The learning environment plays important roles in the cognitive, effective and social students. Reviewing the learning environment is given due attention to this day because of its importance in helping to improve learning outcomes. This study will look at the selection and review of the measurement items of learning environment factors in Technical Institutions in the country. Variables to be examined in this study are assessment, teaching approaches, learning community, learning resources, work load, the clear objectives. Respondents consisted of 455 final semester engineering students. Data were analyzed descriptively for reliability (Cronbach Alpha values) and factor analysis was used to obtain 6 factor solutions (Eigenvalues and KMO) using SPSS 17 software. Results showed that 6 factor solutions with Eigen values above 1.0. The value of Kaiser-Meyer-Olkin Measure of Sampling Adequacy 0.868> 0.6 is adequate for inter-correlation while Barlett Test was significant(Chi Square = 5962.485, p <0.05). The anti-image correlation matrix by The Measure of Sampling Adequacy (MSA) is more than the value of 0.5. Items O2, PP6, PP7, PP5, P1, SP3 and SP4 dropped based on the criteria by Hair et al (2006), where each item should exceed the value of 0.50. THRESHOLD EFFECTS OF REAL INTEREST RATE ON INVESTMENT OF THE PRIVATE SECTOR IN IRAN: TESTING STIEGLITZ'S THEORY

    Get PDF
In this paper, Stieglitz’s theory regarding the threshold effects of real interest rate on investment of Iran's private sector during 1973-2008 is experimentally examined. The study showed that although the real interest rate directly affects on private investment in Iran, an increase of more than 2 percent in the real interest rate will reduce the private sector's investment. In other words, Stieglitz’s argument about a one-threshold level (close to zero) of the real interest rate is confirmed in Iran. Paying attention to the rate of inflation and threshold limit of influence of interest rate on monetary policies is considered the most important proposals of the present researchPrivate sector's investment, Real interest rate, Threshold effects

BASE LENDING RATE AND HOUSING PRICES: THEIR IMPACTS ON RESIDENTIAL HOUSING ACTIVITIES IN MALAYSIA

    Get PDF
The construction sector, which had grown rapidly in the early 1990s, encountered slower grows after the financial crisis. The decline in the construction industry, however, is cushioned by the residential property construction. This paper examines empirically whether the increasing trend in residential property construction is related to changes in base lending rate and house prices. Pooled EGLS model (Cross Section Seemingly Unrelated Regression) is used to analyze the impact of lending rate and housing price upon the trading volume of residential housing activities. The results show base lending rate is the key determinant of residential housing activities. However, changes in housing prices may not necessarily influence residential housing activities in the country when there is a mismatch between current and desired housing for all. In view of the substantial number of housing left unsold, several recommendation and precautionary measures for housing provision should be made before it leads to a property glut. This study is crucial to housing developers and policy makers as any housing decisions not always should be made just on the basis of interest rates and house prices, but should pay more attention to the efficiency and effectiveness of housing delivery system in the country.Residential Housing Activities, Base Lending Rate, Housing Price Index
