    Designers in Malaysia are beginning to feel the existence and growing of stress levels at the workplace due to high pressure and competitive working environment. Designer profession is to create inspire designs that sometimes lead to stress and affect their work performance. Moreover, stress can cause poor planning, lack of communications and interpersonal conflicts. Therefore, the objective of this paper is to identify the causes and effects of workplace stress amongst designers. Questionnaire survey was distributed among 500 designers. The respondents are from construction consultant companies in Klang Valley. The response rate of this paper was performed of about 38% of the samples. The outcome of this research show that they were generally enjoyed their work but sometimes feel stress due to poor planning and job demand, working surrounding and relationship among staff. This indicates that stress lead to bad designs and sometimes gives bad effects to the performance of the designers

    Non-Bumiputera Business Organisation in Construction Industry: Success Factors and its Challenges

    Achieving success is a highly critical issue for companies to survive, especially for Non-Bumiputera. The large projects in Malaysia construction industry continues to be developed by Non-Bumiputera organisations. In a competitive business environment, success was the ultimate goal of every business organisation. However, there were lacks of research highlighted on the level of success for Non-Bumiputera business organisation in Malaysia construction industry. Therefore, this paper aims to determine the achievement aspects for Non- Bumiputera business organisation in Malaysia construction industry. The objectives supported the aims were; to identify success factors of Non-Bumiputera organisations in Malaysia and to investigate the challenges in their business organisations. An extensive literature review was done to obtain the success factors of business organisations. Questionnaire surveys were distributed to know in depth the success factors and challenges occur in the Non-Bumiputera business organisations. A total of 20 surveys were distributed and 15 responses obtained from the top 20 property developers in 2020 taken from several business property websites and findings were analysed by using SPSS software. Findings revealed that the success factor in the organisation consists of four main criteria; management and organisation, communications, planning and financing. The issue that can be identified comprises of, but, not limited to registration process with the CIDB, financial constraints, risks and communication barriers. Since the construction industry is constantly changing with the development of new business approaches and technologies, business organisations must therefore develop effective strategies to be more competitive in today's market and to be successful in business

    The planning of a project begins with envision of ideas, concepts and targets of the proposed construction development. Once set, all aspects of planning a development must be thoroughly evaluated during the preliminary stage of the Feasibility Study (FS). Matters that are related to technical, economic and financial aspects of the proposed development must be critically appraised in the FS. Without a well prepared FS, a development project can possibly fail due to issues such as inferior building quality, poor workmanship and cost overruns. For this reason, design consultants such as the architect, engineer and quantity Surveyor must always be aware so as to understand the importance of information needed in the preparation of FS. They should appreciate that the outcomes from an excellent FS could bring many good values for the construction project. The aim of this paper is to examine the importance of information required in the preparation of a FS and to explore the understanding amongst design consultants about its significance. Feedbacks obtained from the questionnaire surveys have shown that each consultant sets different priorities and purposes in identifying the crucial of data that they gathered during the FS. Though the main aim is to enhance the feasibility in terms of cost, quality and time demanded by the client, the research suggested that the views and suggestions made by consultants should not be ignored. In-depth investigations on economic, technical and financial analysis are the crucial factors to be considered so that at the final stage, the viability of a construction development would give good return on investment and other prospective values to the Client
