    Difficult to Show Properties and Utility Maximizing Brokers

    This article is the winner of the Real Estate and the Internet manuscript prize (sponsored by PricewaterhouseCoopers) presented at the American Real Estate Society Annual Meeting. Brokers have long believed that difficult to show properties sell at lower prices and take longer to sell. Where difficult to show properties are defined as those properties that present extraordinary difficulties for a broker in arranging or showing the listing to a particular buyer. Buyers’ recent access to online real estate applications may make the cost of avoiding these properties prohibitive to brokers. Employing a hedonic pricing model and duration modeling techniques, this study finds that property price and marketing time are not significantly affected for these properties. The results suggest that brokers possess limited market power.

    Pattern formation during de novo assembly of the Arabidopsis shoot meristem

    Most multicellular organisms have a capacity to regenerate tissue after wounding. Few, however, have the ability to regenerate an entire new body from adult tissue. Induction of new shoot meristems from cultured root explants is a widely used, but poorly understood, process in which apical plant tissues are regenerated from adult somatic tissue through the de novo formation of shoot meristems. We characterize early patterning during de novo development of the Arabidopsis shoot meristem using fluorescent reporters of known gene and protein activities required for shoot meristem development and maintenance. We find that a small number of progenitor cells initiate development of new shoot meristems through stereotypical stages of reporter expression and activity of CUP-SHAPED COTYLEDON 2 (CUC2), WUSCHEL (WUS), PIN-FORMED 1 (PIN1), SHOOT-MERISTEMLESS (STM), FILAMENTOUS FLOWER (FIL, also known as AFO), REVOLUTA (REV), ARABIDOPSIS THALIANA MERISTEM L1 LAYER (ATML1) and CLAVATA 3 (CLV3). Furthermore, we demonstrate a functional requirement for WUS activity during de novo shoot meristem initiation. We propose that de novo shoot meristem induction is an easily accessible system for the study of patterning and self-organization in the well-studied model organism Arabidopsis

    First evidence of cryptotephra in palaeoenvironmental records associated with Norse occupation sites in Greenland

    The Norse/Viking occupation of Greenland is part of a dispersal of communities across the North Atlantic coincident with the supposed Medieval Warm Period of the late 1st millennium AD. The abandonment of the Greenland settlements has been linked to climatic deterioration in the Little Ice Age as well as other possible explanations. There are significant dating uncertainties over the time of European abandonment of Greenland and the potential influence of climatic deterioration. Dating issues largely revolve around radiocarbon chronologies for Norse settlements and associated mire sequences close to settlement sites. Here we show the potential for moving this situation forward by a combination of palynological, radiocarbon and cryptotephra analyses of environmental records close to three ‘iconic’ Norse sites in the former Eastern Settlement of Greenland – Herjolfsnes, Hvalsey and Garðar (the modern Igaliku). While much work remains to be undertaken, our results show that palynological evidence can provide a useful marker for both the onset and end of Norse occupation in the region, while the radiocarbon chronologies for these sequences remain difficult. Significantly, we here demonstrate the potential for cryptotephra to become a useful tool in resolving the chronology of Norse occupation, when coupled with palynology. For the first time, we show that cryptotephra are present within palaeoenvironmental sequences located within or close to Norse settlement ruin-groups, with tephra horizons detected at all three sites. While shard concentrations were small at Herjolfsnes, concentrations sufficient for geochemical analyses were detected at Igaliku and Hvalsey. WDS-EPMA analyses of these tephra indicate that, unlike the predominantly Icelandic tephra sources reported in the Greenland ice core records, the tephra associated with the Norse sites correlate more closely with volcanic centres in the Aleutians and Cascades. Recent investigations of cryptotephra dispersal from North American centres, along with our new findings, point to the potential for cryptotephra to facilitate hypothesis testing, providing a key chronological tool for refining the timing of Norse activities in Greenland (e.g. abandonment) and of environmental contexts and drivers (e.g. climate forcing)

    How Well has Land-Use Planning Worked Under Different Governance Regimes? A Case Study in the Portland, OR-Vancouver, WA Metropolitan Area, USA

    We examine land use planning outcomes over a 30-year period in the Portland, OR-Vancouver, WA (USA) metropolitan area. The four-county study region enables comparisons between three Oregon counties subject to Oregon’s 1973 Land Use Act (Senate Bill 100) and Clark County, WA which implemented land use planning under Washington’s 1990 Growth Management Act. We describe county-level historical land uses from the mid-1970s to the mid-2000s, including low-density residential and urban development, both outside and inside of current urban growth boundaries. We use difference-in-differences models to test whether differences in the proportions of developed land resulting from implementation of urban growth boundaries are statistically significant and whether they vary between Oregon and Washington. Our results suggest that land use planning and urban growth boundaries now mandated both in Oregon and Washington portions of the study area have had a measurable and statistically significant effect in containing development and conserving forest and agricultural lands in the Portland-Vancouver metropolitan area. Our results also suggest, however, that these effects differ across the four study-area counties, likely owing in part to differences in counties’ initial levels of development, distinctly different land use planning histories, and how restrictive their urban growth boundaries were drawn

    Toward a personalized real-time diagnosis in neonatal seizure detection

    The problem of creating a personalized seizure detection algorithm for newborns is tackled in this paper. A probabilistic framework for semi-supervised adaptation of a generic patient-independent neonatal seizure detector is proposed. A system that is based on a combination of patient-adaptive (generative) and patient-independent (discriminative) classifiers is designed and evaluated on a large database of unedited continuous multichannel neonatal EEG recordings of over 800 h in duration. It is shown that an improvement in the detection of neonatal seizures over the course of long EEG recordings is achievable with on-the-fly incorporation of patient-specific EEG characteristics. In the clinical setting, the employment of the developed system will maintain a seizure detection rate at 70% while halving the number of false detections per hour, from 0.4 to 0.2 FD/h. This is the first study to propose the use of online adaptation without clinical labels, to build a personalized diagnostic system for the detection of neonatal seizures

    Insertion/Deletion markers for assessing the genetic variation and the spatial genetic structure of Tunisian Brachypodium hybridum populations

    The wild annual grass Brachypodium hybridum, an allotetraploid species derived from the natural hybridization between the diploid species B. distachyon (2n=10) and B. stacei (2n=20). This trio of species has been suggested as a model system for polyploidy. Brachypodium hybridum is the most widespread Brachypodium species in Tunisia. Natural diversity can be used as a powerful tool to uncover gene function and, in the case of B. hybridum, to understand the functional consequences of polyploidy. Here, we examined the spatial distribution of genetic variation of B. hybridum across its entire range in Tunisia and tested underlying factors that shaped its genetic variation. Population genetic analyses were conducted on 145 individuals from 9 populations using 8 InDel markers. Results indicated a relatively high level of within-population genetic diversity (He = 0.35) and limited among-population differentiation (FPT = 0.20) for this predominantly self-pollinating grass. UPGMA cluster analyses, PCoA and Bayesian clustering supported the demarcation of the populations into 3 groups that were not correlated with location or altitude, suggesting a loose genetic affinity of B. hybridum populations in relation to their geographical locations, and no obvious genetic structure among populations across the study area. This pattern was associated with a considerable amount of an asymmetric gene flow between populations. Overall, the obtained results suggest that the long-distance seed-dispersal is the most important factor in shaping the spatial genetic structure of B. hybridum in Tunisia. They also provide key guidelines for on-going and future work including breeding programs and genome-wide association studies

    Neonatal EEG graded for severity of background abnormalities in hypoxic-ischaemic encephalopathy

    This report describes a set of neonatal electroencephalogram (EEG) recordings graded according to the severity of abnormalities in the background pattern. The dataset consists of 169 hours of multichannel EEG from 53 neonates recorded in a neonatal intensive care unit. All neonates received a diagnosis of hypoxic-ischaemic encephalopathy (HIE), the most common cause of brain injury in full term infants. For each neonate, multiple 1-hour epochs of good quality EEG were selected and then graded for background abnormalities. The grading system assesses EEG attributes such as amplitude and frequency, continuity, sleep--wake cycling, symmetry and synchrony, and abnormal waveforms. Background severity was then categorised into 4 grades: normal or mildly abnormal EEG, moderately abnormal EEG, severely abnormal EEG, and inactive EEG. The data can be used as a reference set of multi-channel EEG for neonates with HIE, for EEG training purposes, or for developing and evaluating automated grading algorithms
