"Distortion in Land Price Information---Mechanism in Sales Comparables and Appraisal Value Relation---"
This paper investigates the nature and magnitude of distortion in land price information publicly available in Japan, especially in the Published Land Price of the Japanese Government. After examining characteristics of various land price information in Japan, we construct hedonic price indexes based on both actual transaction prices and Published Land Prices, and compare them to find possible distortion in the governmental price information. We find a large and systematic discrepancy between actual transaction prices and Published Land Prices, suggesting serious problems in the governmental information system. We also consider possibility of structural change in the Japanese real estate markets, and examine its effect on price indexes.
"Measuring the Cost of Imperfect Information in the Tokyo Housing Market"
The cost of imperfect information is estimated in the real estate market of resale condominiums in central Tokyo by using a new, comprehensive data set of resale condominium transactions. The results suggest a substantial cost. Specifically, if information were perfectly available and marketing time is null, sellers would get benefits of 10.58% based on average interest rate, 31.28% on gross rent and 22.59% on net rent, against imputed rent of their property. Buyers spend 1,042,000 Yen on search activities for one transaction, which would be saved if information were prefect. This cost amounts to be equivalent to 13.2% of buyers' average annual income.
Electronic structure and magnetism of equiatomic FeN
In order to investigate the phase stability of equiatomic FeN compounds and
the structure-dependent magnetic properties, the electronic structure and total
energy of FeN with NaCl, ZnS and CsCl structures and various magnetic
configurations are calculated using the first-principles TB-LMTO-ASA method.
Among all the FeN phases considered, the antiferromagnetic NaCl structure with
q=(00pi) is found to have the lowest energy at the theoretical equilibrium
volume. However, the FM NaCl phase lies only 1mRyd higher. The estimated
equilibrium lattice constant for nonmagnetic ZnS-type FeN agrees quite well
with the experimental value, but for the AFM NaCl phase the estimated value is
6.7% smaller than that observed experimentally. For ZnS-type FeN, metastable
magnetic states are found for volumes larger than the equilibrium value. On the
basis of an analysis of the atom- and orbital-projected density of states and
orbital-projected Crystal Orbital Hamilton Population, the iron-nitrogen
interactions in NM ZnS, AFM NaCl and FM CsCl structures are discussed. The
leading Fe-N interactions is due to the d-p iron-nitrogen hybridization, while
considerable s-p and p-p hybridizations are also observed in all three phases.
The iron magnetic moment in FeN is found to be highly sensitive to the
nearest-neighboring Fe-N distance. In particular, the magnetic moment shows an
abrupt drop from a value of about 2 muB to zero with the reduction of the Fe-N
distance for the ZnS and CsCl structures.Comment: 12 pages, 6 figure
High-K Precession modes: Axially symmetric limit of wobbling motion
The rotational band built on the high-K multi-quasiparticle state can be
interpreted as a multi-phonon band of the precession mode, which represents the
precessional rotation about the axis perpendicular to the direction of the
intrinsic angular momentum. By using the axially symmetric limit of the
random-phase-approximation (RPA) formalism developed for the nuclear wobbling
motion, we study the properties of the precession modes in W; the
excitation energies, B(E2) and B(M1) values. We show that the excitations of
such a specific type of rotation can be well described by the RPA formalism,
which gives a new insight to understand the wobbling motion in the triaxial

Jets or high velocity flows revealed in high-cadence spectrometer and imager co-observations?
We report on active region EUV dynamic events observed simultaneously at
high-cadence with SUMER/SoHO and TRACE. Although the features appear in the
TRACE Fe ix/x 171A images as jets seen in projection on the solar disk, the
SUMER spectral line profiles suggest that the plasma has been driven along a
curved large scale magnetic structure, a pre-existing loop. The SUMER
observations were carried out in spectral lines covering a large temperature
range from 10^4 K to 10^6 K. The spectral analysis revealed that a sudden
heating from an energy deposition is followed by a high velocity plasma flow.
The Doppler velocities were found to be in the range from 90 to 160 km/s. The
heating process has a duration which is below the SUMER exposure time of 25 s
while the lifetime of the events is from 5 to 15 min. The additional check on
soft X-ray Yohkoh images shows that the features most probably reach 3 MK
(X-ray) temperatures. The spectroscopic analysis showed no existence of cold
material during the events
Stability of quantum states of finite macroscopic systems against classical noises, perturbations from environments, and local measurements
We study the stability of quantum states of macroscopic systems of finite
volume V, against weak classical noises (WCNs), weak perturbations from
environments (WPEs), and local measurements (LMs). We say that a pure state is
`fragile' if its decoherence rate is anomalously great, and `stable against
LMs' if the result of a LM is not affected by another LM at a distant point. By
making full use of the locality and huge degrees of freedom, we show the
following: (i) If square fluctuation of every additive operator is O(V) or less
for a pure state, then it is not fragile in any WCNs or WPEs. (ii) If square
fluctuations of some additive operators are O(V^2) for a pure state, then it is
fragile in some WCNs or WPEs. (iii) If a state (pure or mixed) has the `cluster
property,' then it is stable against LMs, and vice versa. These results have
many applications, among which we discuss the mechanism of symmetry breaking in

GRACE at ONE-LOOP: Automatic calculation of 1-loop diagrams in the electroweak theory with gauge parameter independence checks
We describe the main building blocks of a generic automated package for the
calculation of Feynman diagrams. These blocks include the generation and
creation of a model file, the graph generation, the symbolic calculation at an
intermediate level of the Dirac and tensor algebra, implementation of the loop
integrals, the generation of the matrix elements or helicity amplitudes,
methods for the phase space integrations and eventually the event generation.
The report focuses on the fully automated systems for the calculation of
physical processes based on the experience in developing GRACE-loop. As such, a
detailed description of the renormalisation procedure in the Standard Model is
given emphasizing the central role played by the non-linear gauge fixing
conditions for the construction of such automated codes. The need for such
gauges is better appreciated when it comes to devising efficient and powerful
algorithms for the reduction of the tensorial structures of the loop integrals.
A new technique for these reduction algorithms is described. Explicit formulae
for all two-point functions in a generalised non-linear gauge are given,
together with the complete set of counterterms. We also show how infrared
divergences are dealt with in the system. We give a comprehensive presentation
of some systematic test-runs which have been performed at the one-loop level
for a wide variety of two-to-two processes to show the validity of the gauge
check. These cover fermion-fermion scattering, gauge boson scattering into
fermions, gauge bosons and Higgs bosons scattering processes. Comparisons with
existing results on some one-loop computation in the Standard Model show
excellent agreement. We also briefly recount some recent development concerning

Photon-energy dissipation caused by an external electric circuit in "virtual" photo-excitation processes
We consider generation of an electrical pulse by an optical pulse in the
``virtual excitation'' regime. The electronic system, which is any
electro-optic material including a quantum well structure biased by a dc
electric field, is assumed to be coupled to an external circuit. It is found
that the photon frequency is subject to an extra red shift in addition to the
usual self-phase modulation, whereas the photon number is conserved. The Joule
energy consumed in the external circuit is supplied only from the extra red
