Urban analysis and intervention criteria for cohousing in Madrid

Abstract

Se analiza la llegada de un nuevo tipo de vivienda colectiva a Madrid: el cohousing. Se realiza una revisión bibliográfica sobre sus orígenes, historia y evolución. La investigación se aborda desde la trilogía espacial: social, legal y física, que viene definida por una parametrización que permite el estudio comparado de los proyectos y su evaluación cuantitativa. Para la caracterización y descripción de la situación actual se ha utilizado metodología cualitativa: entrevistas, y cuantitativa: encuesta online. También se han empleado herramientas puramente urbanísticas como el análisis del planeamiento urbano. Se han consultado legislaciones que afectan directamente a los desarrollos de cohousing, como las leyes de cooperativas o de servicios sociales. Verificando el aumento de la presencia de este tipo de desarrollos y la intención de dotarlos de marcos legales y físicos propios. Finalmente, se proponen a modo de conclusiones estrategias para producir nuevos espacios de oportunidad desde los tres campos de trabajo de la investigación: social, legal y físico.This research analyses a new type of collective housing that arrive to Madrid: cohousing. Prior to the analysis, an extensive literature review on the origins, history and evolution of cohousing is performed. The research is approached through the spatial trilogy: social,legal and physical, which is defined by a parameterization that allows the comparative study of the projects, as well as their quantitative evaluation. Qualitative methodologies, such as interviews, and quantitative methodologies such as online surveys, have been used for the characterization of the current state of cohousing in Madrid. Additionally urbanistic tools, such as the analysis of urban planning and its recent modifications, have been also employed. Legislation directly impacting cohousing developments, such as cooperative or social services laws, has been consulted. In turn, it has been confirmed that the creation of their own spaces facilitates the projects achievement. Finally, strategies are proposed to generate new spaces of opportunity across the three fields ofresearch work: social, legal and physical
