    A comparison of the predictive powers of tenure choices between property ownership and renting

    This paper compares the predictive powers of hierarchical generalized linear modeling (HGLM), logistic regression, and discriminant analysis with regard to tenure choices between buying property and renting property by sampling the residents of the Greater Taipei area. The results imply that the hit rate and other indicators included in HGLM have better predictive power with regard to tenure choices than the binary logistic regression model and the discriminant analysis model. That is, using HGLM to process nested data can increase prediction accuracy regarding household tenure choices. Furthermore, cross-validation is performed to analyze hit rate stability. The hit rate sequencing from this cross-validation is found to be consistent with the HGLM results, implying that the comparison of the three models in terms of hit rate performance prediction in this study is stable and reliable

    The impact of luxury housing on neighborhood housing prices: an application of the spatial difference-in-differences method

    This study investigated the spatial spillover effects of luxury housing during and after construction, in regards to increases in housing prices in neighboring areas as well as the spatial dependence of neighboring housing. This study focused on already completed luxury housing in Taipei, Taiwan. First, the nearest-neighbor matching approach of propensity score matching was used to overcome the problem of data heterogeneity. The difference-in-differences (DD) method and spatial econometrics were used for analysis. The empirical results indicated that the spatial error model had the best goodness of fit. This indicated that housing prices increased by 13.0% during construction of luxury housing nearby. This indicated that housing prices increased by 5.8% after the construction of luxury housing nearby. The empirical results showed that the ongoing and completed construction of luxury housing had spillover effects on housing prices. The effect of ongoing construction of luxury housing was particularly large in scope, indicating its role as a predictor of psychological reaction in the market

    Influence of Socioeconomic Factors, Gender and Indigenous Status on Smoking in Taiwan.

    The indigenous Austronesian minority of Taiwan is heavily affected by health disparities which may include suffering from a greater burden of the tobacco epidemic. While a lack of representative data has historically precluded an investigation of the differences in smoking between Taiwanese ethnicities, these data have recently become available through an annual population-based telephone survey conducted by the Health Promotion Administration, Ministry of Health and Welfare (previously known as the Bureau of Health Promotion (BHP), Department of Health). We used the BHP monitoring data to observe the prevalence of smoking and environmental tobacco smoke exposure among indigenous and non-indigenous Taiwanese surrounding a tobacco welfare tax increase in 2006, investigate ethnic differences in smoking prevalence and environmental tobacco smoke exposure each year between 2005 and 2008, and perform multiple logistic regression to estimate measures of association between potential risk factors and smoking status. Despite significant ethnic and gender differences in smoking prevalence, smoking status was not found to be significantly associated with ethnicity after controlling for socioeconomic and demographic factors

    Price changes of repeat-sales houses in Kaohsiung city: analyses based on hierarchical linear growth models

    This study adopts the hierarchical linear growth modeling approach to analyze the differences in the changes of repeat-sales house prices in Kaohsiung City from 2012 to 2020. The Level 1 time-varying factors include house age and the time of repeat-sales; the Level 2 factors include house attributes such as house area, house type, and house location. Based on the results of the null model, the estimated variance is 0.42816, with a 1% level of significance. This shows that significant differences exist in the mean repeat-sales prices between houses. The interclass correlation coefficient is 91.65%, showing that the interclass variation and intraclass variation of the mean repeat-sales prices are 91.65% and 8.35%, respectively. The estimation results of the non-randomly varying slope model indicate that the sales time and sales time squared significantly affect repeat-sales prices. The annual growth rate and quadratic growth of sales prices do not differ by house type (luxury condominiums and apartment buildings) but are affected by house area and house location. The effect of house age on repeat-sales prices is moderated by house area, house type, and house location

    Cyclin D1 acts as a barrier to pluripotent reprogramming by promoting neural progenitor fate commitment

    AbstractA short G1 phase is a characteristic feature of the cell cycle structure of pluripotent cells, and is reestablished during Yamanaka factor-mediated pluripotent reprogramming. How cell cycle control is adjusted to meet the requirements of pluripotent cell fate commitment during reprogramming is less well understood. Elevated levels of cyclin D1 were initially found to impair pluripotency maintenance. The current work further identified Cyclin D1 to be capable of transcriptionally upregulating Pax6, which promoted reprogramming cells to commit to a neural progenitor fate rather than a pluripotent cell fate. These findings explain the importance of reestablishment of G1-phase restriction in pluripotent reprogramming

    Renal Protection for Coronary Angiography in Advanced Renal Failure Patients by Prophylactic Hemodialysis A Randomized Controlled Trial

    ObjectivesWe performed a study to determine whether prophylactic hemodialysis reduces contrast nephropathy (CN) after coronary angiography in advanced renal failure patients.BackgroundPre-existing renal failure is the greatest risk factor for CN. Hemodialysis can effectively remove contrast media, but its effect upon preventing CN is still uncertain.MethodsEighty-two patients with chronic renal failure, referred for coronary angiography, were assigned randomly to receive either normal saline intravenously and prophylactic hemodialysis (dialysis group; n = 42) or fluid supplement only (control group; n = 40).ResultsProphylactic hemodialysis lessened the decrease in creatinine clearance within 72 h in the dialysis group (0.4 Β± 0.9 ml/min/1.73 m2vs. 2.2 Β± 2.8 ml/min/1.73 m2; p < 0.001). Compared with the dialysis group, the serum creatinine concentrations in the control group were significantly higher at day 4 (6.3 Β± 2.3 mg/dl vs. 5.1 Β± 1.3 mg/dl; p = 0.010) and at peak level (6.7 Β± 2.7 mg/dl vs. 5.3 Β± 1.5 mg/dl; p = 0.005). Temporary renal replacement therapy was required in 35% of the control patients and in 2% of the dialysis group (p < 0.001). Thirteen percent of the control patients, but none of the dialysis patients, required long-term dialysis after discharge (p = 0.018). For the patients not requiring chronic dialysis, 13 patients in the control group (37%) and 2 in the dialysis group (5%) had an increase in serum creatinine concentration at discharge of more than 1 mg/dl from baseline (p < 0.001).ConclusionsProphylactic hemodialysis is effective in improving renal outcome in chronic renal failure patients undergoing coronary angiography

    Effect of Surface Geology on Ground Motions: The Case of Station TAP056 - Chutzuhu Site

    In the Tatun mountain area of northern Taiwan are two strong motion stations approximately 2.5 km apart, TAP056 and TAP066 of the TSMIP network. The accelerometer at station TAP056 is often triggered by earthquakes, but that at TAP066 station is not. Comparisons of vertical and horizontal peak ground accelerations reveal PGA in the vertical, east-west, and north-south components at TAP056 station to be 3.89, 7.57, and 5.45 times those at station TAP066, respectively. The PGA ratio does not seem to be related to earthquake source or path. Fourier spectra of earthquake records at station TAP056 always have approximately the same dominant frequency; however, those at station TAP066 are different due to different sources and paths of different events. This shows that spectra at TAP056 station are mainly controlled by local site effects. The spectral ratios of TAP056/TAP066 show the S-wave is amplified at around 8 ~ 10 Hz. The horizontal/vertical spectral ratios of station TAP056 also show a dominant frequency at about 6 and 8 ~ 10 Hz. After dense microtremor surveying and the addition of one accelerometer just 20 meters away from the original observation station, we can confirm that the top soft soil layer upon which the observation station is constructed generates the local site response at station TAP056

    Application of artificial intelligence in measuring novel pH-impedance metrics for optimal diagnosis of GERD

    Novel metrics extracted from pH-impedance monitoring can augment the diagnosis of gastroesophageal reflux disease (GERD). Artificial intelligence (AI) is being widely used to improve the diagnostic capabilities of various diseases. In this review, we update the current literature regarding applications of artificial intelligence in measuring novel pH-impedance metrics. AI demonstrates high performance in the measurement of impedance metrics, including numbers of reflux episodes and post-reflux swallow-induced peristaltic wave index and, furthermore, extracts baseline impedance from the entire pH-impedance study. AI is expected to play a reliable role in facilitating measuring novel impedance metrics in patients with GERD in the near future
