabolic abnormalities in pACC in ASD, with possible right-lateralization. The hyperglutamatergic state may reflect an imbalance of excitation over inhibition in the brain as proposed in recent neurodevelopmental models of ASD

A systematic review and critical evaluation of inflammatory cytokine associations in hidradenitis suppurativa [version 1; referees: 2 approved]

Background: The pathogenesis of hidradenitis suppurativa (HS) remains unclear. In order to develop effective treatment strategies, a deeper understanding of pathophysiology is needed. This is impaired by multiple small studies with inconsistent methodologies and the impact of co-occurring pro-inflammatory conditions such as smoking and obesity. Methods: This systematic review aimed to collate all published reports of cytokine studies in tissue, blood, serum and exudate. It was registered with PROSPERO (Registration number CRD42018104664) performed in line with the PRISMA checklist. Results: 19 studies were identified comprising 564 individual HS patients and 198 control patients examining 81 discrete cytokines. Methodology was highly varied and the quality of studies was generally low. There was a large degree of variance between the measured levels of cytokines. 78.2% of cytokines demonstrated heterogeneity by the chi-squared test for homogeneity and hence meta-analysis was not deemed appropriate. However, a strong and significant IL-17 signalling component was identified. Conclusions: Cytokines consistently elevated in lesional, peri-lesional and unaffected tissue are identified and discussed. Areas for further investigation include the role of dendritic cells in HS; the contribution of obesity, smoking, diabetes and the microbiome to cytokine profiles in HS; and examining the natural history of this disease through longitudinal measurements of cytokines over time
