This study is focused on exploring the case study, Mullae-dong Art district, which is revitalizing the small-scale residual space through a cultural catalyst. This paper is divided into three parts and the first part would briefly introduce cultural catalysts as a one of a kind in urban catalysts as methodology for urban regeneration. The research on the historical background of Mullae-dong would help to better understand how the area has changed throughout the 1990s. The second part of this paper would try to find out the environmental factors that have caused the phenomenon of cultural catalyst through cultural activities of artists at Mullae-dong. It would be analyzed from the period when artists started to flow into the area. Research was conducted in a way that supplemented each other with qualitative research methods through literature research and quantitative research methods using statistical analysis. The data used for statistical analysis were data from โ€œGyeongseong land registration listโ€(ไบฌๅŸŽๅบœ็ฎกๅ…งๅœฐ็ฑ็›ฎ๏คฟ, 1927), and spatial analysis was attempted by digitizing it with "Gyeongseong Land Registration Map"(ๅœฐๅฝขๆ˜Ž็ดฐๅœ–, 1929). First, in this study, the locality of the eastern region was derived by examining the appearance of Gyeongseong changing into a modern city and the change in the eastern district, which is a area within Gyeongseong. As the urban economic structure was converted to commerce and industry, the number of commercial and industrial workers increased, and the population increased to Gyeongseong for job hunting, resulting in urban problems. While trying to solve the urban problem by expanding the district of Gyeongseong, the eastern area was the only place inner Seoul City Wall(ๆผข้™ฝ้ƒฝๅŸŽ), which remained an underdeveloped area until the 1900s, so it was creating a new modern appearance in conjunction with the modern urbanization of Gyeongseong until the 1920s. Modern facilities, including institutions under the Governor-General's Office, were built and transportation networks were established, growing into an emerging rich village where higher than the middle class lived. Next, the factors affecting land prices were analyzed based on the land situation in the eastern area, which representatively shows the modern city aspect of Gyeongseong in the 1920s. The regression analysis variables were land characteristic factors (land area, land use, land owner), accessibility factors (distance from major and scheduled roads, distance from tram stations, distance from the city center), and location characteristic factors (distance from anchor facilities, distance from educational facilities) as independent variables, and land price as dependent variables. As a result, in land characteristic factors, it was found that large area, land use for building, and when it was Japanese property. This shows that the eastern area was an urbanized area at that time, and land purchases were being made to create economic benefits. In accessibility factors, Jongro(้˜่ทฏ) and LeeHyun-daero(ๆขจๅณดๅคง่ทฏ), which have long been used as major roads, have the most positive effect on land prices, while they do not affect the road scheduled to renovate. The roads installed the tram stops except major roads and the tram stops were a factor that negatively affects land prices. This is because the risk of traffic accidents caused by the collision with the tram was high at that time. In location characteristic factors, anchor facilities and elementary education facilities had a negative effect on land prices, while university-level schools had a positive effect. This is because schools were the scarcity and it led to an influx of elite and higher than the middle class people. The factors that determine the land price in the modern land market showed that the change was partially reflected according to the change to the modern city. And it had a positive or negative effect on land prices. This study is significant in that it identified the factors that determine land prices in Gyeongseong, a modern city that has not been studied so far.
