    Utilization and Application of Business Computing Systems in Corporate Real Estate

    This study reports on the utilization of business computing systems by corporate real estate executives. A survey was undertaken to examine four issues: types of property data collected, MIS report generation, hardware/software usage, and decision models and experts employed. NACORE members were surveyed and reported extensive usage of well-known business computing systems (e.g., transaction processing and management information systems), while newer systems (e.g., decision support and expert systems) are just beginning to be introduced into corporate real estate. Empirical analysis revealed differences among industries in the types of reports and property financial data that are maintained.

    The Basis of Valuations for Secured Commercial Property Lending in the UK

    In the context of the financial crash and the commercial property market downturn, this paper examines the basis of valuation used in the UK commercial property lending process.  Post-crisis there is discussion of countercyclical measures including the monitoring of asset prices; however there is no consideration of a different approach to property valuation.  This paper questions this omission, given the role that valuations play in the bank regulatory process.  The different bases of valuation available to lenders within International Valuation Standards are identified as Market Value (MV), Mortgage Lending Value (MLV) and Investment Value (IV), with MV being the most used in the UK.  Using the different bases in the period before the financial crisis, the UK property market is modelled at a national office, retail and industrial/warehouse sector level to determine the performance of each alternative valuation basis within the context of counter-cyclical pressures on lending.  Both MLV and IV would have produced lower valuations and could have provided lenders with tools for more informed and prudent lending.  The paper concludes by recognising some of the practical issues involved in adopting the different bases for the bank lending role but recommends a change to IV.Commercial property valuation, secured lending, Mortgage lending Value, Market Value, Investment Value

    Business development of copyright and fiduciary guarantee in Indonesia

    Purpose: This study aims to investigate the legal arrangement and procedural challenges in the implementation of copyright as an object of fiduciary guarantee in business development in Indonesia. Design/methodology/approach: This study was conducted by using empirical juridical method to examine the provisions of Law No. 28 of 2014 regarding the arrangements of copyright as fiduciary guarantee. Findings: The results showed that the obstacles in realizing copyright as an object of fiduciary guarantee are related to the limited period of protection of intellectual property. Moreover, there is unclear mechanism for determining the assessment of intellectual property assets and the appraisal institutions of intellectual property in Indonesia. Practical implications: Practically, procedural and technical mechanism between institutions are needed to coordinate institutions, such as Bank Indonesia, Director General of Intellectual Property, Collective Management Institution, creators, artists and public appraisal associations to focus on creating institutions that manage Intellectual Property-based financing. Originality/value: This paper provides insights on the contemporary business development in Indonesia by examining the role of copyright as an intangible as an object of fiduciary collateral.peer-reviewe

    The Bulgarian Banks' competitiveness: the case of Remote banking

    The new information technologies adoption and e-commerce emergence change the role of financial intermediaries in new E-conomy. During the last years, the banks have started an expansion to the web – they offer broad range of traditional bank products and services via Internet. The remote banking becomes one of the main channels for bank services distribution. This paper presents results from a research, which aims to describe actual picture of remote banking products and services offered by Bulgarian banks. They are estimated in accordance with the criteria as: web site availability; information for bank products and services available via Internet; online application forms; online banking application; other online/remote services. In spite of the small number of Bulgarian banks, which offer their products and services via Internet, the research shows that Bulgarian banks as a whole are presented in Internet, as well as indicates that banks estimate the potential and competitive advantages of the new medium.Banks, Internet, Online services, Remote banking, E-commerce, Bulgaria
