An Empirical Evaluation of the Effects of Gender Differences and Self-efficacy in the Adoption of E-banking in Nigeria: A Modified Technology Acceptance Model
The issues of gender disparity in the usage of information technology (IT) as well as self-efficacy have received considerable interest and attention among researchers in recent times. Prior research has identified that gender differences and self-efficiency affect the attitude towards adoption and use of technology. In brief, females are believed to be disadvantaged compared to their male counterparts with respect to IT usage and acceptance. The reasoning is that males are mostly more exposed to technology and tend to have more proficiency with such tools. Very little information exists in the extant literature regarding perceptions in developing parts of the world, including Africa. In this chapter, an empirical evaluation of the issues in the context of e-banking will be made in Lagos (Nigeria) and its environs. An extended Technology Acceptance Model (TAM) will be used as a conceptual framework to guide the discourse. Data analysis was done on SPSS 15.0. The study’s results showed that gender differences moderated the acceptance of e-banking of users in the research context. Namely, computer self efficacy and perceived ease of use were concerns to females, but less so for their male counterparts. In the same vein, perceived usefulness of e-banking is discovered to be the most influencing factor for male users. The study’s implications for research and practice are discussed in the chapter
Developing Predictive Models of Commercial Property Values in Emerging Economy: Case Study of Ikeja, Nigeria
In Ikeja Nigeria, commercial properties usually compete to locate along arterial roads and values of such properties tend to increase from time to time. The rate of increase has become unpredictable leading to inability of Estate Surveyors and Valuers to accurately predict such trend. This study focused on commercial properties in Ikeja with a view to determining spatial distribution and deriving models for predicting the trend of the values. In doing so, data were analyzed using polynomial regression models and spatial distribution of commercial property values along the arterial roads were depicted on a Value Map. Models were also derived to assist Estate Surveyors and Valuers, real estate developers and financiers in predicting accurately future values of commercial properties along the arterial roads in the study area
Harnessing Real Estate Investment through Decision Process for Selecting Tenants in Nigeria
One of daunting challenges to harnessing real estate investment in Nigeria is selection of
tenants. Many prospective tenants of completed development projects often appear good at
the recruitment stage but later become belligerent with grave consequence and challenge to
the Estate Surveyors. This paper examines the criteria set by practitioners in selecting
tenants in Lagos Nigeria. A survey of Estate Surveyors and was carried out to obtain the
criteria and relative importance index analysis carried to determine their rankings. The
outcome showed the decision process to assist estate surveyors in recruiting reliable tenants
such that investors in real estate will harness adequate and remunerative returns and have
value for their investment
The Lagos State Land Use Charge Law (2001) and Vision 20:2020 Housing Theme
Increasing demand for provision of urban and rural infrastructures with dwindling federal revenue allocations have influenced the Lagos State Government to promulgate Land Use Charge Law (2001) to increase internally-generated revenues through property tax. The Law provides the formula for assessing the Charge payable on properties in Lagos State, amongst other provisions. This paper reviewed the law and determines its short- and long- term effects on housing which is one of the thematic areas of Vision 2020. In attaining this, process of inferences was adopted to evaluate the law in addition to questionnaires administered on selected Estate Surveyors and Valuers practicing within Lagos metropolis. The paper found that the statutory formula to determine the amount of Charge payable is inappropriate and that high Charge and penalties may discourage investment in new housing and maintenance of existing stock. It therefore recommended its review to allow appropriate basis of fair and equitable tax to encourage the investors and owners such that the goal of Vision 20:2020 Housing Thematic Area becomes realizable
A socio-technical approach to broadband diffusion by SMEs
Technological deterministic theories such as Diffusion of Innovations (DOIs) theory provide a useful view of the diffusion process of new technologies. However, the view provided is limited, as it mainly looks at the supply side of the diffusion process hence, the need for the ability to examine various sides that influence the diffusion of new technologies. The Social Construction of Technology (SCOT) provides an avenue to examine such views. In this paper, we examine the adoption of broadband by Small/Medium size Enterprises (SMEs) using a proposed framework that applies notions from SCOT. An initial application of the framework shows perception gaps among the social groups involved in the diffusion process of broadband. These gaps might explain the slow take up of broadband by SMEs in the UK

The supply side of innovation diffusion - A UK SME broadband adoption perspective
Recent research suggests that the majority of the Small and medium sized enterprises (SMEs) e-business research focusses primarily on studying innovation diffusion within the SMEs themselves with limited research into the supply-side of innovation diffusion This study examines the supply side of innovation diffusion to SMEs in south east United Kingdom (UK). It aims to examine and provide an indepth view of the broadband diffusion process to SMEs in UK by exploring the views and activities of the various groups involved in the process with a particular focus on the supply side. Innovation diffusion and social construction of technology theory are applied to extend a framework with a view to address some of the issues not covered in previous literature. Our research results suggest that even though the various social groups are working towards the same goal, both sides have a very different view of what the expectations are from the supply side of innovation diffusion. We believe that our results are useful to providers looking to diffuse broadband as well as other IT innovations to SMEs
Land Value Determinants and Variability in Commercial Property Values in Emerging Economy: Case Study of Ikeja, Nigeria
This study was carried out to examine the contribution of land value determinants to variability in commercial property values in Ikeja, Nigeria. In doing so, road network in the study area was decomposed into its explanatory variables in consonance with other property value determinants, and multiple regression models adopted to analyze the data. It was found that there was significant relationship between the variables. A model for predicting variability in property values in the study area was consequently derived
Arterial Road Network and Commercial Property Values: Case Study of Ikeja, Nigeria
A number of factors determine commercial property values in Ikeja, Nigeria, road network has been identified as one of them. This study was carried out to determine the contribution of arterial road network to variability in commercial property values in the study area in the presence or absence of other factors. In doing so, road network was decomposed into its explanatory variables and regression models used to analyze the relationship with commercial property values. It was found that accessibility, demand, and supply of commercial properties have significant relationships with commercial property values. Models to assist property developers predict commercial property values along the arterial roads in the study area were derived, while it recommended that road network be improved to enhance values of commercial properties to benefit Government, owners and occupiers of commercial properties in the study area
MAKNA ANAK TUNA DAKSA BAGI IBU
ABSTRAK
Anak adalah anugerah yang diberikan oleh Tuhan kepada sepasang suami istri. Tidak semua anak lahir dan dibesarkan dengan kondisi yang sama, misalnya anak-anak yang terlahir dengan kekurangan atau hambatan fisik. Penelitian kualitatif ini bertujuan untuk menggambarkan makna anak bagi Ibu yang memiliki anak tuna daksa. Pendekatan kualitatif yang dipilih adalah fenomenologis deskriptif. Subjek pada penelitian ini adalah tiga orang Ibu yang memiliki anak tuna daksa. Pemilihan subjek dilakukan secara purposive dan snowball. Metode pengumpulan data dilakukan dengan wawancara mendalam. Hasil penelitian menunjukan bahwa terjadi pergeseran makna anak tuna daksa bagi Ibu dari makna yang negatif menjadi positif. Awalnya anak tuna daksa dimaknai sebagai pembawa beban psikologis untuk Ibu. Ibu merasa sedih, kecewa, khawatir, dan memiliki perasaan bersalah saat pertama kali mengetahui kondisi anak tuna daksa. Namun, seiring berjalannya waktu, pemaknaan anak sebagai beban semakin menghilang. Penerimaan diri Ibu, dukungan-dukungan dari orang-orang sekitar dan kasih sayang yang didapat dari kebersamaan antara Ibu dengan anak perlahan merubah persepsi Ibu terkait makna anak. Pada akhirnya anak memberikan makna yang positif bagi Ibu. Terdapat harapan-harapan Ibu pada anak tuna daksa. Harapan utama ketiga subjek adalah anak tuna daksa dapat menjadi normal seperti teman-teman seusianya. Perbedaan usia anak tuna daksa membentuk harapan yang berbeda pula pada tiap-tiap subjek. Harapan dari subjek petama dan ketiga adalah anak tuna daksa dapat terus bersekolah untuk masa depan, sedangkan pada subjek kedua, anak tuna daksa dapat hidup mandiri dan bisa memiliki pasangan hidup.
