    Use of the Hedonic Method to Estimate Lake Sedimentation Impacts on Property Values in Mountain Park and Roswell, GA

    Metropolitan Atlanta has experienced explosive population growth in the past few decades, which has resulted in rapid residential growth. The City of Roswell is one the best examples of residential growth on the urban fringe of Atlanta, with its housing stock increasing by more than 50 percent from 1990 to 2000. Stormwater runoff created from these development sites is expected to be causing sedimentation accumulation in lakes within Roswell and a neighboring, downstream wildlife refuge located in the City of Mountain Park. Because sedimentation tends to fill-in and shrink lakes, our results provide some indication of the potential property damages associated with sedimentation. Furthermore, our results provide evidence that lake value is not monotonically increasing with lake size, which is believed to be due to the influence that geographic, environmental, and social factors have on the degree to which lakes add value to housing prices.Land Economics/Use,

    Moral Spillovers: The Effect of Moral Violations on Deviant Behavior

    Two experiments investigated whether outcomes that violate people\u27s moral standards increase their deviant behavior (the moral spillover effect). In Study 1, participants read about a legal trial in which the outcome supported, opposed or was unrelated to their moral convictions. Relative to when outcomes supported moral convictions, when outcomes opposed moral convictions people judged the outcome to be less fair, were more angry, were less willing to accept the outcome, and were more likely to take a borrowed pen. In Study 2, participants who recalled another person\u27s moral violation were more likely to cheat on an experimental task relative to angry or neutral condition participants. Taken together, results provide evidence for moral spillover: outcomes that violate moral standards increase deviant behavior

    Two experiments investigated the hypothesis that strategic behavioral mimicry can facilitate negotiation outcomes. Study 1 used an employment negotiation with multiple issues, and demonstrated that strategic behavioral mimicry facilitated outcomes at both the individual and dyadic levels: Negotiators who mimicked the mannerisms of their opponents both secured better individual outcomes, and their dyads as a whole also performed better when mimicking occurred compared to when it did not. Thus, mimickers created more value and then claimed most of that additional value for themselves, though not at the expense of their opponents. In Study 2, mimicry facilitated negotiators’ ability to uncover underlying compatible interests and increased the likelihood of obtaining a deal in a negotiation where a prima facie solution was not possible. Results from Study 2 also demonstrated that interpersonal trust mediated the relationship between mimicry and deal-making. Implications for our understanding of negotiation dynamics and interpersonal coordination are discussed
