    Real estate register data and its usability for the analysis of the existing housing fund-case study: municipality of Kočevje

    The thesis deals with the usability of the Real Estate Register for the analysis of the housing fund. The study of usability was conducted in the case of municipality of Kočevje. The first part of the thesis is focused on the analysis of the attribute data of the Real Estate Register. The existing housing fund was analysed according to the type of residential buildings as well as the year of it is construction and the type of material. The renovations of\ud the housing fund are presented as well.\ud The second part of the thesis was focused on the cartographic presentation of several characteristics of the housing fund. It is noted that the Real Estate Register data is generally useful for analysis of the housing fund in the municipality of Kočevje, with the exception of the data regarding district heating, and the data regarding roof and façade renovations

    Findings of the one-room rental apartments in relation to diffrent distance from Ljubljana

    In this graduation thesis has made an assessment of rental one bedroom apartments in relation to different distance from Ljubljana. Analyzed are freely formed rent one bedroom apartment on the route Ljubljana - Vrhnika - Logatec and the cost of driving to work in Ljubljana. The calculation of transport costs were taken into account as a means of transport by train, bus, car and bicycle. We wanted to know whether the differences in the average rent in the discussed locations go beyond the individual cost of driving to work, or at what distance from Ljubljana would rational renter has rented a one bedroom apartment. With the help of the basic descriptive statistics, we analyzed the obtained data and compared it. Based on the analysis, we found that the present pattern of differences in average rents do not exceed individual costs driving to work for the busy pair. This means that the student pair is most profitable to rent an apartment in the municipality of Logatec if the means of transport chose bus or train. If they choose the car fot the means of transport turns out that one bedroom apartment with transport costs in the municipality of Ljubljana - Part Vic is cheaper compared to renting apartment with transport costs in the municipality of Logatec. For the busy pair is the best rent a one-bedroom apartment in the municipality of Ljubljana - Part Vič, as the transport costs in other areas considered higher than the difference in rents

    A comparison of land use in the municipalities of Ormož, Središče ob Dravi and Sveti Tomaž based on municipal spatial acts

    In the diploma paper we analyzed the land use changes on the basis of municipal spatial planning documents. The analysis referred to the municipalities of Ormož, Središče ob Dravi, and Sveti Tomaž which had all represented one common Municipality of Ormož until 2006. We compared the changes of spatial planning components in long-term and middle-term plans of the Municipality of Ormož (PS DSPO 2003) to the valid municipal spatial plans (Ormož (2013), Središče ob Dravi (2012) and Sveti Tomaž (2011)). We conducted a detailed spatial planning analysis for the town of Ormož, completing PS DSPO (2003) with the urban design town planning of Ormož (UZ, 1994). The data were analyzed and sorted in the program ArcGIS 10.2, all the results were shown in tables and maps. In the whole region we found out that there was a small increase of construction land on account of the decrease of farm land. A lot of changes have arisen as the consequence of different methodology and sorting into individual categories of land use allocation

    Analysis of unused urban space in the settlement areas for the case of Maribor, Hoče-Slivnica and Rače-Fram municipalities

    This diploma thesis focuses on the issue of unused urban land within the settlements. The unused urban land is here defined as building land within cities that remains unused while the cities expand outwards – often without a proper plan. In the beginning of the thesis, characteristics of urban settlements in Slovenia, the living habits of Slovenian people and some of the reasons for the current state are described. Here, dispersed settlements, dispersed construction and illegal construction concepts in Slovenia are introduced. Furthermore, the basic procedures of urban planning in Slovenia are presented, with the emphasis on local (municipality level) planning. The concepts of land use, urban land and urban development planning are presented, followed by an overview of relevant legislation and certain instruments guiding land use and spatial development in general. In the second part of the thesis, the results of unsued urban land analysis which has been conducted for the case of three Slovene municipalities – Maribor, Hoče-Slivnica and Rače-Fram, are presented. The analysis was conducted in the GIS environment, based on land use data and the Building Cadastre data. Based on these results conclusions are given, which are further the base for discussion on current state, reasons and possible solutions for the presented topic

    Analysis of land use change based on comparing municipal spatial acts between 2003 and 2010 in the case of municipalities of Gorenja vas - Poljane and Naklo

    The thesis is based on surveying the changing of land use in the municipalities of Gorenja vas - Poljane and Naklo. In the theoretical part spatial legislation from year 1984 onwards is presented. We also describe the methodology and the problems we encountered when arranging and processing the data. After the presentation of the selected municipalities in the empirical part of the thesis we compare the data on the basic and detailed land use from the existing municipal land use plans with the data from the long-term and medium-term municipal plans of Gorenja vas - Poljane and Naklo for the period from 1986 to 2000. \ud Between the years 2003 and 2010, the amount of building land increased in the area of the municipality of Gorenja vas - Poljane, while in the area of the municipality of Naklo not only the amount of building land but also the amount of water land increased. The water land increased due to different way of determining water land. The results of the detailed land use show that in each settlement land use is changing differently. Somewhere the amounts of building and agricultural lands increase on account of the decline of forest land. In other settlements the amounts of building and forest lands increase because of the decline of agricultural areas. There is also a case of the increase of agricultural land on account of the decline of building land in one of the settlements.\u

    The analysis of archive land cadastral materials in the areas of French cadastral surveying

    The diploma thesis addresses and presents existing archival material concerning French\ud measurements in Slovenia which we obtained in The Archive of the Republic of Slovenia (Arhiv\ud Republike Slovenije). In the theoretical part of the research we presented the land cadastres\ud in the region before the French measurements and development of the French land surveying\ud in Europe and in Slovenia. In the research part of the diploma thesis we concentrated on\ud description and presentation of this land surveying in Slovenia, which took place in the period\ud of Illyrian provinces in the beginning of the 19th century. We presented the most interesting\ud facts and features of the French cadastre. In the end we compared the archival material of the\ud French cadastre with the Franciscan cadastre, which appeared soon after the French cadastre\ud and in many areas it replaced the French cadastre

At the end, a short review of definition and delimitation of functional regions in Slovenia is presented from the international perspective

    Success of investment into a detached house in different locations

    The aim of this diploma thesis is to evaluate the market value of a detached house (through the cost method) on different locations in the municipalities of Tržič and Radovljica, as well as determining the success of investment into the real estate in question. Investment success is evaluated as the difference between the sales price and the market value of the house. The chosen detached house has a 171.25 m2 ground plan, the residential area being 134.60 m2. The house also has a 600 m2 building plot around it. The market value of the house in question calculated by the cost method, is the sum of the market value of a vacant plot, the cost of municipal charges, and the replacement costs of the construction itself.\ud After analysing the acquired data we determined that the values of vacant plots vary greatly between the municipalities as well as within the municipalities themselves. This led us to the conclusion that the location has a large influence on the cost of a vacant plot of land, as well as on the cost of the municipal charges. An investment into a detached house in the municipality of Tržič would therefore not render itself, and it would prove risky in the suburban Tržič area. In the municipality of Radovljica however, the investment into a detached house of the size in question would be successful
