All grown up? Market maturity and investment in London's purpose-built student accommodation sector
Purpose: The UK's purpose-built student accommodation (PBSA) sector has seen significant institutional investment in recent decades. This paper unpacks contemporary trends and perspectives on the sector. It questions whether PBSA has moved from being an âalternativeâ to âmainstreamâ residential asset class, framing the analysis through the lens of market maturity. /
Design/methodology/approach: The methods triangulate perspectives drawn from literature on the evolution of PBSA as an asset class with illustrations of investment trends across the UK between 2005 and 2020 using data from Real Capital Analytics (RCA), combined with findings from 40 semi-structured interviews with investors and stakeholders in PBSA in the UK London is the focus of the work, whilst other regional cities are integrated for comparison. /
Findings: The results demonstrate that London's PBSA market is ahead of trends currently being replicated in regional cities. However, the regions currently offer greater return potential and opportunities for risk taking compared to London, where yields are compressed, and the market is considered lower risk. The concept of maturity remains useful as a framework for evaluating markets, however a more granular analysis of sectors is necessary to further understand asset classes within sectors. PBSA continues to trade at a premium across the UK; it is considered the most mature residential asset class. /
Practical implications: The emergence of PBSA as an asset class continues to play a developing role within the residential sector and UK investment market. Risk, value and local context remain key when integrating PBSA into institutional portfolios, and as the first to consider the UK market from a qualitative research approach, this research provides a snapshot of these influences in 2021. /
Originality/value: Our approach offers original insight into investment trends across the UK and is the first to focus reflections on the London market specifically. The research highlights the role of PBSA as a vanguard asset class for investors into residential, situating its growth within the framework of market maturity and drawing out market nuances from interviews
Slow cities, urban politics and the temporalities of planning: Lessons from London
In the wake of the global financial crash of 2007â2008, many governments have sought to streamline their post-war planning systems and encourage faster project delivery. Expedited decision-making is equated with efficiency and the meeting of broader growth objectives, whereas slower and more complex forms of engagement are presented as an impediment and a governmental problem to be solved through reform. For critical authors such as Weber, such approaches are fraught with danger. The core objective of planning systems should, conversely, be focused on the production of âslow citiesâ, in which decision-making times allow time for proper democratic and judicial-technical oversight of development processes. Slow planning, it is claimed, can limit the negative impacts of rapid development on urban built environments and communities. In this paper, we draw on research in London to examine the relationships between the temporalities of planning, project outcomes and the politics of time. We argue that within urban studies there needs to be a stronger emphasis on the temporal dimensions of governance and the politics of time. We highlight the conditions in and through which temporal resources are deployed strategically in urban planning and assess the ways in which powerful, reflexive and time-resourced developers and investors use planning timeframes to boost returns over the longer term. We conclude by setting out agendas for future research and for more variegated and contextualised explorations of fast and slow planning processes
The participation paradigm in audience research
As today's media simultaneously converge and diverge, fusing and hybridizing across digital services and platforms, some researchers argue that audiences are dead-long live the user! But for others, it is the complex interweaving of continuities and changes that demands attention, especially now that audiencing has become a vital mode of engaging with all dimensions of daily life. This article asks how we should research audiences in a digital networked age. I argue that, while many avenues are being actively pursued, many researchers are concentrating on the notion of participation, asking, on the one hand, what modes of participation are afforded to people by the particular media and communication infrastructures which mediate social, cultural or political spheres of life? And, on the other hand, how do people engage with, accede to, negotiate or contest this as they explore and invent new ways of connecting with each other through and around media? The features of this emerging participation paradigm of audience research are examined in this article
Stimulating the innovation potential of 'routine' workers through workplace learning
Governments worldwide seek to upgrade the âbasic skills' of employees deemed to have low literacy and numeracy, in order to enable their greater productivity and participation in workplace practices. A longitudinal investigation of such interventions in the United Kingdom has examined the effects on employees and on organizations of engaging in basic skills programmes offered in and through the workplace. âTrackingâ of employees in selected organizational contexts has highlighted ways in which interplay between formal and informal workplace learning can help to create the environments for employees in lower grade jobs to use and expand their skills. This workplace learning is a precondition, a stimulus and an essential ingredient for participation in employee-driven innovation, as workers engage with others to vary, and eventually to change, work practices. © 2010, SAGE Publications. Pleasure and pedagogy: the consumption of DVD add-ons among Irish teenagers
This article addresses the issue of young people and media use in the digital age, more specifically the interconnection between new media pleasures and pedagogy as they relate to the consumption of DVD add-ons. Arguing against the view of new media as having predominantly detrimental effects on young people, the authors claim that new media can enable young people to develop media literacy skills and are of the view that media literacy strategies must be based on an understanding and legitimating of young people's use patterns and pleasures. The discussion is based on a pilot research project on the use patterns and pleasures of use with a sample of Irish teenagers. They found that DVDs were used predominantly in the home context, and that, while there was variability in use between the groups, overall they developed critical literacy skills and competences which were interwoven into their social life and projects of identity construction. The authors suggest that these findings could be used to develop DVDs and their add-on features as a learning resource in the more formal educational setting and they go on to outline the potential teaching benefits of their use across a range of pedagogical areas
What young people want from health-related online resources: a focus group study
The growth of the Internet as an information source about health, particularly amongst young people, is well established. The aim of this study was to explore young people's perceptions and experiences of engaging with health-related online content, particularly through social media websites. Between February and July 2011 nine focus groups were facilitated across Scotland with young people aged between 14 and 18 years. Health-related user-generated content seems to be appreciated by young people as a useful, if not always trustworthy, source of accounts of other people's experiences. The reliability and quality of both user-generated content and official factual content about health appear to be concerns for young people, and they employ specialised strategies for negotiating both areas of the online environment. Young people's engagement with health online is a dynamic area for research. Their perceptions and experiences of health-related content seem based on their wider familiarity with the online environment and, as the online environment develops, so too do young people's strategies and conventions for accessing it
Investigating situated cultural practices through cross-sectoral digital collaborations: policies, processes, insights
The (Belfast) Good Friday Agreement represents a major milestone in Northern Ireland's recent political history, with complex conditions allowing for formation of a âcross-communityâ system of government enabling power sharing between parties representing Protestant/loyalist and Catholic/nationalist constituencies. This article examines the apparent flourishing of community-focused digital practices over the subsequent âpost-conflictâ decade, galvanised by Northern Irish and EU policy initiatives armed with consolidating the peace process. Numerous digital heritage and storytelling projects have been catalysed within programmes aiming to foster social processes, community cohesion and cross-community exchange. The article outlines two projectsââdigital memory boxesâ and âinteractive galleonââdeveloped during 2007â2008 within practice-led PhD enquiry conducted in collaboration with the Nerve Centre, a third-sector media education organisation. The article goes on to critically examine the processes involved in practically realising, and creatively and theoretically reconciling, community-engaged digital production in a particular socio-political context of academic-community collaboration
