    REALIZATION OF THE DIGITAL TERRAIN MODEL IN ORDER TO ANALYZE THE LANDSLIDES

    The paper aims to create the 3D model of the land located in the southern area of the Transylvanian Advanced Horticultural Research Institutes within the U.S.A.M.V. Cluj-Napoca. The land is presented in the form of unencumbered earth terraces, which during the last years has undergone the phenomenon of sliding on the slope, visibly changing the shape from the original one given at the time of the landscaping arrangements that were made after the construction of the building next to it, which over time it can affect the structure of the building. In order to observe the degree of sliding and breaking of the terraces on the slope it is necessary to model them and to observe the vulnerable areas for the consolidation work. As a first action to stop the gliding phenomenon, young shrubs were planted along the terraces, while other more expensive consolidation works may be required. When making the digital terrain model, the data obtained prior to this analysis were used, ie the quoted topographic plan of the area and the existing photogrammetric flight in the area

    REALIZATION OF THE GENERAL CADASTRE IN CHINTENI COMMUNE, CLUJ COUNTY

    The paper aims to analyze the necessary works, which were carried out in order to carry out the general cadastre, at the level of Chinteni commune, Cluj County. The general (systematic) cadastre is made by measuring all real estate (land with or without construction) within a territorial administrative unit or a cadastral sector, identifying all owners and other holders of real or personal rights over real estate, simultaneously with the opening of books land for all buildings, operations carried out in a single procedure for the entire cadastral sector or for the entire territorial administrative unit. The implementation of the National Cadastre and Land Registry Plan (PNCCF) brings a series of concrete benefits, starting with the free registration of all real estate in Romania in the integrated cadastre and land registry system, including real estate owned without documents, in favor of de facto owners

    STUDY REGARDING THE VALORIZATION OF A LAND TAKEN INTO CONCESSION, BELONGING TO THE MUNICIPALITY OF CLUJ-NAPOCA

    A case study was prepared in the course of the paper on the concession of a building belonging to Cluj-Napoca, with the aim of dismantling it resulting in 32 parcels and the access road to them, with a view to authorizing the construction of 32 youth housing. The legislative framework on the possibility of the concession of property owned by the State or its territorial entities is also presented. The proposed street to be carried out within the framework of the housing complex, which will be built following the concession, is 1703 m long and 1.50 m wide. The aim is to ensure a 6 m carriageway for two directions, a bicycle path and a pavement on either side of the roadway. The assessment of the investment for street planning, plus the cost of the drinking water and sewerage network, the electricity grid, the natural gas network and the selling price of the undeveloped land, represents the minimum concession price limit per sqm, so as to ensure the recovery in 25 years of the selling price of the land. Following the analysis carried out, the proposed minimum starting price of the auction is 2051 RON/sqm (435 €/sqm)

    STUDY ON THE SITUATION OF THE REAL ESTATE MARKET IN THE TOWN OF FLOREȘTI, CLUJ COUNTY

    In the context of the development of the real estate market in the metropolitan area of Cluj-Napoca, the paper aims at an analysis of the sale value of the buildings in this area. Thus, in order to carry out the analysis, a residential real estate property located in Floresti, Floresti commune, Cluj County, was studied, being composed of: intravilan land with an area of 600 sqm and Family building with a height regime of P+E, having the following description in the land book: Family construction, with a height regime P+E, built in 2014, with a surface built on the ground of 130 sqm,  developed area of 230 sqm and usable area of 190 sqm. The construction is divided as follows: on the ground floor - vestibule, living room, hallway, G.S., office, 2 storage spaces, kitchen, room, C.T., garage; upstairs - 3 bedrooms, 2 bathrooms, 3 dressing rooms, hallway + staircase. The approach applied to the valuation of this property was: the direct comparison approach (through the market). Following the application of this method and the results according to the valuation report, the estimation of the market value of the property is 227,000 Euro equivalent to 1,118,000 Ron. The amount was taken over as a result of the direct comparison method because the purpose of this valuation is to estimate the value with a view to the sale of the property. At the time of the evaluation (10.05.2021) it is noticed that the zonal supply is quite high, and the demand is also increasing, thus being an active market. &nbsp

    REALIZATION OF THE TOPO-CADASTRAL WORKS NECESSARY FOR THE REGISTRATION OF A CADASTRAL SECTOR, BELONGING TO CĂTINA COMMUNE, CLUJ COUNTY IN SYSTEMATIC CADASTRE

    The study presents the analysis of the documentation for the registration of a cadastral sector in the systematic cadastre, the method approached at national level in order to determine the land areas and their registration in the Land Register. GNSS Global Positioning Technology has been used in this work, using a Trimble R8 GPS receiver and measurements made by linking to the National GNSS Station Network. For the elaboration of the cadastral plan were analysed the documents provided by the owners and the City Hall of Catina village. It is found that there are 27 buildings that have not been previously registered in the Land Register. The necessary measurements have been made and the property limits are positioned according to the documentation. It is found that the process used is an efficient one because of the shorter production times, in correlation with the complexity of the surface. Also, overlaps between neighbours have been eliminated

    ANALYSIS OF THE STAGES NECESSARY FOR THE CONSTRUCTION OF AN OBJECTIVE TAKEN OVER IN CONCESSION, FROM A TOPO-CADASTRAL POINT OF VIEW

    Within the present work, a study was carried out regarding the concession of a building belonging to the Municipality of Cluj-Napoca, in order to dismantle it resulting in 32 plots and the access road to them, in order to authorize the construction works of 32 dwellings for young people. The notion of drawing represents the application on the field of the topographical elements known or extracted by calculation from the construction projects, elements that define a projected construction to be transposed or executed in the field. The field application of construction projects is aimed at ensuring compliance with the design and size of constructions and their components, as well as their absolute position, in a coordinate system. From the succession of constructive stages necessary for the construction of an objective, the materialization on the ground of the basic, main, and secondary axes of the construction and the materialization of the ±0.00 m elevation are detached. The law provides that the execution of construction works is allowed only on the basis of a building permit that is issued following a project called a Topographic Plan for obtaining the building permit

    VERIFICATION OF A TRIANGULATION NETWORK IN CLUJ-NAPOCA FOR FUTURE TOPOGRAPHIC SURVEYS

    In order to carry out topographic elevations, it is necessary to check the stability of the triangulation network in the area to which the subsequent works will be linked, by thickening new points. The paper analyzes the development of the topographic points in the southern area of the USAMV Cluj-Napoca truck. The triangulation network studied is presented as a complex triangulation network, consisting of a central point polygon and a quadrilateral with two observed diagonals. Following the verification of the network, it is found that it falls within the permissible tolerances ± 15 cm, thus concluding that the network studied is stable. Following the verification, a new point was placed near the area of interest. The classification was done by the method of multiple intersections combined

This paper contains information regarding the common injuries in the rugby game, and methods of preventing injuries in this contact game. Injuries are presented in order of their severity and frequency and the prevention methods are presented in the order that are used as planned and their way of use. Măsuri de prevenire a accidentărilor în rugby-ul de performanță. Lucrarea conține informații despre prevenirea accidentelor în jocul de rugby și descrie aceste metode astfel încât să fie folositoare pentru cei ce doresc să combată accidentările. Accidentările sunt descrise pentru a putea oferii informații despre cum se manifestă accidentările în funcție de gravitatea și frecvența lor. Această lucrare conține informații privind accidentările frecvente din jocul de rugby precum și metode de prevenire a accidentărilor din acest joc de contact.
