    Precaution against Coronavirus and Housing Neighborhood Standard in Selected Areas of Lagos State, Nigeria

    Housing and neighborhood conditions can significantly affect health, safety, and well-being of citizens in a country. The current COVID-19 outbreak and its manner of transmission tests the potential resilience of nations, while revealing various economic, political, and health challenges – whereby housing being one and in fact the basis of them. The most well-planned and maintained housing environments in Nigeria are mostly populated by the rich, more-privileged, and less often the middle-income earners, while the lower-class groups of people reside in unkempt or sub-standard neighborhoods. The objectives of this study are to examine the neighborhood and housing standards in five selected areas of Lagos and to investigate the level of residents’ compliance with the physical/social distancing polices relating to the precautions against COVID-19 spread. Data were gathered through a mixed-method approach, alongside facility surveys and physical observations. A total of 161 copies of questionnaire were administered in the Fola-Agoro, Abule-Ijesha, Bariga, Abule-Oja, and Onike-Iwaya areas – all within the essential part of the city. 152 questionnaires were returned with 143 of them were found valid for generating the required analysis through the use of SPSS software. Features like road networks, drainage systems, infrastructural facilities, commercial properties, and various types of dwelling units exist across these areas. However, findings from the survey analysis indicated poor neighborhood and housing standards that manifested in lack of conducive neighborhood dwelling facilities/conditions like adequate space, proper ventilation, good security, serenity, efficient household services, and a well-planned environment, all affect residents’ operations in the areas. The overall inadequacy of basic amenities affected the residents’ level of adherence to the lockdown policy as the selected areas lacked appreciable neighborhood and housing standards. Hence, it is recommended that related and concerned authorities should provide the basic habitable conditions such as spacious neighborhood, good ventilation, serene environment, efficient neighborhood security and good road networks. This, presumably, will promote comfort among residents’ and enhance their ability to abide by the physical distancing policy towards the prevention of the pandemic spread and indeed any subsequent disease outbreaks capable of being doused by good neighborhood and housing standards

    Determinant of labor absorption in Yogyakarta

    This study aims to examine government expenditure, investment, economic growth and inflation and their effect on labor absorption in the Special Region of Yogyakarta (DIY) in the 2010–2019 research period and to prove the Okun’s law and Phillips curve in DIY. Methodologically, this research was conducted using quantitative methods using secondary data. The data analysis technique used is panel data analysis with the chosen approach, namely the random effect model. Based on the results of the simultaneous test, this study shows that the four independent variables together have a positive and significant influence on labor absorption in the DIY Province. Meanwhile, based on the results of the partial test, it shows that the variables of government expenditure and inflation have a positive and significant effect on labor absorption. Investment and economic growth variables have a negative and significant effect on labor absorption. Implication of the study is the importance of the effectiveness of government expenditure and investment to increase labor absorption and strengthen the environment of investment to stimulate labor absorption in DIY

    Absorbance of nickel nanoparticles/polyaniline composite films prepared by radiation technique

    Composites of conducting polymer – metal nanoparticles are of great interest in modern physical and chemical researchers due to their unique physical and chemical properties, which are distinct from those of the bulk metal and molecules .Conducting polymer–metal nanoparticles can be used in diverse fields such as electronics, electrocatalystics and optoelectronics. Conducting polyaniline and nickel nanoparticles blended in polyvinyl Alcohol (PVA) was synthesized by irradiating films containing aniline and NiCl2.6H2O salt at different concentrations with gamma radiation technique. In the same time the polyaniline and nickel nanoparticles were formed due to oxidation of aniline and reduction of nickel ion respectively by radiation. The structure analysis of polyaniline – nickel nanoparticles films were studied by X-Ray diffraction system which appears different diffraction peak angles at (2θ=31.7, 45.5 , 56.6) respectively.The optical properties were investigated using UV –Vis spectrophotometer that show optical absorbance peak at λ= (725, 395) nm of polyaniline and nickel nanoparticles respectively .From the UV-spectrum the band gap energy (Eg) was deduced and found to be decreases from (1.54, 2.88) eV at 10 kGy to (1.35, 2.62) eV at 50 kGy for polyaniline and nickel nanoparticles respectively

    Assessment of physical environment elements in public low-cost housing

    This paper examines an assessments of physical environment elements in public low-cost housing focusing amongst occupants in Johor Bahru consists of facilities, spaces and services offered in each housing unit. The data of study was obtained through questionnaire involved a sum of 868 occupants using convenience sampling. The collected data was analyzed using quantitative approaches, including frequency analysis and relative important index (RII). The study reveals that physical environment elements were the crucial role in every housing unit. However, safety, security and health, utilities, privacy and location were mainly the highest concern amongst occupants towrads the physical environment. In fact, physical environment elements plays crucial role in developing occupant’s comfort and satisfaction. Nevertheless, a few physical elements show least preferable amongst occupant such as temperature and humidity, aesthetic and noise, yet it also need to give much attention in order to form a better quality of environment

    Meagre discussion on the institutional property-rights structure essence has rudimentarily determined the POS governance and its quality. Thus, two objectives are highlighted; (i) to examine Sabah’s current practice (rights distribution) in urban-rural POS governance and (ii) explore the POS’ social dilemmas that tied in with such institution. Reviews of interdisciplinary analytic perspectives, content analysis on documents and semi-structured interviews were performed. The practice with diverse property-rights structure is indicatively perceived as “property-rights tragedies”, which ensue in sub-optimal POS and quality of life issues. Therefore, re-engineering of POS market via dynamic property-rights re-assignment is postulated as the panacea for improved wellbeing

    This paper examines the application of property market models in Malaysia. The aim is to determine the relevance, success and trend of models in explaining problems of the property market. The theoretical underpinning of the property market form the foundation of the property market model where models represent the real property market situation. Through the analysis on research applying property market models, this research evaluates the application of property market modelling in Malaysia. The SWOT analysis enables the identification of the problems and the advantages of applying models for understanding property market behaviour. Analysis of the strength, weakness, and issues suggests that the main strength lies on the ability of the models to provide an objective explanation to property market problems and its ability to link to other technological innovations, which are useful for resolving real estate problems. The Malaysian experience in this field is relatively new but nevertheless it has significant contribution towards the application of models in real estate research

    Framework of stratified residential property management services

    This study focuses on the development of stratified residential property management services framework by identifying and investigating the management services and their major attributes in providing a well-structured framework of property management service delivery. The methodology towards this study involves the intensive reading and review of various literatures on the subject title and a group discussion. A panel of experts drawn from industry provides advice and evaluates the identified services and attributes and framework development. Based on literature review and focus group discussion, a theoretical framework was developed. The framework was underpinned by eleven core activities and their major attributes that emerged from the research findings. These core activities and attributes have been identified both nationally and internationally as being crucial to the effective stratified residential property management service delivery
