Landscaping and House Values: An Empirical Investigation
This article is the winner of the Real Estate Valuation manuscript prize (sponsored by The Appraisal Institute) presented at the 2001 American Real Estate Society Annual Meeting. This hedonic study investigates the effect of landscaping on house values, based on a detailed field survey of 760 single-family homes sold between 1993 and 2000 on the territory of the Quebec Urban Community. Environmental information includes thirty-one landscaping attributes of both houses and their immediate environment. By and large, a positive tree cover differential between the property and its immediate neighborhood, provided it is not excessive, translates into a higher house value. Findings also suggest that the positive price impact of a good tree cover in the visible surroundings is all the more enhanced in areas with a high proportion of retired persons. Finally, a high percentage of lawn cover as well as features such as flower arrangements, rock plants, the presence of a hedge, etc. all command a substantial market premium.

La population pĂ©riurbaine de QuĂ©bec a votĂ© Ă droite, plus quâailleurs au QuĂ©bec, lors dâĂ©lections rĂ©centes. Plusieurs facteurs ont Ă©tĂ© avancĂ©s pour expliquer ce phĂ©nomĂšne. Nous explorons ici des facteurs gĂ©ographiques Ă lâĂ©chelle des quartiers de la ville. Le lieu de rĂ©sidence a-t-il une influence sur les comportements Ă©lectoraux, indĂ©pendamment des caractĂ©ristiques sociales des personnes ? Pour rĂ©pondre Ă cette question, nous cartographions dâabord le vote fĂ©dĂ©ral conservateur de 2006, le vote provincial adĂ©quiste de 2003 et le vote municipal de 2005 pour AndrĂ©e Boucher. Les trois votes montrent une forte tendance Ă augmenter du centre vers la pĂ©riphĂ©rie. Nous construisons ensuite trois modĂšles multivariĂ©s dans le but dâidentifier les facteurs gĂ©ographiques et sociaux associĂ©s Ă la variation spatiale de chacun des trois votes. Ces facteurs mesurent la localisation des milieux locaux au sein de la ville et des aspects des modes de vie fortement liĂ©s Ă la configuration spatiale de ces milieux, telles la possession de maisons individuelles et lâutilisation du transport en commun. Nos analyses appuient les rĂ©sultats obtenus dans dâautres villes qui montrent que le fait de rĂ©sider en banlieue a une influence considĂ©rable sur la propension Ă voter Ă droite.Voters in the suburbs of Quebec City have recently supported right wing parties and candidates more than elsewhere in Quebec. A number of explanations have been advanced to account for this behaviour. Here, we explore geographical factors at the neighbourhood scale. We first ask whether residential location may have an influence on voting behaviour, independent of the social attributes of the residents. We then explore this hypothesis by mapping the federal conservative vote of 2006, the provincial ADQ vote of 2003 and the municipal vote for AndrĂ©e Boucher, an independent candidate elected mayor in 2005. The three votes show a strong tendency for right wing support to increase from the center towards the periphery. Multivariate models are then proposed in order to account for the spatial variation of these votes. In the models, the location of neighbourhood units and aspects of their modes of living, such as owning single family houses or using public transit, are measured. Our results support findings in other urban agglomerations where it has been found that suburban living exerts a considerable influence on the propensity to vote on the right
