CAPITALIZATION OF GREEN SPACE AND WATER QUALITY INTO RESIDENTIAL HOUSING VALUES

This thesis investigates how proximity to parks, historic district designations, and water quality are valued at residential housing prices. The first essay argues that the negative influences of parks and historic districts, if not noticed, could promote negative externalities and unincentivized investments. I find a negative impact on housing values for a close proximity to a park, suggesting disamenities in park features. When the boundary discontinuity and park amenities are considered, I find a positive valuation for a park. Overall, these results imply a mixed influence of parks on homeowners. From the historic district standpoint, I find a positive valuation of the local historic districts over the surrounding neighborhoods. The latter findings indicate that the benefits of locally designated areas outweigh the negative impacts. The second essay researches a probable lead risk in the water supply on the residential market. I argue strongly for the possibility of hidden-type information relative to lead in water supplies. I find that the influence of lead risk in their water supply is not statistically significant. The test for asymmetric information validates the expectation that homes in the relatively high lead-risk neighborhoods might not be informed of the level of lead-risk in their water supply

Spin waves in quasi-equilibrium spin systems

Using the Landau Fermi liquid theory we have discovered a new regime for the propagation of spin waves in a quasi-equilibrium spin systems. We have determined the dispersion relation for the transverse spin waves and found that one of the modes is gapless. The gapless mode corresponds to the precessional mode of the magnetization in a paramagnetic system in the absence of an external magnetic field. One of the other modes is gapped which is associated with the precession of the spin current around the internal field. The gapless mode has a quadratic dispersion leading to some interesting thermodynamic properties including a $T^{3/2}$ contribution to the specific heat. Pairing symmetry signatures of T1 in superconducting ferromagnets

We study the nuclear relaxation rate 1/T1 as a function of temperature for a superconducting-ferromagnetic coexistent system using a p-wave triplet model for the superconducting pairing symmetry. This calculation is contrasted with a singlet s-wave one done previously, and we see for the s-wave case that there is a Hebel-Slichter peak, albeit reduced due to the magnetization, and no peak for the p-wave case. We then compare these results to a nuclear relaxation rate experiment on UGe2 to determine the possible pairing symmetry signatures in that material. It is seen that the experimental data is inconclusive to rule out the possibility of s-wave pairing in $UGe_{2}$.Comment: 4 pages, 4 figure

Hedonic Pricing of Chocolate Quality Characteristics: Is there A Difference for Fruit or Nut Chocolate?

Chocolate campaigns in the United States have focused on the production of premier quality and healthy blend chocolate bars. We expect that merchandising efforts will offer a higher price for fruit or nut blend chocolates. Using online retail data from Amazon, eBay, and Walmart, we applied the hedonic function to estimate retailers offer price for a blended bar. The findings show that online retailers have mixed offer prices for a blend or plain bar. The paper suggests that studies would learn much more from a data and analysis that control for quantity sold and time effects in the chocolate market

Economical Litigation Agreements: The Civil Litigation Prenup Need, Basis, and Enforceability

This article identifies the basis and limits of the parties\u27 abilities to define and enforce discovery in an ex ante contract. Despite the deficiencies of litigation, the free, public dispute resolution forum of the civil justice system provides significant value in commercial disputes. That value can be used to maximum mutual advantage only if parties replace the infinite discovery permitted in conventional litigation with the finite discovery contracted in Economical Litigation Agreement (ELA) litigation. This article will help parties to understand the benefit and enforceability of the ELA
