    The impact of industrial sites on residential property values

    Industrial sites cause several negative externalities, such as traffic noise disturbance, congestion, and obstruction of view. In order to quantify the negative effects stemming from industrial sites, we estimate – using a hedonic pricing model – the impact of distance to industrial sites on residential property values. We use data on houses sold in the Randstad region and the province of Noord-Brabant (both located in the Netherlands) in the year 2005, together with data on characteristics of a substantial number of industrial sites in the same regions and period. The results reveal that the distance to an industrial site has a statistically significant negative effect on the value of residential properties. However, the effect is largely localized within a relatively short distance from the nearest industrial site. Furthermore, we obtain statistical evidence for substantial localized price differentials, which vary according to the size of an industrial site

    Agglomeration Externalities and Localized Employment Growth

    This paper addresses the question to what extent the performance of industrial sites is affected by their local economic structure and accessibility. For this aim, we test for the existence of statistically significant relationships between agglomeration externalities (specialization, diversity, and competition), accessibilty measures and the employment growth of a particular industry on a particular site. We use data on employment growth of site-industries on 68 formal industrial sites in the municipality of Amsterdam between 1998 and 2006. We show that at the site-industry level, specialization hampers growth. Furthermore, we find that industrial sites that are easily accessible from the highway grow relatively fast, as well as sites located in the Amsterdam harbour area

    Modeling Data Center Building Blocks for Energy-efficiency and Thermal Simulations

    International audienceIn this paper we present a concept and specification of Data Center Efficiency Building Blocks (DEBBs), which represent hardware components of a data center complemented by descriptions of their energy efficiency. Proposed building blocks contain hardware and thermodynamic models that can be applied to simulate a data center and to evaluate its energy efficiency. DEBBs are available in an open repository being built by the CoolEmAll project. In the paper we illustrate the concept by an example of DEBB defined for the RECS multi-server system including models of its power usage and thermodynamic properties. We also show how these models are affected by specific architecture of modeled hardware and differences between various classes of applications. Proposed models are verified by a comparison to measurements on a real infrastructure. Finally, we demonstrate how DEBBs are used in data center simulations

    Armed oncolytic viruses: A kick-start for anti-tumor immunity

    Oncolytic viruses (OVs), viruses that specifically result in killing tumor cells, represent a promising class of cancer therapy. Recently, the focus in the OV therapy field has shifted from their direct oncolytic effect to their immune stimulatory effect. OV therapy can function as a “kick start” for the antitumor immune response by releasing tumor associated antigens and release of inflammatory signals. Combining OVs with immune modulators could enhance the efficacy of both immune and OV therapies. Additionally, genetic engineering of OVs allows local expression of immune therapeutics, thereby reducing related toxicities. Different options to modify the tumor microenvironment in combination with OV therapy have been explored. The possibilities and obstacles of these combinations will be discussed in this review
