Liiketoimintasuunnitelma kiinteistöjen osto-, saneeraus- ja myyntiyritykselle

Abstract

Tämä opinnäytetyö on liiketoimintasuunnitelma kiinteistön omistus-, saneeraus- ja myyntiyritykselle. Opinnäytetyössä käydään läpi yrityksen tarvitsemaa alkupääomaa, niin henkistä kuin fyysistä, sekä aloituksessa tarvittavia työkaluja toimivaa yritystä varten. Teoriaosuudessa käydään läpi kilpailijoita, myyntikanavia, strategiaa, rahoitusta ja muita yrityksen perustajalle olennaisia asioita. Teoriaosuus avaa näkemään yritystoiminnan eri osa-alueet kokonaisuudessaan. Teoriaosuus helpotti lähtökohtien selvittämistä ja syvensi tietoa itse liiketoimintasuunnitelmaa varten. Opinnäytetyö käy sellaisenaan myös yrityksen toiminnan aloitukseen ja rahoituksen hakemista varten Työ on saanut uskomaan yritykseen ja sen mahdollisuuksiin. Ilman tätä työtä moni asia olisi voinut jäädä huomiotta tai koko liikeidea toteuttamatta. Voin tämän työn pohjalta nähdä itseni lainaneuvotteluissa liiketoimintasuunnitelma mukana. Työ on tehty aikaisempien suunnitelmien pohjalta syventäen ideaa kiinteistöjen omistamisesta ja niiden myynnistä. Liiketoimintasuunnitelman osuus on työssä salainen, koska yritystä ei ole vielä perustettu, mutta tulevaisuudessa se on aikomus perustaa.This bachelor’s thesis is a business plan for a company focusing on real estate trading and renovation. In this work, start-up capital, both physical and mental, is processed, and the tools needed in the early stages to run an operating company are described. The purpose of this work is to make it easier and faster to develop a business from the idea stage to a fully considered, functioning company. The material used in this thesis has opened use my eyes to see a bigger picture of the company than before. The theory made it easier to clarify and deepen understanding of fundamental issues. Important issues about the forms of financing and marketing came up. The thesis can be used as a guide to starting up a company and applying for a loan. The work introduces competitors, sales channels, strategy and finance, but also the theory about what these concepts mean. It was instructive to learn the theory, but also apply it to practice. Working with this project has changed my thoughts about the most suitable form of funding. Studying the theory has revealed new opportunities and options, while at the same time revealing complexity in matters that seemed obvious. The work has made me to believe in the company and its opportunities. Many things might have been overlooked without this work. On the basis of this work I can see myself handling the loan negotiations. This part is covered in the business plan. The work has been done on the basis of previous plans, deepening the idea of property ownership and sales. The business plan part of the work is confidential, because the company has not been established yet, but there is an intention to establish it in the near future
