    Consumers Preference for Hotel Amenities and Willingness to Pay in Lagos

    The paper investigated user demand and pricing determinants ofhotel facilities in Lagos. The main objective was to develop a model of these perceptions that will serve as a tool or framework for prospective investors and management staff of related investments. Using information obtained from personal interviews and structured questionnaires served on users of selected hotels in Lagos Island (Ikoyi, Victoria Island and Lekki), Hedonic Model was developed with the aid of certain identified attributes. The findings revealed that security and safety attributes, location attributes, recreation and entertainment (including food and beverages), hospitality and basic attributes are some of the significant factors affecting demand and pricing of hotel in the study area. It is recommended that investors and managers should take into consideration attributes ofhotels in line with customers' value hierarchy when making investment decisions to realize optimum sustainability; and that hoteliers need to ensure that the qualities of these hotel attributes are maintained at an acceptable level by constantly reviewing customers' feedback.Keywords: Hedonic pricing; Hotels; Lagos Island; Pricing; Users demand

    Mitigating Risk Impact of Disputes on Real Estate Business and Investment in Lagos: The Alternative Dispute Resolution (ADR) Approach

    The occurrence of disputes in various forms of human interactions has increased in complexity and has assumed a disturbing dimension in recent times. Due to uncertainty surrounding dispute resolution through litigation, professionals in the various disciplines are always seeking for alternative and innovative ways through which risk of disputes that arise in the course of business transactions and professional activities can be resolved without recourse to litigation. The objective of the study therefore is to examine the impact of dispute as an emerging risk factor in real estate business and investment and the adoption of Alternative Dispute Resolution techniques as innovative approaches to real estate investment and management dispute resolution thereby mitigating dispute risk impact on real estate investment. Utilising content analysis of cases in real estate investment sourced from the High Court of Lagos State, some ADR centres and consultant Estate Surveyors and Valuers in Lagos State, results showed among others that there were huge loss of investment in real estate, tribal tensions, discrimination and damaged business relationships when ADR frameworks were not involved in disputes resolution. The study has recommended among others that ADR should be enshrined in all real estate management and investment contracts and that all the stakeholders in real estate business should take advantage of the flexible multi-level ADR clauses to better the chances of dispute resolution along the real estate value chain

    Solid waste recycling with Higher Education in developing countries : a case study of the University of Lagos

    To create a truly circular economy requires a shift from the traditional view of waste disposal to one of resource management. This is particularly important in developing countries, where municipal waste generation is increasing, and efficient recovery of economic value from waste is rarely achieved. Conducted in the University of Lagos (UoL), Nigeria, this study investigated the efficiency of a recycling scheme with the goal of making recommendations to improve the process. UoL’s recycling policy centers around source segregation of waste into color-coded bins. Waste audit was carried out using the output method and interviews were conducted with staff from the waste management team to understand practices on campus. Substantial contamination of colored bins with non-target material was observed. Organics (30%), mixed plastics (28%) and paper (24%) were the most abundant materials, hence have the greatest potential for recovery, and income generation, if segregation rates could be improved. Despite its recycling policy and infrastructure, 99% of UoL waste was going to landfill. Poor policy implementation results in low recovery rates. Targeted waste reduction and increased material recovery would enhance efficiency. Improved awareness of recycling benefits, in addition to policy enforcement, could serve as tools to increase stakeholder participation in recycling

    Wastage amidst shortage: Strategies for the mitigation of standby electricity in residential sector in Nigeria

    Abstract : Due to rising population and the increasing rate of urbanization, residential electricity usage accounts for a large chunk of Nigeria’s electricity consumption. However, little attention is paid to electricity conservation in the country. In response to this, several studies are been tailored to ensure a rapid reduction in energy consumption through various alternatives including energy efficient technologies given the current state of inadequate electricity supply in the country. On this note, this article discusses the significance of standby electricity in Nigeria. The electricity generation and consumption patterns were briefly discussed while the current electricity saving behaviour and practices among the urban dwellers were detailed with a case study analysed. Based on the case study, it was discovered that the mean standby load across the 30 households were estimated at 60 W ranging from 34-144 W. Also, standby consumption accounts for 13-44% of the annual electricity consumption across the households. Finally, the strategies for electricity saving and sustainable consumption, most especially the mitigation of standby electricity were highlighted
