    The effect of reliability improvement actions and providing warranty policy type LIC and FRW/LSW on price range of used devices

    Access to new products and also buyers’ requirements to specific technologies have become more difficult because of the low purchasing power of some consumers, some sanctions and political issues in the world; these cases have caused noticing to second- hand market. Product warranty and performance guarantee are also the cases to attract customer and gain his/her trust. Buyers’ hesitant on proper functioning of these products has encouraged vendors to perform reliability improvement actions and provide valid warranties to gain their confidence. The effect of reliability improvement actions and providing warranty policies limited on individual cost (LIC) and free replacement warranty /repair warranty/lump sum warranty (FRW/LSW) on the price range of two types of used laboratory equipments of Mehr Abrar Company will be surveyed. This research is an applicable type that after consistency of failure rate function with exponential function has been used for estimation of warranty cost from available models in the literature. Warranty cost was also calculated after reliability improvement actions with hybrid approach of virtual life, minor-full repair; and then determined by using cost data of accounting department in price range of each device. Statistical society consists of all failure data of cell counter and biochemistry devices of Mehr Abrar Company in the period of four years.The results show that after performing reliability improvement actions, period warranty costs are reduced; and this affects on total costs and devices price per unit. For vendor, the cost of LIC policy is more than FRW/LSW warranty, this is because that a higher price ceiling has been considered. However, FRW/LSW policy in long-term and LIC policy in short-term can help the vendor to provide his/her product

The quality of a remanufactured product induces hesitation for many consumers, in regards to its efficacy and reliability. One stratagem that remanufacturers could employ to encourage customer security are product warranties. This paper studies and scrutinizes the impact that would be had by offering renewing warranties on remanufactured products. This study was able to determine the optimal costs of warranty for two-dimensional non-renewable warranty offered on remanufactured products using the simulation model and design of experiments

    The Relationship between the Maintenance Management Problems and the Maintenance Performance of High-Rise Residential Buildings

    Building maintenance is the practice to retain the property habitable and functioning as it is designed for. However, the effectiveness of maintenance management appears to be the issue in housing context. Many maintenance management problems still exist up to date. They are likely to influence the service quality and resident satisfaction. Therefore, the objective of this research is to establish the relationship between the maintenance management problems and the maintenance performance. The research adopted quantitative approach to achieve the research aim. The approach comprised of literature review, questionnaire survey using google form that included both close-ended and open-ended questions. Based on the literature review, fourteen (14) maintenance management problems of high-rise residential buildings are identified. From the correlation analysis result, two (2) significance correlations are determined. The maintenance budget overrun is significantly correlated with the ratio of actual maintenance spent to planned maintenance cost (cost variance) of high-rise residential building, and a significant correlation occurs between unavailability of spare parts and ratio of actual to planned maintenance downtime (equipment effectiveness) of high-rise residential building. Besides, the opinions and strategies on solving the maintenance management problems were provided, including educating the residents about the Strata Management Act 2013, selecting qualified maintenance contractor, outsourcing the maintenance services, implementation of preventive maintenance (PM), hiring specialist to perform special maintenance work, providing training for maintenance staffs, formulating the building maintenance regulation, ensuring transparency of financial account, and setting up maintenance policy

    [[abstract]]This paper proposes two maintenance schemes for reused products. In order to reduce the purchasing cost or conform to the concept of environmental protection, reuse is considered as one of the most efficient strategies. However, the initial quality of reused product is often inferior to the new one and then product failures will occur frequently during usage period. Therefore, two periodical preventive maintenance (PM) policies in this paper are developed to decrease the high failure rate of the second-hand products. When a second-hand product with Weibull life time distribution of known age is intended to be used for a pre-specified period of time, the optimal number of PM actions and the corresponding maintenance degree are derived such that the expected total maintenance cost is minimized.
